Welcome to COASTAL BREEZE RETREAT, a Top-Rated vacation home ideally located in the sought-after Emerald Shores resort in beautiful Miramar Beach.

As our guest, you'll enjoy a complimentary beach setup that includes 2 chairs and an umbrella (Mar-Oct). Upon arrival, check in with our dedicated beach attendant to select your preferred spot on our exclusive PRIVATE BEACH, with stunning views of the breathtaking coastline! This is what we call PARADISE!

The space
Coastal Breeze Retreat is a spacious 3-bedroom, 2.5 bathroom private home, with a cozy BUNK LOFT upstairs and a SLEEPER SOFA in the living room. The perfect destination for your group of 8-10 adults/children.

ABOUT OUR BEACH HOUSE...

FIRST FLOOR:
• The spacious family room and shuffleboard area opens onto the enclosed veranda. The veranda includes a wicker dining table and four chairs, perfect to enjoy the cool coastal breezes of Florida.
This is where we like to hang out in the evening enjoying a friendly card game with friends! (Cards can be found in the TV Console)

• The living area also features a queen sleeper sofa with an upgraded gel foam mattress for those extra guests in your group. This room is furnished with two sofas, two side chairs, two side tables, a cocktail table, entertainment center, and art work from local vendors!

• The open floor plan extends from the family room to the dining area. Our full-size table has 6 chairs and a dining bench. Additional counter seating for 2 is at the nearby kitchen counter and a child's booster seat can be found in the laundry room.

• Just off the dining area, you'll find a large kitchen offering upscale appliances and furnishings, with ample storage for your supplies. We offer both a Keurig and drip coffee maker and all your favorite small appliances!

•Just past the kitchen you'll find a half-bath and large laundry room equipped with a Samsung washer and dryer and drying rack. The laundry room is stocked with complimentary beach/pool towels, as well as cleaning and household supplies.

• The rear door is located right off the kitchen/dining area and leads to a private outdoor patio where you'll find a 3-burner Weber grill and plenty of patio seating under a shady pergola. We find this to be the perfect spot to relax in the evening!

SECOND FLOOR
NOTE: All bedrooms are located on the second floor and each one features a Smart TV, ceiling fan, and extra blankets and pillows for your comfort.

=> The spacious KING bedroom suite opens onto an enclosed veranda where you can relax at your own bistro table. In the corner of the room you'll find a desk for your remote working obligations. The updated private bathroom features a shower, linen closet, and ample space to get ready.

=> The second bedroom is tucked away on the west side of the house and has a QUEEN bed, side tables, dresser and closet. With a south-facing window, we've added blackout curtains for our late sleepers!
This room has a private entrance to the hall bathroom. The modern bathroom includes a shower/tub combo, vanity, and small dressing area.

=> The third bedroom is also located on the west side of the house and is furnished with a Queen bed, side tables, dresser, and closet. This room is located across the hall from the shared full bathroom.

=> The fourth "bedroom" is an OPEN LOFT area that features TWIN Bunk Beds, TV, and dresser. This area opens onto the enclosed veranda and is just outside the king bedroom. Ideal for children, tweens, and teens!

OUTDOOR AREA
Outside you'll find a 3-burner Weber Grill along side our 400 sq ft patio with Adirondack seating. This area faces south and is located under a shady pergola and swaying palm trees that surround our house.

With NO REAR NEIGHBORS, this private patio offers a quiet outdoor space for enjoying the Florida sunshine and cool breezes. Linger into the evening as you recap your day and make plans for yet another memorable tomorrow.

AND...On the front veranda you'll find a basket full of outdoor sports items: Basketball, Tennis and Pickleball Rackets/Balls, Frisbee, Football, and Soccer Ball. The Emerald Shores Sports Court is located right around the corner from our house and offers combo Tennis, Pickleball, and Basketball. We hope you get a chance to enjoy a fun game during your stay!

TIP: Some of our younger guests use our private cul de sac for a fun game of kickball or catch!

WAIT...THERE'S MORE!
We provide a beach wagon and rolling cooler for your short walk to the community pools or our beautiful private beach (5-7 min walk). At our house you'll also find plenty of beach towels and maybe even a few beach toys left behind by other guests. We hope you enjoy your day in the sun!

Guest access
Your door and gate codes will be sent one week prior to your arrival date, along with some travel tips to help your arrival go smoothly. Early arrival requests made less than 24 hours prior cannot be honored.
Access to resort amenities is included with your stay.

Other things to note
MINIMUM AGE: Primary renter must be at least 25 years old. We're sorry but we no longer make exceptions.

SEASONAL WRISTBAND POLICY: During peak seasons, guests are required to purchase and wear wristbands when using the Emerald Shores private beach and resort amenities.
Upon your arrival, stop by the beach pavilion to register and obtain your wristbands There is a $30 cost per stay that covers everyone in your group.

IMPORTANT: Once your booking request has been received, you'll receive a link to our Guest Portal where you will need to complete our Rental Agreement. All Rental Agreements must be completed within 7 days in order to complete and confirm your reservation.

Neighborhood highlights

EMERALD SHORES is a gated community of 95 Caribbean-Style privately-owned homes. The community has two gated entrances. The north entrance is off Hwy 98 and the south entrance is off Scenic 98. Having two entrances provides ease and flexibility when exploring the area.

There are two community swimming pools, one of which is heated during the cooler seasons. Coastal Breeze Retreat is right around the corner from the North pool and only 4 houses away from the main pool.

There is also a tennis/pickleball and basketball court on the north side of the community, right across from the north pool.

Emerald Shores offers a complimentary shuttle that runs from mid-May to early-August. Hop on the shuttle as it travels through the community and hop off when you reach your destination. (Beach entrance, Pool, Tennis Court, or a friends house!)

The gated private beach offers a full-service beach pavilion with snack bar, restrooms, rinse showers, picnic tables, beach ramp, and plenty of room to park your bikes or beach wagon.
