Il Vigneto, located at the top of the hill of Colle Marozzo, 400 mt. high, in the past has been owned by several religious orders and was a place of rest and care for the nuns in sickness, as has always been considered a place with a dry and ventilated climate.
In the middle of '800 the house becomes part of the assets of the "Congregation of Charity".
Giovanni Battista Leonetti Luparini, agricultural engineer, at the end of the century, bought the house together with land around it, improving crops, diversifying them and entrusting the management to Scarabottini family first and then, until now, to the Marchi family, improving and increasing the production of wine and oil.
The farmhouse has kept intact its size and structure, while inside were introduced all the improvements necessary to make it suited to the new tourism and hospitality functions.
It is so continued, by grandchildren and great-grandchildren, the work of his grandfather and great-grandfather Giovanni Battista Leonetti Luparini.
We believe in a quality and strong attention to details service, in a simple and ancient athmosphere.
We love freshness and authenticity of the products of our land: with buffet breakfast you have the opportunity to rediscover the pleasure of cakes and homemade breads, a fresh egg and all those simple and genuine things.
In the library you will find several books and a nice collection of films; every morning main newspapers arrive on time.
In the garden you can relax, sip wine and sample the delights of the barbecue. There are several routes to choose for footing or horseback riding.
At your request, you can participate in a tasting of Italian wines selected by us and our production wines:
- Bianco, white, a typical one from Spoleto area, dry, still, very full-bodied and understood in both color and flavor.
- Rosso, red: the pleasantness of Sangiovese, combined in equal measure with the aroma of a good merlot and the flavor of an elderly cabernet.
What we think about: pets? Yes! smokers? Yes! (but in the garden only please)

Stefano welcomed us with a glass of wine, he was very kind and helpful! Also flexible about our timetable. The house is cute, but we didn't get to enjoy the garden because it was raining. The rooms are very nicely furnished. Bathrooms are small but have everything you need. Everything was super clean and tidy, towels, soap, etc provided. Comfy beds.
Breakfast was very good, with cake, bread, cookies and jam made by Stefano himself! You could eat as much as you wanted. Loved the breakfast.
In all, I would recommend it. HOWEVER it loses one star because the shower upstairs didn't work well. The water had very little pressure and my friend couldn't even wash her hair, she had to shower one limb after the other. I had the downstairs room, so my shower worked wonderfully. We showered at the same time, so the shower upstairs switched from warm to cold water all the time. The pressure problem continued even when the upstairs shower was the only one being used.
I know these things happen in old country houses, but I don't think it's acceptable if you're running a guesthouse.

The room is spacious, bright and cozy. It was very clean and ordered. The house is located in the country side in a quiet and wonderful area. The owner is very friendly and give us good indications about restaurants and places for visit. We dined in the place and was an exquisite and cheap meal, and the breakfast was incredible too. It is highly advisable.
Enrico was not there when we were and Stefano and Paola were our hosts. We felt immediately at home and were truly sorry to leave after a three-night stay. Paola is a wonderful cook and we decided to have dinner there every night.She cooked many specialties from the area and Stefano who served them talked about each of the special dishes. Her breakfast with bread, cake and cookies and jam she makes herself are a great way to start the day.The wine they make is delicious, too. The rooms are well-furnished. The house which has been recently renovated is situated in the middle of vineyards and olive orchards and has an astounding view of the valley. From here it is a 5 minute ride to Spoleto. There are an incredible number of towns worth visiting in the area as well, not to mention the highest waterfalls in Europe. i can recommend a stay here to anyone who would like to stay in the country. Both Stefano and Paola will give you tips about what to see and how to enjoy your stay best. We will certainly return soon,.
Abbiamo passato due giorni incantevoli al Vigneto!
Il posto è a 5 minuti da Spoleto centro, facile da trovare. Le stanze pulite, arredate con gusto e tutto il casale davvero carino. La colazione da sogno con pasticceria, marmellate e pane fatto tutto a mano. E soprattutto i gestori sono molto professionali, ospitali e gentili.
Siamo state veramente bene e già stiamo facendo pubblicità ai nostri amici!!
