2 bed flat with own entrance close to victoria station, at Garden level of a Georgian town house, 5 mins walk to the gatwick express, victoria coach station, bus terminal, and circle/district/victoria line tubes.
10 mins walk to Buckingham Place, 15 mins walk to the Houses of Parliament, Big Ben.
2 bed flat, some outside seating, very quiet location, sitting room, fully equipped kitchen, happy to accommodate children and pets. weekly clueing,meet and greeter at Victoria if required.
Pimlico is amazingly well connected, there are lots of local restaurants, shops, supermarkets, everything you need is on your door step,
the flat is very comfortably furnished, with a mix of family heirlooms and item to make it feel homely. There are 10 steps down to the flat, these can be slippery in the rain so please be careful.

The flat is set as a double and a twin, IF you would like us to set it up as a double and a super king there is a charge of £25 PLEASE NOTE: there is breakfast table, but the room is primarily set up as a sitting room/tv room NOT a dining room. We have had guests who expected a dining area, but at this price point in the location you are getting a lot of space for these fees, BUT please note this is NOT dining room/sitting room.

we give you our contact details when you book, but please remember this is not a hotel, its a house, so unless there is an emergency you are expected to be self reliant. we do not book you out, you lock the door and leave the key behind, if you wish you see you out please let us know, there is a charge for this.once on booking we like you to email us through your regular email, i then e-introduce you to sarah who will be looking after you. PLEASE NOTE there is a £45 fee if you arrive after 9pm as sarah needs to take a taxi home, we do not add this fee on airbnb as it between you and sarah, but please be aware that this is the situation

PLEASE NOTE some of the FURNTURE IS ANTIQUE, there seems to be some confusion with this, this means the furniture is old, that what ANTIQUE is, if you require super smart, modern living, our style is NOT for you, so please enjoy a stylish environment, but do not book us if you expect antique to mean NEW! late book in is charged please see "interaction with guests" Sarah who meets your lives a way from the property so after 9pm you need to pay for her taxi at £45.
WE have removed the antique beds and sofa and arm chair, they were proving too challenging for some guests, so they have been replaced with new, high quality fittings
I am delighted to share my london home with people while i am working away, please respect it, as it is my house, but also please make your self and home and enjoy the place. We try and make you stay as much as a home away from home as possible, please try and be as punctual with your arrivals as possible we have had a few problems with very late arrivals which is unfair on Sarah who waits for you to arrive.
due to some very poor mannered people (one who left sarah waiting 8 hours for them) we now a lot 1 hour from the time you give us for you arrival, after this time we charge £20 an hour waiting time. Also early check in and late check out can be arranged by we now have a fee for this. we charge £45 if you arrive after 9pm in the evening, late book out is charged at £30 as need to get an extra cleaner in for turn around, we also do not allow people to sleep on the sofa, the flat is advertised for 4 people, 2 per bedroom. We can supply extra bedding and a put you up or cot for an additional £25
we email you our terms so this is all very clear.
Great little flat in Pimlico, tastefully decorated and with plenty of character (not cookie-cutter ikea standard). Enjoyed our week there, perfectly comfortable for family of 4 (two of which were children).
Très agréable séjour, le quartier résidentiel est très bien situé, près (mais pas trop..) de Victoria Station, commerces et restaurants à proximité, l'appartement est en sous-sol avec cour anglaise, très propre, chaleureux, bien équipé, bien chauffé, belle décoration, une literie exceptionnelle, qu'on aimerait adopter à vie.

We absolutely loved this flat. It was about a 10 minute walk from the Victoria underground and was in a beautiful neighborhood. Andrew was very accommodating with our last minute booking and our early check in time. Would HIGHLY recommend!!!
L'appartement est très bien placé, ravissant et très confortable pour 4 personnes. La station Victoria est à moins de 10 minutes à pied, Buckingam est tout proche, tous les sites touristiques sont facilement et rapidement accessibles.
Nous avons hélas eu un problème de chauffe-eau et malgré tous les efforts d'Andrew (qui a fait venir un plombier vendredi soir à 20h puis samedi matin), il n'a pu être réparé durant notre séjour. Impossible d'en vouloir à Andrew tant il était sincèrement désolé; il nous a même remboursé les 3 nuits passées chez lui (aucun hôtel n'était disponible avec une chambre pour 4 personnes dans les environs...).
En tout cas, n' hésitez pas, l'appartement est parfait, les lits très confortables (le chauffe eau neuf, maintenant ;)) et surtout, Andrew est une personne très prévenante et d'une grande honnêteté.
This apartment is better if you plan to spend the days out and are looking for a convenient place to sleep. We discovered it's not ideal for small children. The entrance stairs, like many basement flats in London, are very steep and narrow (and can be treacherous when wet). Another "feature" of basement flats is a limited amount of natural light. The kitchen was decently stocked, although oddly for London, missing a teapot. The bathroom was nicely renovated and the linen was fresh. We felt the entire apartment could have used a thorough vacuuming and dusting prior to our arrival. Also, the beds creaked loudly, which may not bother others as much as it did us.
Andrew and Sarah made every attempt to resolve the other issues encountered during our stay. A functional baby crib was kindly offered prior to arrival though we discovered it was missing a mattress so it couldn't be used. Sarah replaced it with a new cot by our third night. The minor DIY issues of broken toilet seats and dripping shower head seemed trivial and were also resolved by the evening of day three. We were not aware the flat is being renovated so the workmen showing up to paint the front door in the middle of the day was inconvenient as they wanted the door kept open. A second workman arrived the next day and began chipping away at tiles on the stairs which didn't make it easy for my wife's mother to keep our baby sleeping. Either way, it turned out these were part of the renovations but shouldn't have happened when we were there. Both stopped once we reached out to Sarah for help. All were minor inconveniences but they started to add up. Andrew kindly offered a discount on our stay for the inconveniences, which was very generous.
We probably will not stay here again with a child and my dust allergies but am sure this flat would be great for many others.
Lovely guest, however maybe a ground floor property would have been easier with a baby, we do rely on guest leaving things as we give them, the cot had only been used once, and it was disappointing to find the mattress missing. we offered compensation for the over running building works which are now resolved. Squeeky bed now replaced! and full a renovation being carried out next week would sort out the other issues. but thank you for your stay and constructive comments.
The host was very professional and understanding, One the best locations you can find close to victoria station a very quiet neighborhood with a very reasonable price, I would definitely recommend this apartment the only down side for some is its a basement apartment but worked fine for us. I would like to thank the owner for all the help on our unplanned late arrival.
