  • We loved Chiang Mai ! It was our first time in Thailand and Steven and Ketsuda made it so easy to get to know the place. They were right there with an overview of the city. They took the time to find out our interests and directed us into some fabulous experiences. They definitely made our stay a winner. The flat was great and we loved being away from the usual tourist area of the east side of the city.

  • We had a very pleasant stay at one of the guesthouses of Stephen and Ketsuda. They were always ready to help, on arrival we got great tips about what to do in the city and afterwards we got excellent information about day excursions. We rented a motorbike which was excellent. Overall top experience, we would recommend it to everyone coming to Chiang Mai

  • Our hosts were great.
    They greeted us and as stated by previous guests,
    stayed and showed us places on the map that were of interest.
    They also booked a cookery class for us, saving us the hassle.
    They had informed us before booking of some tradesmen working on the building.
    Wasn't a problem for us, but just to say, they seem to work 7days a week.
    Great location and very clean.
    For us, staying here was a good experience...
    You should give it a go :-)

  • Had a great time staying at this place. Room was clean and comfortable and in a nice quiet corner of the old city.

    Stephen was very friendly and hospitable: when we arrived, he sat down with us for 10minutes, and talked us through a map of the city and suggested things to do / places to get a coffee. He also offered to help us to organise activities if we wanted him to. This was very much appreciated.

    The room even featured laundry service: a machine in the front yard which washed a whole load for only 30baht! This is much cheaper than anywhere we had stayed in Thailand.

    One comment: the place is not totally easy to find. For the benefit of anyone else who cannot find it: the place is near to and just behind the Red Hibiscus guesthouse. Turn left out of the front door of that place, then left again down a little lane after about 20m. Then the building is on your left after another 20m.

    Overall, very highly recommended.

  • We stayed 4 nights in Ketsuda's room. The wellcome was wonderfull.
    Ketsuda and her husband gave us many advices about the must see in Chiang Mai and about the real price of the life (taxi, food, excursions...)
    They are very kind and always here where you need them.
    The room was very clean. Ketsuda gave us free water bottles every day.
    The room and the host's kindness make this place a perfect one to discover Chiang Mai. We recommend this place for sure.

  • Everything was exactly as explained. Great spot for a short stay and has everything you need at a great price. In a less busy area of Chiang mai but everything is a short walk or ride away. Great hosts!!!

  • This apartment is a great bargain and in a great location. Ketsuda was very helpful. She even helped arrange for a scooter rental for me and gave me recommendations on restaurants and sites to see. I would highly recommend this place and would definitely stay here again.

  • Our experience with Ketsuda and Stephen Lee was wonderful. The rooms were clean, safe, and in an ideal location. I would highly recommend this guesthouse for anyone looking for a clean, simple and affordable place to stay. While there are many guesthouses in Chiang Mai that would fit that description, the hosts here went above and beyond to ensure our stay was an enjoyable experience. We also met our neighbors during our stay, and they had equal praise for both the accommodations and our hosts.

  • Pro: Big secure and clean room, desk for computer use, cool, on ground floor, bottles of water refilled instead of generating plastic rubbish, fridge and TV, bedside reading lamp, close to Central Plaza, close to transport, very friendly cats in neighbourhood, safe and friendly area.

    Cons: Away from more touristic areas with food/drink/entertainment, a bit gloomy (but this keeps it cool), people leaving early morning on motorbikes, shared driveway to front gate can be strewn with bits of rubbish, outlook a bit stark onto walls, bathroom tends to remain wet longer than it should.

    This place has a lot of potential and I suspect will be very welcome to those who wish to practice yoga in the room as there is enough space, the large wardrobe is redundant and can easily be replaced with a couple of chairs for sitting and reading. Stephen and Ketsuda are very helpful and I suspect the place will only improve as they have plans for changes.

  • Our stay in Chiang Mai was wonderful, starting with checking in with Ketsuda Lee and her husband Stephen. Stephen sat down with us and marked up a Chiang Mai map with all the places they recommended we see and do. His recommendations were right on. The apartments were clean, convenient to everything we wanted to do and priced so fairly! Stephen and Ketsuda Lee also lined up every tour we wanted to do and passed on all their discounts to us. We consider them friends now and would definitely stay with them again.

Hi, I'm Ketsuda, but most people simply call me by my nickname, King. I am a born and raised Chiang Mai(-ian) married to an American ex-pat. We raise three dogs and are soon to welcome our first child into the world! I started the business now known as CMStay in 2010 to fill a obvious gap in the local hospitality market. Nobody was catering to the real travellers and digital nomads of the day. Your choices were the big hotel with big hotel prices or cheap hostels with no privacy and dicey internet. Both were only prepared to take your payment, hand you the keys and that was it. At CMStay, our goal is to give you a running head start from the moment you arrive in Chiang Mai. We have spent the last three years doing our best to convey our local knowledge to new arrivals. From the best local eateries, where to get freshest fruits/veggies, places that cater to specific diets, different schools for Massage/Yoga, how to get around our city like a local, to setting up tours/drivers at non-tourist prices. The list goes on.... All units include BOTH WiFi and LAN, Cable TV, AirCon, working desk, Western style toilet, among other basics all travelers would appreciate. CMStay currently has two locations: CMStay @Baan Ouikum is inside the Old City walls and moat. Close to the Sunday market and the tourist center, but far enough to be outside of the noise. CMStay @Sethee Court is near the Saturday night market, Old Medicine Hospital, and SVG massage center. This location is close to the Old City, but set inside a local Thai neighborhood. I like to believe that we are great hosts, we are multi-lingual and have a strong knowledge base of Chiang Mai which can help with the nuances of traveling in a new country. We're always looking forward to meeting new people and maybe even being able to help a newbie find their way around. Most of all, we are always willing to try and help.
