The Exchange Building, completed in 1910 and listed in the National Register of Historic Places, was refitted in 1996 to house 202 attractive efficiencies, one and two bedroom apartments, penthouses, and handicap equipped units. While the building has undergone a series of renovations, every effort has been made to preserve its historic features, such as the original mosaic tiles, an early-1900’s era Tennessee marble staircase, the elaborate plasterwork, and the granite surfaces. Apartment is located in an older building near a park but they do have security and a key fob entry. The apartment is furnished so we were able to use the pans, dishes, towels and shower products. There's an old a/c unit in the living room that feeds into the bedroom so we were warm during our December stay. The TV in the living room was less than 32" and only had basic cable. I feel a $10/day charge for a parking pass should have been communicated upfront. Luckily we learned that street parking is free until sometime Monday morning. The apartment is located 1 mile from Beale Street and FedEx forum (a 19 minute walk). Awesome bar a couple of blocks away called Bardog to check out.
Great time in Memphis! Fabulous location and beautiful building. The apt has all the basics you need even soap, coffee, bottled water, So easy to meet up and get keys and having a doorman is really great especially as we were new to the city. I would definitely stay again.
great location in the heart of Memphis. easy to find with parking (additional cost) close by. The apartment is quite old but has all the things needed for a short stay. Charlie (we didn't meet Sardor) was great to deal with and was very responsive. The bed wasn't too comfortable and the linens could do with an update - very synthetic! However, I would definitely recommend this place when you want something in downtown memphis - it is walking distance to Beale St. The Blue Plate Cafe around the corner on Court Ave is great for breakfast

My Husband and I stayed the weekend in Sept 2013. We never meet Sardor in person but we did meet the sweet lady, Charlie, that works for him. She meet us outside to give us our parking pass and keys. The parking garage was only a block away, you are just down the alley from it. You are literally just a few blocks of Beale street. You do not need a car if you are not leaving the downtown area. We parked and never used our car again until we left. You are 1 block away from the main trolley line, 3:50 per pass for 12 hours. We took it to the river front and arts distract. You are 3 blocks from Rendezvous', the best ribs in Memphis. A great breakfast café is just around the corner, The Blue Plate. We walked all over the area at all times of the day and night and always felt safe.
The Apt. was just what we were wanting. We were not expecting the Peabody, that is only 3 blocks away and 250.00 a night. The space was clean, sheets were clean, bathroom was clean. I use to be the head of housekeeping and I know clean. It was a plus having a big fridge, microwave and dishwasher to deal with leftovers and snacks. They even had a couple of bottles of water in the fridge, chips on the counter and coffee waiting for us.
We felt like we got a really great deal staying here and would do so again.

Sandor and Charlie were really friendly and helpful. The apartment is in a secure building in a great part of town close to the famous Beale St and Civil Rights Museum and the rooms were clean and tidy too.
We stayed at The Exchange Building in Memphis for almost 3 months while I was in town on business. Charlie and Sardor were great and responded quickly to any questions we had and provided help quickly for any issues we had. The building residents are friendly and the location in town is great! Sardor also got us a great deal on a parking pass for a nearby garage during our stay! I definitely recommend this location if you stay in Memphis. The only thing that we didn't like was laundry. The dryers are terrible and hardly work. But if don't plan on using them, expect a great stay.
The building is in a good location for those who are seeking to experience the varied activities of downtown Memphis. I was initially bothered by being moved from the 2BR I reserved to a 1BR, but the apartment was nice. Just as I had read in other reviews, the carpet could have been a bit cleaner and there were frozen turkeys in the freezer, but everything else was ok. The staff & owners were friendly, helpful, and VERY accomodating to my specific needs, however, and this was enough to convince me that I made the right choice in staying there. There were lots of other non-airbnb residents/guests at the building, but I didn't have any problems with them. Parking was a slight issue, but that's to be expected in the downtown area, I suppose. Wifi was offered, but the television only offered a handful of channels. Overall, I felt that the room was a good value, the customer service was great, and I intend to stay there again on my next visit to downtown Memphis.
Although we didn't meet Sardor, Charlie was lovely and happy to help with whatever we needed. The apartment was in a very central, safe location which was a plus. Only downfall was the uncomfortable bed which isn't a big deal.
The apartment is very conveniently located in downtown Memphis close to Beal Street, the river, restaurants and bars. All in all we had a very enjoyable stay and, though we didn't use the kitchen, it can come in very handy, certainly for the price. Cleanliness can be improved upon, we requested the bathroom to be cleaned after moving in since the floor was littered with hairs. The kitchen floor hadn't been cleaned much better and there were cheese crumbs on the carpet in front of the TV. Communication before moving in was not perfect, I followed up my first email with a question about parking space (as the website said something could be worked out) but did not receive an answer. We asked Charlie upon arrival about it but, though she said she would, she didn't come back to us on that. In the end we found a good cheap parking lot a few blocks away without problems but it's easy to just indicate that and answer any questions about it.
