The Space

Our apartment in located on the 1st floor of a National Historical Landmark at 157th & St. Nicholas Ave. located in Hamilton Heights/Manhattan area New York City! We are a quick 1/2 Block from Major ACE (Blue Line) Subway line and 2 blocks from 1,2,3 (Red) Subway line which means only a short 20 min subway ride to Midtown. Street parking is available and relatively easy to find. There is a grocery store only a few blocks away.

This 1,100+ square foot apartment is a beautiful, clean, stylish TRUE 3- bedroom unit with high ceilings. The maplewood paneled windows face North so it stays cool but still brings in a lot of natural light. This apartment was gut renovated which means EVERYTHING is clean and like new including beautiful hardwood floors, granite/stainless fully prepped open kitchen with brand new stainless steel appliances. Our apartment is also equipped with wireless Internet for your use. There is basic cable TV

The Master Bedroom has a large bay window with ceiling to floor drapes. It is furnished with a queen sized captain bed.The room also has a flat screen television, with a desk and large dresser for your use. There is also a twin pull out sofa bed.

The Second Bedroom has one twin loft bed with built-in desk underneath & one full bed with bookshelves and large two door closet . The two large wood paneled window boxes allow for plenty of natural lighting. This room also has an air conditioning unit.

The third bedroom has a twin trundle bed that is expanded to a King bed. There is also a sofa that has a twin pull out bed. It has a dresser for your use. This room comes with a ceiling fan and A/C.

All three rooms have, large wood paneled windows with beautiful drapes and blinds for your privacy, new hardwood floors and ceiling fans. Each bed has clean sheets, extra blankets & pillows.

The Living room has large plasma TV, DVD player and a Wii gaming unit for your use. It also has a large sectional sofa, and dining room table that comfortably seats six. There are two Ceiling fans in this room as well as an air conditioning unit.

The kitchen is fully equipped with a Full Sized Stainless Steel Refrigerator/Freezer, Stainless Dishwasher, Full Sized Microwave, Gas Range/Oven, Toaster, Dishes, Utensils, pots, pans... everything you need to cook a real meal in style and comfort.

This apartment also has a Full Bathroom with ceiling to floor tile. Sink, mirror, toilet & shower/bathtub combo. Extra towels are available for your use.

This apartment is PERFECT for visiting families or small groups of professional adults. The apartment is stylishly decorated and well maintained, and we anticipate the same treatment from our renters. This is not a “party" apartment. There is no Smoking/Drugs allowed in the unit at any time.

There is a card operated washer/dryer conveniently located in the basement (elevator building). Our Apartment is located on the 1st floor of a National Historical Landmark building at 157th and St.Nicholas Ave.

We do require a deposit which will be refunded after check-out.

Guest Access

3rd guest bedroom:
- You are welcome to use the tall cabinet of drawers and the drawers under the bed. You will not have access to the closet.

- The sofa is a pull out twin bed available for your use.

- You can convert the twin trundle bed to a queen bed. Move the carpet and pull the bank of drawers all the way out (You will see the wood slats) then shift one of the stacked twin mattresses over to cover the slats.

- Don't forget to turn off the AC/fans/lights when you leave the room

2nd guest bedroom:

- You are welcome to use the closet. You will not have access to the drawers under the bed.

- The ceiling fan does easily clear the space for the loft twin bed, but do not allow anyone to try to reach over and touch/play with the fan

- Don't forget to turn off the AC/fans/lights when you leave the room

1st master guest bedroom

- You have access to the chest of drawers in the bedroom. You do not have access to the drawers under the bed, the closet or the filing cabinet

- Don't forget to turn off the AC/fans/lights when you leave the room

- The sofa is a twin pull out bed available for your use.

- The mini-fridge is there for your use, but please do not leave food out in this or any of the rooms, as it attracts vermin.

Front Hall
- You are welcome to use the umbrellas if necessary. Please shake them out and let them dry in the sink before you put them back in the cabinet or on the floor

- The garbage can is in the hall closet. Be sure the lid is closed and you take the garbage downstairs when it is full (take the elevator to the basement. You DO NOT have access to any of the food in that closet.)

- You are welcome to use any of the spices in the cupboard

- You are welcome to use any condiments in the refrigerator

Living room
- Don't forget to turn off the AC/fans/lights when you leave the room

- You are welcome to use the Wii/DVD player/TV (in all rooms)

- Please leave the used towels in the bathtub when you leave

Traveling/Prior to your stay: We provide our guest email transactions as well as our 24-hr business line so we can stay in touch during your stay either via text/ phone or email. International calls will be assessed a fee however as we are assessed that same fee by our provider.

The Neighborhood

The apartment is located in the Hamilton Heights neighborhood within Manhattan in New York City. It is on the Upper West Side of the Island between 155th & 157th on St Nicholas Ave. It is located directly above (North) the Harlem neighborhood and directly below (South) the Washington Heights neighborhood. It is walkable distance from Yankee Stadium on the West side of Macombs Dam Bridge.

The apartment is a VERY easy 1/2 block to the Blue line subway (ACE) at 155th. This subway line will get you directly to midtown in 20 min with no transfers. It is also 90 min to JFK airport with only one transfer. It is also 2 blocks away from the Red Line (157th). It is also very close to several Bus lines. Basically this apartment is centrally located to many sources of public transportation. It is important to note that catching a cab can be difficult on St.Nicholas as it is not as busy as Broadway, so generally if you want to catch a cab you will generally have to walk 2 blocks to Broadway, but sometimes can catch one on 155th. There are A LOT of gypsy cabs, but use those at your own risk as they can be shady and try to rip you off.

There is a C-Town grocery store about 3 blocks to the North on St.Nicholas Ave and has decent prices. There are a few deli's and a Chinese Take out joint, but not a lot of sit-down restaurants, as this is a more residential area. Calling for take-out is always an option if you don't want to cook. If you travel 2 blocks down (West) to Broadway you will find the standard McDonalds, Subway Sandwiches, Banks (ATMS) and that kind of business fare.

There is street parking available, just be careful about the times/days you can and cannot legally park. Take care not to park in front of hydrants, double park or park too close to the crosswalk (all of which I personally have been cited for). Tickets will appear seemingly within seconds of the infraction. The apartment is within 2 blocks of a police station, which helps keep the area safe, but parking tickets happen all the time and they are expensive. My advice is if you don't NEED a car, don't get one while in the city. It is so easy to get there you want to go via public transportation, and so easy to get a ticket and waste time, energy and money finding parking that it is usually just not worth having a car. However, if you do choose to bring a car it should only take you about 20 min to find a close parking space during the day. At night it can take a lot longer depending on your luck. I have never had my car broken into while street parking, so I don't think paying for parking is necessary, but that is a decision for you to make and there are parking structures not too far away.

The neighborhood is generally pretty safe. It is a nice pocket in the city. It is tight-knit where the regulars greet you on the street but they can be wary of strangers. Just be kind, direct and hold the door for your neighbors and you will be fine. Be smart, don't go flashing your wallet around. This IS New York. If you look like a target, you may become one. Stay alert, travel in groups if possible, LOOK confident and you will be fine. I lived in this apartment with three kids and choose it because I do feel safe here. It is not as upscale as some neighborhoods, but not as trashy as others. Just a good mid-level area and it is on the up-swing.

Getting Around

We are a quick 90 second walk to the major ACE (Blue Line) Subway line and 2 blocks (5 min walk) from 1,2,3 (Red) Subway line. Both options will give you full direct access to the West side of Manhattan. Midtown access (Times Square/Central Park/Rockefeller Center/ Empire State Building/ Museum of Natural History/ 911 Memorial) is only a short 20 min subway.

If you have a car, street parking is available and relatively easy to find.

There is a grocery store only a few blocks away.

Other Things to Note

*** Due to allergies, this apt is NOT available for smokers - Sorry. Even the smell from smokers clothing can set off a reaction.

House Rules

OK, Here are the House Rules:

No Smoking/Smokers, No Drugs, No Partying!

This apartment doesn't have mice/roaches because we keep it clean. We fully expect our guests to do the same. Keep your food in the kitchen and in sealed containers. Not a "party" house. Good for families/professionals looking for a home away from home.

You need to keep the noise level down, especially after 10PM until about 9AM. We have great neighbors, but they want to be able to sleep at night. So watch the TV/Radio volume, as well as the kids (of all ages) that like to yell... not good at night.

Utilities are included as long as they stay within the "regular" usage (generally $125 per month) If utility usage is in excess of this, the overage amount will be deducted from your deposit (IE running AC day and night, leaving on lights, etc will result in overage charge). Just please be aware of the lights & A/C. We want you to be comfortable - just not wasteful.

$25.00 per hour cleaning fee will be assessed if the Apartment is not left in the same condition as when checked-in. Any concerns regarding cleanliness/condition of apartment should be noted in writing upon check-in otherwise renter will be held responsible. Cleaning supplies are available for your use. Sheets and towels do not need to be washed, although any stains on the linens/ couches/ towels will result in replacement which will be deducted from your deposit.

Check-out will include the garbage being brought out and general cleaning of the unit. This means wiping down the counters, all dishes washed. or at least placed in the dishwasher being washed. Floors swept, carpets vacuumed. We don't expect you to “deep" clean out the microwave or fridge, unless of course you spilled something or something exploded in the microwave - that we DO expect you to clean up. Bathroom, again wiped down but you don't have to clean the toilet or anything like that. Just leave the apt in the same condition you found it and our cleaning crew will come in and to all the scrubbing of the toilets/tub/shower/fridge /oven/microwaves. You don't need to make the beds - again our cleaning crew will take care of washing the towels & linens - but let us know if you stained or damaged anything so we can assess and discuss the damage and replacement cost. Know that we will eventually find any items that are lost, damaged or otherwise need to be replaced, but it makes our job MUCH easier if you let us know ahead of time instead of us finding after the fact, and having to assess a cost AFTER you have already gone.

You will be given 2 sets of keys upon check-in. Replacement cost will be $25 per set if lost or damaged.

Basically, treat our beautiful apartment well, keep things picked up and everything will be fine. We RARELY withhold deposit money because most of our guests "get it" and leave the apartment in fabulous condition - which results in 100% refund of their deposit - EVERYONE wins!!
