Within the avenues but just outside the ZTL (the No-parking zone).

2. The central market (Mercato Centrale), 3 blocks away, which beside being a historical place to visit for its character is also a nice place to eat: inside it there are simple but yammi little restaurants where to have lunch,
3. Not shown a convenient minimarket few steps away,
4. A vegetarian restaurant a block away: small, with 'push over' tables, ideal to make friends ....
We keep at the apt a little notebook with comments, and hints from previous guests.
You will be able to access the whole central area by foot, no need of taxis or buses.
If you need to park your car, there is a hotel in from of the apt or some public garages close by where you can have your car safely parked.

Nice & clean apartment, centrally located and in a calm neighborhood. We appreciated the flexibility in picking up the apartment key (even at 9pm) and very much enjoyed our stay.

You can arrive whenever you need, thanks to a clever key system. The apartment has wi-fi and the guide made by Paolo as well as the previous guests comments are of precious help.
The apartment is well located, in a quiet place yet close to everything (Florence is not a huge city !)

Paolo is a great host, all small details are well prepared and described in the manual. Location is very convenient for sightseeing, shopping, day trips to other cities in Toscana. The apartment is very light, with a nice view. WIFI was very fast and without any interruption.. I enjoyed my stay very much! The only thing, which might be not suitable to some people - there is no elevator, you have to use stairs. .
Paolo a été très joignable pour les informations d'accès.
Aucun contact physique avec le gérant car nous pouvons obtenir les clés grâce à un astucieux système de boite à mot de passe (une personne est cependant passé voir si tout se passait bien).
Pas de vis a vis, belle vue sur un hôtel 4* et les collines au loin. Dans l'ensemble l'appartement est propre, mais certaines parties le sont moins. Le coin douche/toilettes est très petit. Le salon reste agréable, la cuisine est utile pour le ptit dej ! Les doubles vitrages permettent de dormir au calme.
Bon débit de wifi et connexion facile.
Lit petit pour 2 et moyennement confortable.
Le centre ville est à 15min à pied.
Le petit guide de Paolo et les notes des différents voyageurs sont très intéressants. Les conseils de Paolo sont judicieux, et je vous confirme que le végétarien de la rue est génial :)

Très bel appartement, tout proche des musées, du marché et surtout de la boutique de location de vélo :) Nous n'avons pas eu de chance avec les moustiques mais hormis ce détail, notre séjour a été très agréable : tout ce qu'il faut pour cuisiner, avec une superette ouverte jusqu'à 20h juste en bas, une connexion internet rapide, une sdb propre, tout était parfait !
Paolo's apartment is in a great location and we were able to walk all over Florence from the apartment. There is a great little Trattorio down the street and the market is close as well. The 72 stairs were not difficult at all. Paolo gave us some great suggestions on restaurants. We would definitely stay again when we return to Florence.
We stayed in Paolo's apartment for three nights. Great location, quiet street, clean and tidy apartment with everything we needed. We had good communication leading up to and on arrival. We would stay again if in Florence and recommend the apartment to others.
I was very sick on this trip to Florence, so I spent a lot of time in this apartment. The location was great and the view spectacular. My only complaint is that the bed was pretty uncomfortable. We ended up sleeping on the pull out couch and that was much better. I would actually love to have that couch!
It was for us a great experience, the flat is a very good location (10 min. to old city 5 from the Mercato centrale) with all accommodations... The owner, Paolo C. Is very nice and take care about his b&b tenant.

Had no qualms with our cute little apartment, despite the jack hammering that occurred daily in the apartment directly below as they were renovating. No warning on that unpleasantry from paulo. If you are a foreigner traveling to Italy and need moments to figure some things out,since you are unfamiliar, perhaps Paolo is not the host for you. He is quite needy and lacks understanding and patience. We checked in and out fine, during decent hours, left the apt tidy, and were even gone before our check out time, but never seemed to communicate enough and as quickly as Paolo demanded. If I am on a vacation that I have worked so, so hard for, the last thing I need is a cranky demanding old man and his rude comments. If you are very familiar with Florence, respond to all messages within thirty seconds, have Internet and phone service avail. 24/7 no matter what, and buy all your train tickets months in advance and over plan to the T, perhaps Paolo is the right host for you. This is my first time to Italy ever and we had to learn and figure a few things out along the way. We were coming from Venice that has little to no wifi or phone signal anywhere. They even sell t-shirts there that say, "minus wifi plus Cabernet". Paolo has zero patience for this, and its a shame. Perhaps if he was a bit more relaxed I would book through him again. Hats off to my kind and patient hosts in Amsterdam and Venice. (We have yet to stay with our hosts in Barcelona.) This experience with Paolo makes you all shine like gold. Perhaps he has too much stress in his life and he takes it out on his guests? I think its proper to give people who are paying you for a service the benefit of the doubt. Not vacation material for me, or anyone else I would think.
