Lovely apartment recently restored by a roman architect, in the center of Rome, close to Via Veneto. The apartment is well furnished, quiet and full of daylight given its location at the third floor (with elevator) of a building of early '900.
The neighborhood which includes the notorious Porta Pia Monument, the National Public Library and the University Campus, is extremely lively and safe and offers a wide range of traditional restaurants and popular enotecas to enjoy excellent Italian food and wine. In the apartment you will find a list of suggested restaurants of the area for all pockets. Besides monuments and restaurants, the area offers drug stores, shops, pharmacies, a gym, and other facilities.
The two metro stops (Castro Pretorio - Line B and Repubblica - Line A) are at walking distance and provide our guests the opportunity to easily get to the main attractions of the Eternal City. Termini train station is also in the neighborhood so if you arrive by train from the airport or from another italian city, you can decide to walk to the apartment in 15 minutes and save money.
This 55 square-meter property is ideal for 2-4 people on holiday or visiting Rome for business. It is perfect for families with children. You can enjoy a double bed, a spacious living room and a fully equipped kitchen, a stylish bathroom, independent heating and air-conditioning, TV and WiFi.

Check-in is at 4pm of the agreed day and check-out is at 11,00am of the last day of the stay
Check ins after 8pm are charged 20 Euros.
Cleaning fees are 50 Euros and are due in cash at check in.
Guests are requested to bring a printed copy of their IDs or passports for registration
The guest(s) are kindly requested to:
observe the quietness of the building
not leave the garbage in the yard but place it in the appropriate cans in the street (turn left at main door and at 50 meters you will find the cans)
pursue a sustainable use of the apartment systems (for instance, make sure faucets are not dripping, make sure lights are off when you go out, make sure A/C is off when you go out, etc.)
report to the owner any malfunction of any system
leave the apartment (kitchen included) in order
The use of the apartment includes:
weekly bed and bath linen
water, electricity and methane gas
all appliances and accessories
independent heating and A/C
The use of the apartment does not include the provision of food, beverages, surveillance and daily cleaning.
The owner is entitled to request the guest(s) to leave the apartment in the following cases:
if the apartment is being used by third parties different from the guest(s)
if the number of people using the apartment is higher than declared to the owner at booking time.
All deposits will not be refunded to the guest(s) should the above cases occur.
It is strictly forbidden to make changes in the set up of the apartment as well as change the furniture position, color or make holes or hang nails in the walls.
The guest(s) may be requested to leave if, during the stay, the building regulations and/or common rules of civil education are not respected. Screaming, yelling or other emissions (loud music) will not be tolerated.

This apartment is just like the advert and absolutely perfect for a short or long stay in Rome. It's clean, spacious, and bright, perfectly located near to Termini station, and an easy walking distance from major sites and classic Roman neighbourhoods. Gianluca was unable to meet us on arrival, but his lovely friend met us and showed us around the apartment. Gianluca was easy to communicate with, and quickly answered all of our questions before and during our stay.

Two persons: me and my wife.
This apartment is very good for 2-3-4 persons. Two rooms were pretty nice for us: a lot of space. Especially I liked kitchen area: high "bar-style" table with suitable matched chairs, a lot of stuff.
Apartment was clean. On the bed we found towels (thanks!), a lot of shampoo and soap in bathroom.
Location is ok - not so far from subway and train station. Good "next door" vine bar, a few shops and even supermarket.
I didn't see the hoster, his friend Hadi helped us with check in/check out. If you ask me, I think this person should be more informed about apartment's parts (e.g. WiFi), but no problem here.
All questions we had were managed by owner pretty quickly. I liked that he was in touch all the time (messages here + iMessage). He was polite and attentive.
What else? I liked that owner appreciates feedback. It looks like he reaaly wants to make this place better and better.
Please do not forget to have fun with local elevator :)
We are group of 2 and stayed 6 nights there. Our flight arrived in late evening and Gianluca was nice to wait for us to give us the key at 10ish. The location is excellent, just 5 mins away from the safe side of the main station, Termini or 5 mins from Republica. We are two girls and we feel very safe to walk back in the late evening. There's a grocery down the street, which is convenient.
The apartment itself is clean and neat. Same as the pictures shown. Towels and bedsheets are clean. Kitchen is fully equipped which is nice as we cooked breakfast. There is a little balcony in the bedroom, which is cute. It's also great to have AC even in early September, you need it. The building has elevator for the luggage which you would appreciate it very much if you have big luggages like we do.
Overall, this is a great place and I would recommend it highly.
I have stayed here previously and recommended it to my parents who said:
Apartment was clean with a functional modern kitchen. Bathroom a little small, but that's being picky. Good AC and open windows for fresh air. Not far from Termini / Metro (10min), standard tourist dining in the immediate area, major sights a comfortable walk or just a few stops. Recommended.
The apartment was clean and well presented. It had good facilities such as air conditioning and comfortable sofas and bed. It doesn't have an oven, but we found the gas hob, toaster and fridge freezer were enough for what we needed. The location was good as close to the underground and also a conference I was attending for part of my stay. The apartment was also quiet so it is conducive to working or relaxing there. Our host was helpful and answered any queries quickly. The change over of keys was done without any problems. I would visit the apartment again.

Seul bémol: la vue sur l'extérieur donne sur une cours d'immeuble commune à 4 grand batîments qui n'est pas des plus glamour.

Having a small property in this neighborhood has always been my dream. Why? I have been practicing yoga for 7 years and the school is right here so I got fond of this area. The atmosphere is simply catchy. From busy mornings when everybody rushes to work to relaxed evenings in pubs and "enotecas" to sip delicious wine and eat tasty food. Just around the corner you get a wonderful view of the Colosseum and from there you can walk to the main attractions of the city.
