The space

Centrally located, within easy reach of many of Rome's most famous monuments, the bed & breakfast offers its guests the added bonus of spectacular views over the roof-tops of Rome from the bedroom windows.

Rome has a very big centre and we are inside it.
Starting from our B&B as long as you walk going to the centre there are so many beautiful things to see: 5 min. to St. John Cathedral, 15 to Colosseum and Fori Imperiali, 25 to Piazza Venezia and 40 to Piazza Navona, Campo dei Fiori, Piazza di Spagna and Trevi fountain... be sure you won’ t find it boring!
RE DI ROMA metro station is at 2 min. from our B&B.

Guests will have the keys of the room and of the apartment: there are no curfew.
Some areas of the B & B are, however, shared with other guests and, therefore, you must be respectful of the needs of all.
At the arrive must be paid the tax of € 3,50 per person per night that we get for the Municipality of Rome (which is why it can not be included in the room rate).
Upon check-in, you have a password for Wi-Fi, a map of central Rome and directions on how to use the common rooms, refrigerator and kettle.
It's necessary to communicate the exact time of check-in because we do not have a 24/7 reception and we must organize to pick you to accept.
Writing to our email, you allow us to send you our "welcome file" with all the information you need to reach us.

Our stay with Gianpaolo was brilliant and we would 100% recommend! We came to Rome for 3 nights and 3 days and, having not visited before, were not disappointed. Gianpaolo went above and beyond to help us when our flight got delayed meaning we missed the last local train and offered to pick us up from the next station (which fortunately was the very last train to leave the airport) - legend! The room (although we weren't in it much) was ideal. It had everything you could need and, most importantly, was in great condition and clean. It also had the benefit of a balcony with views across Rome and even the Vatican (in the distance). On day 1, Gianpaolo provided us with a map and kindly circled all the key spots to visit and was also a great help in pre booking Vatican tickets online from the flat itself. The location is great - it is just on the outskirts and is close enough to walk pretty much everywhere (but conveniently has the metro if needed!). We have thoroughly enjoyed our short break and would definitely stay here again. Grazie, Gianpaolo!!

What a great time we had with Gianpaolo, he was so kind and helpful. His place is absolutely very nice. I loved our room with our own private balcony. The place was very clean, had all the things we needed and close enough of the public transport. Thank you Gianpaolo for your help and your excellent service, if i come back to Rome for sure I will stay again in your place. Thank you !

Staying there for 2 days, we had a great time at Gianpaolo's place ! He's someone really professional, offering a top quality service both for the conveniences and as a person. He welcomed us, provided all the necessities (map, advices...), remained available, convenient and was very friendly ! The place is amazing (redone recently and well-equipped), it has a stunning view (the vatican afar among other things) and is located near metro/bus stops, close from the station and near all you need in term of shops. I highly recommend this place, don't hesitate, you'll really enjoy yourself ! Thanks again Gianpaolo !!

Lovely BNB with all the amenities one could ask for. Gianpaolo waited until late night for us to check in which was a breeze and him giving us tips in places to go to. Room was cleaned everyday with even the dishes being done. Metro and bus stop is within minutes. There are restaurants nearby. Two thumbs up!
