You can use ADSL, hair drier and tv and a selection of tea is at your disposal any time you need.

The area is very next to the city centre of Florence, (just 5 min by bus or 15 walking along the river) but at the same time It's very quiet!
It' s a typical Florence area with many small shops, cafè, restaurants
where you can buy food and all the services you can need.
In the nearby you can also find parks and green area, cinemas and you can walk along the river for jogging or just relaxing.
If you come by bus the house can be easily reached from Santa Maria Novella train station: bus 23 (through the city centre), bus 31, bus 32, bus 8.

We stayed three nights at Nina's department for our last night of the year...it was beautufl to walk unitil the center (20 minutes), the position is ok. The apartment is well equipped, with everything you need in the kitchen and towels provided for the bathroom.
If you are travelling by your car it's a little bit difficult, there is no free parking, we found free spot 2 kilometers walkiing from the apartment, if you want to park near you have to pay and take care the cleaning days of the streets. Anyway it's a perfect solution to visit Firenze, you will feel very comfotable!
We did not know Nina as she was away these day but she left us some chocolates and cantucci...very kind!
Nina's room is indeed very beautiful, quiet and serene. There is a private balcony which looks out onto a public garden, it is large and full of light, and there is a wooden roll down shutter which effectively blocks out light and sound for sleeping undisturbed. The bed is comfortable enough (foam mattress), but remember to bring mosquito repellant as they seem to come in from the garden when the balcony door is open. The location of the apartment is about 30 minutes walk from the Ponte Vecchio in town, it is a lovely walk along the River Arno and it is nice to leave the crowds behind at the end of a busy day seeing the sights. Be aware that the apartment is 3 floors up (and another flight up from the road to the entrance outside) so heavy luggage can be a drag (there is no lift). The bathroom is fully operational and is a reasonable size and has a nice window view out across the surrounding rooftops, although there is no shower curtain which makes showering a bit messy. The washing machine was not working during my stay but everything else was working fine. Nina herself wasn't around during the week I stayed as she had rented out the other room to a German student (who was very helpful with my queries about Florentine life thankfully) but she was always available by phone for any queries I had relating to the apartment. I would recommend this place to people who prefer a relaxed, quiet respite from the crowds of central Florence.
We had a fabulous stay at the apartment of Nina. It was very hot and she gave us the advice to go to Vallombrosa where it was 10 degrees lower in temperature. We had a very good time there! Also the apartment is very nice and has a balcony and a roof terrace, really nice! Would recommend the place to everyone.
Nina's house is absolutely lovely, and she was a great host. Her house is impeccably decorated and absolutely spotless. She has a map and some info for her guests, and also was happy to point me to a pizza joint that was amazing just around the corner when I arrived hungry. Her apartment is just across the river from the big tourist sites (20 minutes walk along the Arno - gorgeous stroll), so it's super convenient without making you feel like a tourist. Her directions from the train station are easy to follow. The bus drops you just around the corner from her house. Loved it! Highly recommend!
Nina's appartment is very well kept, very clean and super comfortable. It is about 30 minutes away from the center by foot, along the beautiful Arno river and is very near the cool area of San Niccolo.
I definitely recommend staying with Nina, she is very nice and the appartment feels like home.

Nice place, you have to walk a little to the centre but it's a quiet place and there's a little terrace where you could see the Toscan moutains !
Unfortunatly we haven't seen Nina so much but she was very helpful....because my friend has forgotten his guitar and she sent it back to us in France ! grazie mille !

Nina is a really lovely person and my experience staying at her place was superb. The room is as beautiful as the photographs suggest and Nina had set it up with fresh towels, a map, home delivery menus, wifi password etc. There is tea and coffee in the kitchen and the whole apartment is immaculate. You can take a bus into town or enjoy the walk along the Arno, which is stunning. I would definitely stay at Nina's again!
