PLEASE remember to give us your arrival details including the flight#, Bus #, Train # and the arrival time. We will make every effort to meet you at the building about 1 hour afterwards to allow you time to get your luggage and get a taxi to the building. Instructions on getting to the building, our contact information and our WIFI details are included below. If we are not at the building when you arrive, please check you emails for details on getting your keys.

Just let us know what tour/date you would like and we can settle payment when you arrive. We also have a rack of brochures as you enter the stairwell of the building. The driver should park in front of the Indie House, we are down the small alley just across. Walk down the alley, look on the left for the low black iron sliding rail that leads to our parking lot. You will know you are in the right place when you see the two washing machines on the right. Our place is 4 stories tall and pinkish in color.
The main entrance to the building uses a RFID entry system. The key is built into the grey key fob attached to your keys. There is no code necessary, please just hold the key fob near the number pad(near the number "8" or "0" works best), wait for the beep and then push the door open.

The water in the building is from our own well and filtered. It's good for brushing your teeth and making coffee, tea, or cooking. There is also bottled water in the fridge for drinking. Please DO NOT throw away the empty bottles. You can return your empty bottles and take more from the stock at the bottom of the steps.
There are two laundry machines in our parking lot. They are usually powered off, so you'll need to turn them on first. When standing in front of the machines, look up. There is a power switch to turn on the machines. Both machines take 2 (10baht) coins. Everything is automatic, please don't push any buttons. They will go for three cycles on cold water and take about 1 hr. There is washing powder behind the machine. For drying, there is a drying area in the back of the building
If you prefer a laundry service, there are three on the next parallel road south, near the Birds Nest Cafe. Full service (wash, dry, fold) take most of the day, drop off today and pick up tomorrow.
There is a Trash/Rubbish bin in our parking lot next to the washing machines. Please take your bags of Trash/Rubbish out when necessary. We have scheduled pick up every other day.
Basic common sense rules this place. Please keep things clean, quite during early and late hours. Please turn off electric (a/c, fan, lights, etc) when outside of the apartment.
Ask if you have any questions or concerns. We are always willing to help with the room, town, transportation, etc. Don't be afraid to ask.
As ID confirmation, a copy of your passport will be taken.
You will be staying in your own apartment, so you are welcome to come and go as you please. Out of respect for you neighbors, we ask that the noise be kept to a minimum between the hours of 22:00 -> 08:00

Ketsuda ( or King, as she is known) and Steve were at the guesthouse to greet us on our arrival. They are a lovely couple and made us feel welcome. The room we were given was spacious, clean and basic exactly as advertised. We had booked for the month of January and a few days into February. We kept the room as a base camp of sorts and came and went for days at a time. It worked perfectly for us. The bed was comfortable and the linen was changed once a week and the place cleaned regularly. The cleaning lady who didn't speak a word of English was obliging and friendly. The room is situated away from the bulk of the tourist accommodation but still has easy access to everything that the average tourist wants to see and needs. Lots of restaurants and coffee shops with friendly people are nearby.
We strongly recommend this place. It is mostly for younger travelers: we are in our mid sixties and it worked fine for us. Thank you King and Steve.

Steven (Ketsuda's husband) was great! He provided a great overview of Chiang Mai, and was easily available by phone. The apartment is basic, but has everything that you need. If you don't expect luxury, you'll be satisfied. The only thing to note is that this is very much an apartment, not a hotel, so there is no daily cleaning or fresh towels.
The location is fantastic, in the north west corner of old Chiang Mai, and a lot of the old city and surrounding areas are easily accessible by walking or scooter.
Great place. No surprises. Just like it is shown in the pics. Clean and easy access to food and markets. Ketsuda and Stephen were very helpful in giving recommendations for CM and for booking tours! They also provide a map with their favorite places around which was helpful as it was our first time in CM. They are quick to reply if you need anything. Their location is ideal Bec it is away from the more touristy part of the old city but still within the square. I find that the eateries near their place is also much better quality than the ones near the main gate. I would come back and stay there again if I make my way back to CM :-).

Ketsuda & Stephen's property is a real quality find in Chiang Mai. The building has several units & is very well maintained. The rooms are clean & comfortable, quiet & private, w/ regular maid service, etc. .
There is a nice mix of people on vacation for a short time, and others staying for a season. It's mostly Western tourists here, and everyone is nice. Though, you won't see too many other people around.
The building is in a quaint Thai residential neighborhood. Mostly local people live in this corner of the moat, so it's quiet and not touristy. The neighbors are all very friendly & welcoming.
There is just enough tourist infrastructure nearby. I ate breakfast everyday at East Coffee, the next block over. The family that runs it is very sweet, the food & coffee are delicious, and it's only $3 for a full breakfast w/ good coffee.
There is a woman around the corner that will do your laundry too for $1.50/kilo. She even irons your underwear.
To get to & from the apt. you walk past 2 beautiful temples. The one on the main road, Wat Dub Phai, is your landmark for telling songtaw drivers where to take you. The other one is one of the most colorful in town, and set back by mango trees in the residential neighborhood.
Going the other direction, NW of the moat, is the cool new neighborhood, Niman. You can walk there in 15 minutes. It's loaded w/ bars & restaurants, and young people everywhere.
Before you get that far, there is an older mall with great food courts selling cheap, delicious Thai food. It's just a few minutes walk, but crossing the street is difficult.
You can go to the pool & gym at the Chiang Mai Orchid Hotel for $5/day. It's a nice place to cool off.
A 10 minute walk away is North Gate Jazz Co-op, where you can listen to excellent jazz, stand on the sidewalk & drink $2 beers, and meet cool people.
Ketsuda (aka King) & her husband Stephen are super helpful & cool. They will set up tours & activities for you cheaper than you can get out at the main tourist centers. They are an excellent resource on all things Chiang Mai.
King is Thai & Stephen is American and has been in CM for 7 years. They love Chiang Mai, and know the city very well and are eager to help you feel comfortable there.
I could write so much about how cool CM is! Definitely come here, and pick this property to stay at for a real authentic experience, by friendly accommodating hosts, convenience, privacy, a relaxing environment, and exceptional adventure in Chiang Mai.
It's a perfect place if you want to stay in a calm and clean place. Plus there are cameras at the entrance and code to access the building. Ketsuda and Steeve did their best to help us, being responsive to all our requests. The tours where awesome. We'll go back for sure.
Great experience at Ketsuda's place. We didn't get to meet her but as soon as we arrived her husband sat down for a good hour with us and a map of Chiang Mai and region and gave us loads of adresses of bars, restaurants, cafés and places to visit. We took his advices and went to all the places he suggested and it was just great.
The apartment itself was clean and very convenient, located to our favorite part of the town which is a bit more local. We felt safe like at home. Ketsuda was also answering by email very quickly if I had a question.
We saw her husband around the house in the mornings and was always friendly and asking us if we needed anymore help or places to go.

Hi, I'm Ketsuda, but most people simply call me by my nickname, King. I am a born and raised Chiang Mai(-ian) married to an American ex-pat.
I started the business now known as CMStay in 2010 to fill a obvious gap in the local hospitality market. Nobody was catering to the real travellers and digital nomads of the day. Your choices were the big hotel with big hotel prices or cheap hostels with no privacy and dicey internet. Both were only prepared to take your payment, hand you the keys and that was it. At CMStay, our goal is to give you a running head start from the moment you arrive in Chiang Mai. We have spent the last three years doing our best to convey our local knowledge to new arrivals. From the best local eateries, where to get freshest fruits/veggies, places that cater to specific diets, different schools for Massage/Yoga, how to get around our city like a local, to setting up tours/drivers at non-tourist prices. The list goes on.... All units include STABLE, HIGH-SPEED WiFi, Cable TV, AirCon, working desk, Western style toilet, among other basics all travelers would appreciate.

CMStay @Baan Ouikum is inside the Old City walls and moat. Close to the Sunday market and the tourist center, but far enough to be outside of the noise.
CMStay @Sethee Court is near the Saturday night market, Old Medicine Hospital, and SVG massage center. This location is close to the Old City, but set inside a local Thai neighborhood.
