Welcome to our apartment, now yours to enjoy on your vacation. We have developed certain house rules so that you are able to understand and handle yourself accordingly.
The apartment is rented fully furnished; there is an inventory of items in the first drawer of the bedside table in the Master bedroom. We suggest that you check it and if you find anything missing, please mention it on the first day of stay to your contact and/or the cleaning lady. The guest is responsible for any broken, damaged or lost items. The reimbursable value will be either deducted from a deposit or you should pay for that on check-out
Guests are required to read and follow Condominium rules and regulations, which are also provided.
To ensure a pleasant, safe and healthy environment for all occupants, compliance with the following Rules and Regulations is a condition of your Apartment/Condo rental.
A. Be a good neighbor- no loud noises, parties or running. Do not provide keys to non-tenants. Do not let anyone you do not know on the premises. Watch for suspicious persons on the premises or in the neighborhood and report them to the police. Tenants are responsible for the conduct of their guests and the adherence to these rules at all times. Intoxication, disorderly conduct, objectionable language, or other disturbance shall be cause for eviction.
B. Treat your apartment, the building and the grounds with care. No trash or other material may be accumulated which will create a hazard or be in violation of any health, fire or safety ordinance or regulation. Your apartment must be clean and sanitary and free from objectionable odors.
C. Store personal items appropriately. Do not drape rugs, clothing or other items over your balcony or shake mops or rugs from balconies or windows. No bicycles, play equipment or other personal belongings may be placed in halls or stairways.
D. Use electrical, plumbing, sanitary, ventilating, kitchen and other facilities and appliances in a safe and reasonable manner. Do not disconnect the bathroom fans as they remove humidity which damages the bathroom. You are responsible for the condition of your apartment and its fixtures.
E. Essential repairs should be reported to the management immediately. Other repairs should be reported during reasonable daytime hours. The repair of clogged toilets, sinks, etc. should first be attempted by you. If unsuccessful, then call the management. The cost of damage repairs caused by negligence or improper usage will be paid by you.
F. Unless provided in your agreement, no animals or pets of any kind are allowed in the apartment or on the premises, this includes visiting pets. Clean up after your pets and keep them from disturbing your neighbors.
G. Personal property insurance is your responsibility. Management and the owners are not liable or responsible whatsoever for loss or damage to persons or personal effects, personal injury, accidents and/or wrongful death, however caused, as a result of the use of the rented condo, its pool and common areas.
H. No hazardous, combustible, or chemical materials may be stored, used or disposed of in your apartment or on the property.
I. The apartment is to be used only as a dwelling. No commercial or illegal activities are permitted on the premises. We will not condone any illegal activities
J. Car washing or repair is not permitted on the premises.
K. For your safety and protection, you must notify management if no occupant will be in your apartment for more than 5 days.
L. Inside the apartments is a non-smoking area. To enjoy a good cigar or cigarette, please sit and enjoy the view from the balcony.
M. Do not use abrasive cleansers, such as ‘Ajax’ or other scouring powders on sink, bathtubs, shower stalls or ceramic tile. Use soft clothes and cleansing soap to clean kitchen equipment.
N. Please conserve water and use energy reasonably. Please do not keep balcony doors open with air conditioner turned on. Please notify management for water leaks in fixtures.
O. Do not flush non-biodegradable waste down toilet. Tenants shall pay for correcting toilet stoppage and associated repairs should stoppage be attributed to such waste.
P. Garbage must not be thrown away from apartment windows or balcony. They must be put in the garbage can outside of the building.
Q. Whites are changed once a week.
R. Sunbathing naked is not permitted.
S. Guests are allowed to use one parking space, are not allowed to change the locks or have unlicensed vehicles on the property.
T. No charcoal barbeques are allowed on balconies.
U. All rentals must be fully paid on arrival. For long-term rentals it is to be paid the first day of every month.
V. It is not allowed to nail the walls or paint them. No alterations are to be made to the unit without the landlord’s permission.
The apartment was very clean. The tv, wifi and washer dryer worked well. The kitchen was fully stocked with pots/pans/etc. The view from the balcony was incredible - the photos here are accurate. The pool in the complex is a short walk from the unit and the ocean is only 50 feet further. Very polite/helpful armed security on-site 24/7. One note - there was fairly extensive construction going on in the lot immediately next to the unit. There was very loud noise from approx. 8am through mid-afternoon most days. This was not a major issue for us as we were up and out earlier than that most mornings, but just something to be aware of (loud noises is probably an understatement - it was apartment-rattling sound and activity). Overall, we really enjoyed our stay and would definitely stay in the Seawinds again.

2. The apartments are fairly modern and there is a great pool.
3. The girls who work in the office are very nice and hospitable and will help you out in any way they can. (from organising a taxi, to speaking to the maid etc).
4. beautiful view from the balcony over the water- you can watch the kitesurfers doing their thing.
1. None of the TV channels worked correctly. (not a big deal for me but i could see it being so for someone else)
2. I woke up one morning to unbelievable noise coming from a construction crew on the roof. They were digging up all the tiles. This only lasted the morning though but nobody had told me it was going to happen.
3. Water had leaked from the roof to the apartment resulting in the paint/plaster from the ceiling falling daily onto the floor, bed,furniture etc. The same had occurred in the apt next to mine.The ceiling looks in a bad way and got worse every day. I took pictures and offered to send them to the owner. (who does not reside in the area). However he didnt respond. Though the owner offered to provide free cleaning, the cleaner didnt show up until 3 days later.
5. If I had any issues I was told to talk to the cleaner, however, its difficult to communicate with someone who doesn't speak english.
6. My last two emails to the owner during my stay went unanswered which I found very disappointing. The last communication I received was that I should have contacted Airbnb to ask to be moved to a different apartment - I guess thats the takeaway for me for future bookings.
We had a great stay in this excellent condo. Luis was a responsive host and the place is probably the best in cabarete. Only issue was wifi not working in the room.
