The space
🌲This 2nd floor private In-law barn apartment is located on a horse ranch surrounded by enchanting mountains and valley views.
🛏️The Main bedroom has a Queen bed with ample closet space and a work area with desk and desk lamp.
🛏️ 🛏️The 2nd bedroom has two separate beds, 1 queen and 1 twin with a large closet, a bench and an indoor swing.
-There is One Full bathroom with a vanity and full bathtub/ shower combo.
-The main space is an open living area with high ceilings and plenty of natural light.
-The living room, has an L- Shape sleeper sectional sofa and a 55” smart tv as well as a DVD player with DVDs to create a unique movie night experience. -There is a large game of Connect 4, books and games.
-A full kitchen with island seating for 3, stove/oven, side by side refrigerator, microwave, Keurig, French press, electric tea kettle, stocked with pots, pans and all your cooking essentials.
-The dining area has a large wood table with seating for 6.
-The property and surrounding area is rural countryside.
-There are swings around the property to enjoy the views, including a children’s swings and slide.
-Always available is a covered and lit pavilion with seating, cornhole, a golf game and a Propane grill with a NEW kids play area, mud kitchen and large xylophone.
- there is a fire pit area available for guest use.
Guest access
Wander through the groomed hiking trails all around the property to a meadow and up to Cattaraugus Creek.
Listen to the sounds of nature at night while roasting s’mores at the fire pit area.
Enjoy petting ponies, feeding goats or chasing chickens and ducks around the barn.
A 4.5 acre pond can be used for fishing, swimming, kayaking or canoeing.
🛶 Please, wear a provided life jacket if you’re not a strong swimmer and also while in the canoe, kayak or boat.
Both the pond and creek are 🎣fishable. The pond has bass, perch, trout and Koi. The pond is catch and Release. Part of the property runs along Cattaraugus Creek which follows NYS fishing guidelines and laws.
The property is minutes from designated Fishing creeks, lakes and ponds that are open to Public Access. As well as 1000s of acres of state land open for exploring.
A charming covered pavilion area with seating, lighting, outdoor games and a grill with a small playground which is available for you to use at your leisure.
Other things to note
We operate on a well water and delicate septic tank system. The water is tested, treated, filtered and Safe for drinking and bathing but it is different from city water.
We do not provide bait or poles for fishing.
Life jackets are in the box located on the dock. If you are not a strong swimmer please wear a provided life jacket and also while in the canoe, kayak or boat.
Parking: there is ample parking for guests. Please, park under the park here sign. Parallel to the other cars, not blocking the garages.
Our barns, garages and fenced horse pastures are not open to guests. If you’d like to meet the horses please reach out so we can help you safely do so.
This is a NON- Smoking/non-vaping Property!
There are 3 friendly dogs that live on the property. The lab is Finnegan, the middle sized tan dog is Coco and the small black and white dog is Penny. The black cat is Salem. Although Salem is loving and will try his hardest to convince you to bring him in he is an OUTdoor cat Only. Salem is Never allowed inside no matter how hard he tries to persuade you to let him in.
This is a working farm that may sometimes include farm noises, animal poop, animals behaving like animals and mud.
Surrounded by forest in a valley, our property offers an authentic nature experience (which can occasionally include encounters with local wildlife or insects)
Please enjoy but keep a respectful distance from wildlife.
Be aware that bugs do sometimes bite. Nature does sometimes finds its way indoors. If you happen to notice any uninvited guests during your stay, don’t hesitate to contact us.
Please be kind to the Earth and don’t litter.

The entire living space is private, the yard area is shared but has many pockets of privacy.
