Once you arrive, park the car and relax! There is garage and off street parking. Beyond North America's finest ski slopes,
we offer a shared house with a bounty of clubs, casinos, shows, cinemas, boutiques, restaurants, ice skating, sporting shops, grocery stores, beaches, and mountain hiking that will take your breath away – all within a 15-minute walking distance!
We are located on a secluded cul de sac only a 5 minute level walk to the fabulous Heavenly Valley Gondola. You'd have a longer walk from the parking lot of any resort! The Gondola takes you up the mountain where you can choose between skiing the California or the Nevada side of the mountain. Restaurants abound. You have full kitchen privileges so if you choose to enjoy a meal “at home" from the well-appointed kitchen, Raley's grocery is barely a 3-minute walk, and Safeway is a 10 minute drive. Right at the end of the block is a public bus stop where you can catch a free bus to take you to and from Sierra at Tahoe Ski Resort.
I offer a spacious, genteel home with 3 bedrooms, and 2 baths that can sleep up to 10 (if you‘re good friends.) Beginning in December, this is my HOME for Bagel, my beagle and myself. Hence, the #1 Master suite will not be available. Of the remaining 3 bedrooms- The 2nd Master Bedroom has both an elegant four- poster bed and a futon couch that converts into a double bed – great for parents with young children – and shares the 2nd bath with the 3rd bedroom. Right below, you'll find the 4th bedroom & 3rd bath sensibly located on the first floor – an ideal convenience if you hate climbing stairs after skiing all day, like to sneak in late from the casinos without waking anyone – or for any guests who have limited mobility. The living room couch opens to a queen-size sofa bed, and each bedroom has a TV. Off the entryway with its stained-glass panel and crystal chandelier, are the living room, and dining room. The elegant yet comfortable Great Room is graced by 20-foot ceilings and a gas fireplace that offers the cozy ambiance of a wood fireplace without the work and “spares the air." Avid sports fans will love the wide-screen 55" flat screen TV as much as avid cooks will love the well-outfitted kitchen – centrally located to let the cooks cook and still join in the fun. In the garage is a cool pin ball machine on FREE PLAY! See who can get the high score! Not only can you BBQ in the fully enclosed back yard, it is a great place to watch Fido play “frog dog" in the snow. The heated laundry room has a fully modern washer and dryer. Outside key access is via a standard, secure lock box.
We have internet, wifi, cable, and ps3. Fire and CO alarms are on both floors. A basic first aid kit is kept in the downstairs bathroom. A fire extinguisher is located both in the laundry room and on a hall shelf on the second floor.
NOTE: Holiday weeks/ weekends special does not apply. and a minimum stay may be required. Sorry, I gotta pay the mortgage.
We accept friendly house-broken pets with a one time extra charge of $50 and, with additional $200 refundable security deposit. The back and side yards are now fully enclosed to provide additional privacy for my guests and their dogs.
Also, the Airbnb program does not provide for graduated cleaning fees so I am stating it now. For stays of 5 days or more, the cleaning fee will be $200. For New Year's and 4th of July due to the usual extra guests/ partying, cleaning fee will be an extra 20% ($210total. ) My apologies but recently too many have spoiled it for everyone. I cannot afford to continue to absorb the extra cleaning costs.
Approximately 1 week prior to arrival, I will send you details such as the lock box key code, wifi, etc.
Interaction with Guests
This is a shared house for groups beginning December. we can sleep 10 people. This is also my HOME. I may be in residence, or visiting my boyfriend. He is always happy to see me. I will respect your privacy and hope you will do the same. Bagel, my adorable, friendly, beagle, and I do look forward to meeting many of you and enjoying your company. After all, meeting and sharing is part of what AIRBNB is all about!
Confirmed booking of this property implies agreement and acceptance of rules, policies and contract terms.
RENTAL POLICIES AND RULES
Minimum Stays: Stays of 2 nights are required. Changes to dates and group size must be made 30 days in advance of and are subject to availability. Last minute reservations are welcome.
Christmas/ New Years/ President's week may be subject to a minimum night stay and the free night does NOT apply.
Lodging deposits: 50% of rental and all security/damage and pet deposits are due within 5 days of placing the reservation..
Pet fee of $50 in addition to refundable $200 pet deposit will apply.
Christmas/ New Years: Full payment due by November 15.
Fees and Deposits: All reservation are subject to a local occupancy tax of 10%which is included in the nightly rate. A required non refundable departure cleaning basic fee is $150.00. Additional $50 cleaning fee for pets. These are in addition to rental rates A $200 REFUNDABLE pet security deposit is additional. Specified additional cleaning fees may be deducted from deposit when necessary. All prices are subject to change.
Cancellations: 50% of rental fee is refundable ONLY if cancellation is received 8 days prior to arrival. Deposits and cleaning fee are refundable. Airbnb fees for renter and owner are forefit. They go to Airbnb.
No refunds of rental fee is issued for cancellations within 7 days prior to arrival.
Housekeeping: Bath towels are provided. Guests should bring extra towels for the beach. Carpet spot cleaning machine is provided for use.
Telephones: Telephones allow unlimited calls within continental USA. Free Wi-Fi is available.
General: No loud parties. No drugs. No movement of furniture. No damage to premises, household goods.
Standard Rental Terms
DEFINITIONS: For the purposes of this Vacation Rental agreement ( the “Agreement"), the following definitions will apply: Agent refers to a neighborhood contact; Owner refers to the legal owner of the premises; Guest refers to the person or persons occupying the Premises; Premises refers to the real property, its contents and related amenities rented to the Guest pursuant to this Agreement; and “Rental Term" refers to the term of the Agreement. Security deposit refers to the Security/damage deposit.. “Responsible Guest" refers to signer/ booking guest with Airbnb or signer of rental contract.
Premises and mandatory Occupancy Disclosures:
Guest acknowledges that the Premises including all furnishings and fixtures therein, are privately owned, The premises shall be used for residential vacation rental purposes only. Special events, i.e. parties, receptions, etc. shall not be allowed without the express written permission of the Owner. It is mandatory to disclose the exact number and names of guests, and number of pets (both subject to maximums) who will be occupying the premises during the Rental Term, or any portion thereof. If there is change in the number of occupants, or the addition of a pet, Guest must notify Agent, by email and of said change. Extra security deposit will apply for pet. In no event may the Premises be sublet. Damage to home's electronic devices, appliances, household goods, and/or PINBALL machine are subject to claims for damages and /or repair.
Arrival time is 4:00pm and departure is 11:00am unless otherwise agreed upon by owner Policies stated in Description and House rules and are in force unless special agreement is reached with owner. Confirmation of booking indicates complete and total acceptance and agreement of ALL policies, rules, and conditions.
Rental Payment / Security Deposits/ Cleaning Fees: All deposits, and fees, must be paid to Airbnb upon booking. Security deposit cannot be applied to final balance due. Any fees or charges assessed by Guest's or owners banking institution shall be borne by the Guest.
AGREEMENT CANCELLATION & CHANGE POLICY: guest shall inform Owner via Airbnb of guest's intent to cancel Agreement. (the “Cancellation").For Cancellation received by owner : Strict cancellation policy in effect. Eight days or more prior to arrival, 50% forfeiture. Seven days or less before arrival, 100% forfeiture. In the event of a rebook, refund is at owner's discretion.
Airbnb's fees for renter are the responsibility of renter. Airbnb fees for owner will be deducted from refunded amount.
Rental term may be extended , subject to availability and immediate payment of additional rental fees via Airbnb, related to the extension term. Reductions of the Rental Term (subject to minimum stay) used to calculate the rental rate must be submitted to owner and Airbnb in writing and email.
CLEANING FEE The departure cleaning fee stated on the Agreement (currently $150 non refundable) is subject to change without notice. Pet visitors subject to a $50 extra cleaning fee. Fees for any exceptional cleaning requirements will be deducted from the Security Deposit shall be collected by Airbnb and handled per Airbnb policies.
SECURITY DEPOSIT/ DAMAGE DEPOSIT/ REFUND: These deposits less any costs for damage or additional costs for cleaning beyond the normal cleaning fee shall be refunded as per Airbnb procedures/ policy. Some circumstances ( i.e. additional charges for damages and cleaning charges) may require additional time to process.
DISCLAIMER (A) Accommodations. Guests are required to immediately inform Agent of any serious problems associated with the Premises, including appliances, furnishings, and fixtures. Agent shall undertake reasonable efforts to remediate any reported problems. However, no refund will be given for (A) inoperable furnishings or fixtures. ( B) Flora and Fauna. Although the premises are well maintained the mountain environment harbors a variety of plant, animal and insect life. For example, Bears can and do come down off the mountain. Be advised, this is common place and shall not warrant relocation or reimbursement of funds. Owner is not responsible for damage caused by any flora or fauna to Guests personal property. Guests are to not encourage the wild animals to occupy the vicinity. (C) Weather. Mountain weather is unpredictable. Inclement conditions shall not serve to alter or cancel Guests obligations under this Agreement. Should the Premises be uninhabitable due to natural disaster, monies will be refunded as described in Cancellation and Change Policy above. (D) Internet access. WiFi access is available. Strength of signal is not guaranteed and interruptions to this service can occur. Neither interruption or incompatibility with Guest's electronic devices shall be reason for relocation or refund.
RELATIONSHIP OF PARTIES; Guest acknowledges that Agent acts , in all regards solely as the agent for Owner and that Owner has the final authority concerning all matters related to Guest's rental and use of Premises. Owner may waive or modify terms of this contract at owner's discretion. Agent is Mike Papa , located at 1027 fern Road, Apt 1, South Lake Tahoe
ENTRY: guest agrees that Owner/Agent may enter premises and property for any maintenance purposes or for other purposes deemed necessary by Owner/Agent. Twenty four hour notice will be given if possible.
INDEMNIFICATION: OWNER AND AGENT ARE NOT RESPONSIBLE FOR LOST, STOLEN , MISPLACED, DAMAGED ITEMS LEFT IN OR ABOUT THE PREMISES. Guest hereby indemnifies , holds harmless and agrees to defend Agent and Owner from and against all claims, damages, expenses ( including, without limitation, attorney's fees, and legal recovery costs), liabilities and judgments on account of injury to persons, loss of life, or damages to the premises. Guests obligation with respect to indemnification shall remain effective, notwithstanding the expiration of termination of the Agreement, as to claims arising prior to the expiration or termination of this Agreement.
LITIGATION Any dispute of legal claims arising in regard to this contractual agreement must be litigated in Contra Costa County, in the state of California.
Booking Guest of record, to be known as the “Responsible Party" is responsible for, and may be cited for unlawful large parties, for creating disturbances, or any unlawful behaviors, and any damages caused by members of rental group or non renting guests. Any resultant penalties, restrictions, fines, loss of rental permit , loss of rents, income, etc. imposed on/ suffered by owner shall constitute “personal damages." These will be litigated against Responsible Party in South Lake Tahoe, Ca. or Contra Costa County, at owner's discretion.
RESPONSIBLE PARTY: By signing this Agreement, or confirming Airbnb booking, Guest represents that Guest has actual agency authority for all guests in party.
