Perch Cottage, just across the street from the lake with 10 feet of lake access on Winnipesaukee, has four bedrooms and three baths on three levels, as well as comfortable living and kitchen area with splendid lake and mountain views. It can handle up to twelve guests on three levels. It is an ideal way for a family or several friends to be together or spread out. Be in the hub of the town, a walk to all the restaurants and shops as well as the town boat launch and docks

The space
Enjoy all day natural light and stunning views of the lake and mountains in this bright and inviting home. Each bedroom and living area is equipped with blackout curtains and blinds, perfect for sleeping in or keeping the home cool during the warmer months.

Stay comfortable with:

- Mini-split A/C units on the main floor and in the upper-level king bedroom (with a large bay window)

- Window A/C units in the bunk room and lower-level bedroom

Whether you're relaxing indoors or enjoying the scenery, this home is designed for comfort year-round.

Guest access
The whole house it to yourselves. The front yard is level and grassy for corn hole (we have that in the garage for you) the property has bistro lights to enjoy the outdoors late into the evenings. You have 10-foot access across the street by the telephone pole to go down to our own water access for a swim, float, paddle around the bay (provided)

Other things to note
- Parking in the driveway is limited- 3 cars max.
- Great wi-fi strength.
- Stairs to the main floor.
- Fireplace on main level functional, lower level fireplace is not functional logs are for decoration.
- The lower level bedroom is a walk-through space that provides access to a separate bedroom with a queen size bed. The room is divided into two areas a lounge area with a sofa bed at the front, and a king size bed toward the back for added privacy and comfort.
