We are unable to provide separate summer/winter rates for booking on AirBnB.
We are the proud owners of the wonderful river tree-house nestled just across the river from the 1200 person town of Guerneville (1 mile.)
The home sleeps 6 comfortably and includes: a master-bedroom (queen); 2nd bedroom has 3 single beds (2 in a bunk, + 1 twin); 2nd Master Bedroom (detached lower level - queen w/private bath/shower). Nicely equipped kitchen; outdoor gas grill for BBQ on top floor deck, just outside kitchen door.
We have variable pricing: $250 - $350/night

Our home sits across the road from the Russian River with partial river views, one house away from the neighborhood river access point (~50 yards), which includes a small neighborhood beach and access point for kayaks and floaters. A feature of the neighborhood is it's restful, quiet demeanor - boisterous partying later than 9:30-10 pm can be carried out in downtown Guerneville, leaving our/your neighbor's evening rest undisturbed.
The organic groceries store is adjacent the 24 hour Safeway; bank and credit union ATM's, several restaurants, pubs, shops, art and antique galleries, both barbershop and beauty salon - and a USPS station, too - are within the five block stretch of Main Street (River Road) which constitutes downtown Guerneville. Bicycles, kayaks and canoes can be rented there, as well. All, about one mile from the treehouse; choose to walk there by your choice of the bridge carrying Route 116 traffic, or the historic bridge it replaced, now restricted to human-powered traffic.
The property includes a large, fenced, private garden with hot tub, quiet seating, over 15 redwood trees and a number of magnificent redwood stumps standing over 30 feet tall. Pet friendly and lots of room for dogs to run in a secured yard.
Take in the sun on the shore, or the quiet in our private, mini- grove of redwood trees.
We will be continually upgrading this precious property, so come now and see it grow and blossom under our care.

Interaction with Guests
We are readily available and happy to interact, but respect our guests' privacy and will generally leave them on their own, unless they reach out for recommendations or a specific need.
Rustic - within redwood groves, one is literally steps from Nature, it is restful and quiet. Still, convenient to the active, non-pretentious downtown, which offers entertainment from live music to eclectic (anyone up for Bingo - one Saturday a month - run by the Sisters of Perpetual Indulgence?). Cab service is available (though a call will likely be required: Bill's Taxi - (PHONE NUMBER HIDDEN)).
Sonoma County Transit bus service originates in Santa Rosa (~ 20 miles east) come through, though infrequently.
ENJOY YOUR STAY! And let our neighbors, too enjoy your stay - it is a quiet neighborhood, especially after 10 pm.
Campsite rules: seek to leave our home in the state you found it.
Compost, recycle bins and garbage carried out to street receptacles; soiled dishes loaded into dishwasher and cycle begun (excess into sink); our house cleaners will strip the beds and bathrooms of linens and handle the laundry.
Mishaps occur: should you notice a burned light bulb, broken fixture, please let us know; feel free to contact us by email or phone - we are generally nearby.
