The apartment has been completely renovated recently: It has more than 80 square meters and offers all the comfort one can ask for (well-equipped open kitchen, microwave, oven huge living & dining area, new television and hifi and so on). special price for long time from september to may, VT-36753-V

The space

Guests can live in the whole apartment on their own and can use all the existing equipment (incl. kitchen and washing machine). We ask you to be careful. Bed linen and towels will be provided.

Guest access

The rooms are light-flooded and all possess windows or balconies, therefore the flat appears even bigger and remains cool even in summer time (in addition aircon and fans are installed). Natural materials like stone walls and wooden floors were considered to create a comfortable life. From the doorway you can enter the two separated bedrooms and the bathroom as well as the spacious dining and living room with open kitchen. The apartment is located in the 2nd floor of a well looked after and quiet old building. The building hasn't got lift, it'snt very high, but sometimes is difficult with kids.

Other things to note

Valencia is the perfect city to rent a bike and visit many areas such as the gardens of the River Turia (10 km), the port and the city beaches, usually companies that rent the bicletas often make special prices for several days, if you are interested can park overnight bicycles in the inner courtyard of the building, let me know and I'll give you a key so you be more comfortable storing without any cost.
Very close to the apartment there is a public swimming pool, if you go in summer and do not want to someday go to the beach but want to refresh you can go to the pool for a very acceptable price in the Hipica center.

1. Reservation:
Prior to the reservation it is necessary to read the norms of the apartment as part of the following paragraphs. This should help you to fully understand the services I offer within the reservations of the apartment as well as the ground rules you need to follow when staying in the apartment.
By making reservation you confirm that you read and understand the following terms. For any question or comment please send me an email. I normally reply within hours.
You will also get a print-out of this document on your arrival with your personal data added. I will ask you to sign the paper and you get a copy of it. This seems quite bureaucratic, but as to be done in order to be complaint with terms and conditions of the insurance.
If you wish an invoice of the booking, please send me an email prior to your arrival.
When you arrive we'll sign a contract for the rent, is to track and then pay taxes.
2. Cleaning:
The apartment will be handed over in clean and tidy condition. A final “basic” cleaning is included in the price. If at the check-out the apartment does not comply with the minimum cleaning requirements, 50 € will be deducted from the breakage deposit (as of today I never had to charge this money). The minimum cleaning requirements are considered to be:
- empty rubbish bins in bathroom and kitchen
- empty fridge
- clean used dishes
- leave used blankets, bedspreads or duvets and used sheets and towels in the cloth baskets in the bathroom or on the beds (please do not through them on the ground)
- put back equipment to the original place
- leave furniture and other equipment in a tidy and original condition.
If you stay a long period and you wish a cleaning service, please ask me. I am happy to help you with that.
We kindly ask you to treat the apartment with the greatest possible care as you probably would do with your belongings as well.
3. Hours of Arrival and Departure of the apartment:
Check-in is from 13:00 h on possible. In case you arrive earlier, please tell me before. Normally that is no problem.
Check-out is before 13:00 h. In case you want to leave later and want to leave your luggage, please tell me before. Normally that is also no problem
If your check-in/ out is between 22:00 h and 9:00 h, I might charge you with an extra 20€.
You need to communicate to me your estimated arrival date and time at least 24h prior. If your transportation is delayed, that is no problem, but you need to communicate this to me immediately when possible. If you leave me more than 1h waiting without notice I will charge you an extra of 10€/h.
4. Complaints:
At your arrival you will get a contact telephone number. For any question or problem, please contact me directly in order to help you as soon as possible.
5. Code of conduct and ground rules Apartment:
Not allowed during your stay is:
- Introduce furnishings into the apartment or perform repairs or alterations
- Exceed the maximum capacity of occupants that you booked for or that are stated for the
- Sub-let the apartment or use it for purposes other than those for which it was contracted
- Introduce flammable or explosive materials into the building or any other materials which could cause damage or disturbance to neighbours
- Indulge in any activity which causes a hygiene or a public nuisance or disturbs other users of the building.
- Noise is forbidden after 22.00h inside the apartment and also on the staircase
- Introduce animals into the building unless we agreed on it before
Guests not respecting these points will be immediately asked to leave the property with no refund of the rental payment and deposit. Any breach of the above rules may result in the owner taking whatever necessary corrective action.
6. Loss of reservation and deposit:
If you do not show-up or communicate a later arrival 48h after the agreed check-in date, your booking will cancelled with the loss of all fees and booking payment.
7. Additional rules:
Normal use of utilities (electricity, water) is included in the price. Please help us to control the utilities in order to protect to environment and keep costs at a normal level. Remind to switch off the lights, heating or air conditioning each time you leave the apartment. Excessive use of utilities will be deducted from your deposit (excessive use is higher than 3 € per day; to give you an idea: a normal 4 person household consumes in average 1,50 € per day). Copies of the suppliers bills will be provided in case.
All the keys provided must be returned at check-out. It is absolutely forbidden to make copies of the keys. If the customer loses, breaks or damages the keys, 50 € has to be paid or will be deducted from the deposit.
At the checkin we'll sign a small contract to have a control of the people who arrive and to pay taxes to the administration.

Raul was waiting for me when arrived and took all the time needed to orient me to the area and public transportation. He also talked a bit about the history of Valencia when I arrived and when we were leaving. He had two bottles of wine to welcome us ad we could use what we liked in the cupboard.

La verdad que raul ha sido muy majo en todo momento y durante la estancia se ha interesado por saber como estabamos y si necesitabamos algo. Ademas, el apartamento es tal y como se anuncia. Muy comodo, con todo tipo de facilidades. Esta cerca del metro y del tranvia. Recomendaria este apartamento para cualquier tipo de viaje que de quiera hacer. Seguro que si vuelvo y necesito alojamiento, volveria.

Really nice flat, it is not in the centre but just 10 minutes from the beach and centre. Easy check in and check out. If I need to go back to Valencia I will rent this flat again. Thanks Raul

The flat's fotos are real. All was good for us. We are sutisfied. There are all necessary equipments and stuff for living. The flat is light and wide. Raul is a great and pleasant host. After arriving, the surprise was waiting for us: 2 bottles of wine and some food/snacks in the fridge. House is situated on the quite street. There are several free parking zones. Tram station - 100 meters, old town - 1 tram station or 10-15 minutes by walk. Nearest metro station - 1 tram station or 10 minutes by walk. Beach Malvarossa - 8 tram station (15-20 minutes). Only one small shortcoming - the flat has insignificant smell of sewerage (canalization)

Raul's apartment is just perfect to visit Valencia with friends. The apartment is big, fully equipped and very comfortable. For the price, you can afford a large place for two or more people. It's not in the center but the center is only 10-15 minutes away walking. You can easily park your car for free around the building which is very convenient. And Raul is very nice and helpful for absolutely any information you may need during your stay. When we arrived, there was a few things to eat for breakfast since we arrived late on a Sunday, and also a complimentary bottle of wine. You won't be disappointed by this airbnb which fits the description and all the comments we could read before!

Raul was a kind, accommodating host. We traveled to Valencia from Barcelona by rental car. We took Raul's advice and parked our car at the nearest available parking space on the street. No parking fees, fifty meters from apartment. The apartment was clean and matched photos posted on Airbnb. Bathroom had a great shower! The apartments close proximity to "old town" suited us perfectly. The apartment's refrigerator and cupboards contained all items necessary for in-house cooking, i.e., nice bottle of wine, water, milk, coffee and all manner of assorted seasonings. I'd asked Raul for restaurant dining suggestions. At Raul's recommendation, we enjoyed a late evening dinner at "Bar restaurant Ari", approximately 100 meters from the apartment. As none of us can read Spanish, reading the menu at Bar Ari's was not possible. We asked the cook to select our meal choice. All the various dishes presented, containing sea food and meat were tasty and of generous proportions. We very much appreciated your restaurant suggestion Raul. Thanks Raul for making our stay in your Valencia a great experience. A stay at Raul's apartment is highly recommended.

Raul and his wife are incredible hosts. Very nice and they care for everything. The apartment is in a extremely nice surrounding, only a few steps from the Royal Gardens, and not far from the centre of the city. Also the food in refrigerator was a pleasant surprise, because it saves time if you do not have to run to the super-market immediately after arrival.
