Cabaña Mar sits on a lush garden property with a beach club next door. It is a great private place to call home while exploring all Tulum has to offer. The room has beautiful thatched roof and simple amenities such as one double bed, chairs, closet, lamp, mosquito net and fan.

The best thing you will have access to is the white sand Caribbean beach just steps from your room.
The beach access is through our affiliated beach club located on the same property. Use of Akiin Beach Club facilities, such as furniture, outdoor showers, etc. are included. The beach club is usually open for breakfast and lunch. They also have an easy-going beach bar. The beach club is open to the public and often hosts groups and weddings.
You will also have access to the lush jungle garden, which features hammocks and a picnic table. The garden is exclusively for guests of our eight accommodations, so it’s pretty private.
There are sea kayaks on the property that are available for your use.
We offer Wi-Fi, though it is slow and often unreliable. If constant Wi-Fi access is important to you we are unable to provide it at this time. Many Wi-Fi locations at nearby beach clubs and restaurants are available.
Guests can request a gym pass for Adventure Fitness Club located in downtown Tulum, 10-15 minutes away by car. It features a fully equipped gym, hot showers, lockers and more. The classes included in your gym pass may change, but previously have included yoga, zumba, latin dance, cross-fit, spinning, and others. They can also help you hire a personal trainer, private dance classes and other services.
Interaction with Guests
It is unlikely that we will be there for check in/out. We try and meet our guests at some point during their stay, but we don’t always coincide. If you have a question or concern please let us or our staff know as soon as possible; don’t wait to run into us.
We work with a small staff to ensure you have a relaxing and positive experience. The cleaning staff will stop in every day, and there is a property manager on site all afternoon. We cater to independent travelers that look for privacy and are happy to explore on their own. In an emergency our property managers are available by phone; also the head of maintenance lives on site, though he does not speak English.
We are always happy to help, but until we develop mind reading abilities, please let us know if you have any questions or issues as they occur. We appreciate having the opportunity to address them.
Great beach location, a quick 10-15 minute drive from Tulum town and highway 307, minutes from local cenotes, Tulum's ruins and the Sian Kaan Biosphere.
We are also very close to all the hip jungle side boutiques, restaurants and bars.
Our property is in an ideal part of Tulum’s wide palm strewn southern beaches between Ahau Tulum and Coqui Coqui. Some of our neighbors include Hartwood, Casa Jaguar, Cenzontle, Uno Astrolodge, Shiva, Yoga Shala and Il Barino.
La Zebra is a great place to take a free salsa dancing class on Sundays. They also have great mojitos made with fresh sugar cane juice.
There is a great little wine store on the property. It also has a nice selection of mezcal and tequila. What better way to take in the natural beauty of your surroundings?
Several bike rentals are nearby so you can explore the area.
We are happy to make additional recommendations once you have arrived.
The full moon lights up this world-renowned beach whose white sand reflect the moonlight so well you can almost read by it. There is very little light pollution so the stars are endless and amazing.
Visit us from May to September and experience the joy of turtle season, there are a few mamma turtles that come up on our beach each year. Arrive in August-September and you are almost guaranteed to see some babies heading out to sea.
Tulum is a small community so it’s easy to discover your own favorite spots.
Rent a bike. Many local attractions like cenotes and the Tulum ruins are in biking distance. Closer to home you will find many great restaurants, bars and boutiques. Remember to wear a helmet and ride single file when on public roads.
Renting a car is another great way to get around the area, especially for longer stays. We recommend getting one at the airport when you first arrive. There are also rental companies in Tulum. Downtown Tulum is less about ten minutes away by car, and you can find many great places to eat and shop that are more budget friendly once you leave the beach road. There are many other cool things to do in the surrounding areas, like climbing the Coba ruins, snorkeling with turtles in Akumal, walking the colonial streets of Valladolid, swimming in crystal clear cenotes, and more. All of this becomes accessible with a car.
Please be aware and alert when purchasing gas as the attendants are infamous for giving the wrong change and using sleight of hand to switch your bill for a lower denomination one.
There is a parking lot for your use on the property.
Taxi cabs are easily hailed and should have a price list you can ask to consult. If haggling, do so prior to getting in the cab. Tipping is appreciated but not expected (except for airport runs or all day excursions when tips are standard).
In town you will find the ADO bus station, an inexpensive way to get to the airport as well as various archeological sites.
Public transportation vans, a.k.a. "colectivos," can be hailed from the main avenue in town as they go up to Playa del Carmen (they will drop you off anywhere along their route too). There are also vans that go to the beach, but these must be taken from specific stops in town. You can hail these down on the beach road as well, though they are primarily for those commuting to and from work on the beach and they sometimes won’t stop for tourists.
Tour companies are another great way to explore the area. The Sian Kaan Biosphere is Mexico’s largest freshwater preserve. As such it is best explored from a boat or kayak. With a guide you can see the tremendous number of birds that nest here, float down canals used by the ancient Mayans and watch the sun set into the lagoon at the end of the day. Other Things to Note
All of our properties are non-smoking. This is strictly enforced as it is a serious fire hazard for our thatched roof palapas. We would also prefer that our guests stay safe.
We recommend you bring a flashlight or headlamp, mosquito repellent and sunscreen with high SPF.
Many establishments on the beach are cash only. ATM's are located in various locations throughout the beach road, including one on our property. However the ATM’s located in town and at grocery stores are less prone to being out of service and have lower fees.
Please do not throw toilet paper in the toilet, use the wastebaskets provided instead.
Rooms are cleaned daily; fresh towels and sheets are provided every third day unless requested. Keep in mind that all water and electricity must be brought in or generated so please be mindful of your consumption.
All rooms have 24hr electricity.
Well-behaved children are welcome.
You may want to ask if there is a wedding or event planned at the beach club during your stay. Weddings occur some weekends throughout the year and can go until 2am. On those occasions the beachfront area is cordoned off so that you have a private beach separate from the wedding party.
The sinks and showers drain to a grey water garden so please use biodegradable soaps if possible.
We do not have hot water on site.
There is no kitchen access.
Our property is not baby-proofed.

All paper (including toilet paper) and other trash must be thrown into the trash bin, not into the toilet.
No smoking. No candles or incense.

Accueil très mauvais de la part de l'hotesse. Nous arrivons fatigués sur Tulum, et pour bien commencer le séjour, le taxi ne connaissait même pas la localisation du club, nous avons fait plusieurs allers-retours avant de trouver. Nous sommes arrivés en plein mariage, avec musique a fond jusqu’à 3h du matin et employés non disponibles. . Dans la chambre il n'y avait ni eau, ni serviettes. Le lendemain c'est des travaux dans la partie restaurent qui nous ont cassés les oreilles jusqu' à minuit, et qui ont repris à 7h30 du matin (coup de masse et perceuse, c'est sympa au réveil...).
Après rien à dire sur la beauté du site, l'emplacement, la beauté de la plage...
Dommage que la séjour ait été gâché par autant de bruit soir et matin et la mauvaise humeur de l’hôtesse (fatigue peut être).
En résumé : Faites attention à la proximité avec le club de plage akkin, soirées fréquentes et agitation du restaurent.
Great location by the ocean (no sea view) and a beautiful beach. The house smelt like mold and as they write the showers only have cold water, so i would not stay here for long.
Unterkunft ist wie beschrieben sehr einfach. Wie der Rest von Tulum leider total überteuert, das heisst Preis-Leistung-Verhältnis stimmt leider überhaupt nicht. Tolle Lage, direkt am Strand, aber Nachbar Beach Club ist ein Hochzeits-Spezialist und wenn Events stattfinden, kann es lange schon mal lauter werden...uns hat es nicht gestört. Was es wirklich zu bemängeln gibt, ist die Gemeinschaftsdusche, die weder Wasserdruck noch heisses Wasser liefert. Daher auch der Zimmerpreis überzogen!
I stayed at Mimi and Richards place for 5 nights. It's in a perfect location - right on the beach, yoga across the road where you can also rent bikes, great restaurants in walking distance (all the restaurants in the area are expensive so be prepared to pay more than you would in town). It's a great spot to just relax or explore the local ruins and cenotes. If you could rent a car it would be a good idea otherwise be prepared to bike or taxi into town for anything you need. Mimi was a great hostess - very helpful and quick communication. Alex "the receptionist" at the beach club was very knowledgeable about the local area. I'd definitely recommend Pico Beach to anyone wanting to stay in the beach hotel zone of Tulum
We found this establishment to be way overpriced and not value for money. The prime driver for this business is their catering of weddings & functions which isn't revealed until after booking. We felt we came a very poor second and couldn't even order food after 6pm. There were weddings on both sat and Sunday with loud music that didn't finish until around 1pm. We paid for the best room the Carribean suite which had air con a definite must have although from the air BnB pics were expecting a beach front room not nestled behind the 2 eating area rooves. Staff were pleasant enough but it wasn't the intimate AirBnB experience we have been privileged to enjoy through out our prior Mexican travels.

Tulum beach is not cheap and had you been bothered to read our detailed property description or respond to the detailed email we sent before your arrival you would have hopefully understood more about our property and what to expect. We do not advertise beachfront luxury rooms. We cater to people seeking Tulum's biggest luxury- nature and the beach.
Also would have been helpful to both of us to allow the reservation alteration request be confirmed so you could have at least reviewed the correct room. Most of our guests enjoy out little slice of paradise and we are saddened you did not.
We just came back from the perfect vacation at Cabana Mar at Pico Beach. The room was super comfortable and steps away from the most beautiful beach...and the bathrooms. We couldn't have asked for a better stay. The room was sparkling every day, with clean towels right when we needed them. Special thanks to Leo and the staff at Akiin for being amazingly helpful, friendly, and making every moment memorable.

Such a nice, chill, relaxing place to stay just steps away from the beach. The food and the staff at the restaurant next door were superb and Mimi, Leo and the crew were very welcoming. Richard is a Mexican American young entrepreneur overworking himself in paradise. His sister Mimi is the former property manager and our friend Alex is now part of the team.
We have a garden oasis of five rustic beach side garden cabanas, a second floor suite, a third floor rustic perch with sea view and a beach front home. It's called Pico Beach by Akiin. Our simple properties are run more as a guest house than hotel and cater to independent travelers that want a simple, rustic, and relaxed Tulum experience. Bikes and taxis can be hired easily in this fabulous part of Tulum's Southern beach zone. Some of the maps are incorrect, we are located ON THE BEACH road between Ahau Tulum and coqui coqui hotel, directly next door to Akiin Beach Club. The cabanas are part of Akiin Beach Club but are in their own garden area of the property.
We update our calendar religiously.

Please note that events and groups use the beach club space on a regular basis and weddings occur most weekends through out the year but most heavily November through June. Please keep this in mind prior to booking, especially during the winter months.

Richard works in marketing, property management and as of this year opened his own restaurant. In his spare time he swims, dives, plays with Malix Futbol Club de Tulum and also plays ultimate frisbee. He travels whenever possible. His favorite places in the world are New York City, Guanajuato and Mumbai.
Alex is our go to property manager and has become an essential part of our team. When not playing ultimate or taking his dogs to the beach he is usually the one to answer messages.
Our place has continued to grow and we are quite busy with other projects and often work remotely. Our beach properties are part of Akiin beach club and we have helpful staff members who work with us. Our new downtown studio apartments are an ideal base to explore the area with more modern comforts like AC and strong WIFI.
