The Space

This ample house of 900 sq.ft is fully furnished and equipped for any length of stay with its own private terrace overlooking lush gardens. Personalized service with full-time staff to attend to everything. Located in an upscale neighborhood of Bellavista which is centrally located with the major avenue for Cuernavaca, Ave. Emiliano Zapata only 1.5 blocks away. The Historical Downtown with the Palace of Cortez, the Brady Museum, the Borda Gardens, and the 16th Cent. Cathedral is 5-8 minutes from Villa Las Palmas.

Villa Las Palmas has two sleeping areas separated by glass and turned red cedar French doors. The enclosed terrace bedroom has a view to the gardens below with an adjacent outside patio. The other double bed of this suite is in the living and dining areas. A beautiful Talavera handpainted tile bathroom from1950 looks out over the City. Spacious living areas provide comfortable spaces for up to 4 guests. A completely equipped tile kichen has plenty of light with two large, arched windows opening to the front garden and the back terrace and for those who wish to cook, this great kitchen comes with a gas stove/oven, 2 door refrigerator, toaster oven, juicer, coffeemaker, blender, glasses, dishes, silverware, pots & pans, and cooking utensils. Washer and service area for laundry-no extra cost.

A few steps away the pool area with majestic palms and a pool house with tables, chairs, 1950´s Frigidaire refrigerator and BBQ makes alfresco dining possible all year round.

The spacious interiors with arched windows and door frames, turned cedar French doors that open to the enclosed terrace, and cathedral ceilings with fan, triple thick brick walls with built-in niches makes this casita in all it´s original Vintage Mexican-style glory, a place to call home in the City of Eternal Spring.

Las Villas de Bellavista is a 3rd generation family business and is legally registered with the Morelos Tourism Department and the Federal Tax Authorities (SAT), which is required for any and all establishments offering any type of hospitality services. According to the Federal and State Tourism and Tax laws, a Federal 16% tax and a 2.5% State tax is required on all receipts in order for the rental contracts to be legally binding. Only with registered establishments are guests fully protected by State and Federal laws which regulate and oversee hospitality establishments.
Las Villas de Bellavista has earned from SECTUR the recognition of Distintivo "M" Programa Moderniza 2014.

Guest Access

Each Villa either has a small private terrace with table and chairs or private terrace with garden.
The pool and exterior furniture is shared between the guests at Las Villas. Feel free to the towel basket at the pool house.
Table, chairs and umbrella are set daily as well as the lounge chairs for sunning.

Interaction with Guests

We are going into our third generation and live on-site. So we are available all day.

The Neighborhood

Our neighbourhood is called Bellavista which means beautiful view. This is a residencial neighbourhood with great estates.
We have an art school across the street from Florence, Italy that gives classes. We are walking distance from convenient stores, supermarkets, etc.

Getting around

A block in a half away we have public transport (rutas) and up the street a radio taxi stand (taxi Citlalli).
We offer free parking for Villa renters and guests.

When coming from the international Airport in México city you would need to get a bus on Pullman de Morelos (ground transportation). It is a 2 hour ride to Cuernavaca.

We can also offer a private registered driver to pick you up at thr Airport.

Driver can also offer excursions to Haciedas, archeological sites, including the World Heritage , the silver mining town of Taxco, beautiful tepoztlan.

Other Things to Note

We have a mix of retired long term tenats and monthly guests escaping their winters, families in in the summers studying at our most prestigious Spanish language schools in Cuernavaca.
Vacationers eager to explore the historic Colonial highlands of México, for rich cultural experience.

When more than one Villa has a pet please have pets on leash in the common areas/gardens. (we will advise you when you check-in).
Please, Pets must be house trained. (No continuos barking).

  • Staying at Christina and Roberto's Villa was definitely the best part of our Cuernavaca trip. I had originally planned on a trip to San Miguel de Allende, but sadly couldn't find last minute accommodations. When I looked into a last minute trip to Cuernavaca I found Christina's villas to be the most beautiful and affordable. She replied to my request promptly and in less than 10 hrs we were there. I was looking for a quiet place where I could take my grandmother to rest and relax from the chaos of Mexico City. My grandmother fell in love with the place. The house was spacious, comfortable, clean, and very nicely decorated. Christina and Robert are excellent host. They made us feel right at home. We are looking forward to staying again here, but this time bring the entire family. Thank you Christina and Robert for such a wonderful stay.

  • La pasámos muy bien. Christina y Roberto fueron muy amables con nosotros y nos brindaron ayuda en todo momento. Además pudimos conocer la historia de la casa, la cual es muy interesante además de que la decoración del lugar con Talavera de Puebla hace de las Villas un lugar muy especial. Súper recomendable el lugar para pasar un fin de semana o varios días más.

  • Cristina & Bob are friendly and helpful, and have a full set of instructions and recommendations for those staying in the villas. Everything is set up to work well.
    The villas are centrally located in Cuernavaca, in a quiet neighborhood and are very convenient, have parking space for up to 2 cars and independent entrances to both (large) bedrooms. The main space is also independent, yet everything is really close together. One of the bedrooms lacks mosquito protections on the windows, and the larger property is vegetation heavy, so pack a bit of insect repellent.
    The kitchen, living room and dining room are both large, and reasonably equipped in what could be called vintage Cuernavaca style.
    The bedrooms have two full beds, space for clothing and a very decent size bathroom with space for toiletries.
    A 5 gallon jug of clean water was provided along with enough towels to shower twice every day (which may at some point become necessary with the awesome weather in Cuernavaca in the summer). No pool towels are supplied, so make sure to bring your own.
    The TV in the living room has cable, though no remote --which was not an issue for us, but might be for some.
    The pool area is shared by all of the villas, which did not bother us, save for the fact that some of the guests decided to throw a (loud) party until 4am on one of the nights. Make sure you ask if there are young party lovers booked to share the larger property with you before committing, would be my advice.

    We really enjoyed having Alejandro and his family stay with us for a weekend. Independence Day celebrations which is the biggest fiesta for Mexico with fireworks and parties starting at 11 PM happened to be the same weekend as their stay. We had last-minute reservations from guests who came to celebrate the holiday but they did not abide by house rules that limit parties at the pool area. Alejandro was very good natured about this when we apologized for these guests behavior.
    If we had been notified about any missing or torn mosquito protections on the windows, we would have attended to this immediately.

I am an expat who has lived in Cuernavaca for the past 30 years and returned to my home where I was born to marry and raise a family. I lived in California for the first 32 years and find Cuernavaca the best place to live in all the places I have experienced. The weather is the best in the world. I work with my husband in our second generation family business which his father from New York started when he retired in the 40's building and renting these beautiful Vintage Mexican Colonial style houses. We live on the property in the family home and take pride in trying to provide personal attention to our guests for a Mexican experience we hope they will always treasure. We are nature lovers and assure that our homes and gardens are pesticide free as we develop a green environment using composting, garbage separation and solar with natural fibers in our artisan decorations and linens.
