Historic, safe neighborhood (South Carthay). Building is from 1936. Centrally located and close to West Hollywood, Beverly Hills and Hollywood attractions. Hardwood floors throughout. Street parking, public transit close by, coin operated laundry in building, and garden patio area outside back door for quiet reading or having a cup of coffee. I have lived in this apartment for 24 years and I am renting out my extra bedroom. Nice, quiet, 49 year old, gay man. Great place for a couple on vacation for a few days or someone working in the area who doesn't want to stay in a hotel. Full kitchen, living room and dining room privileges. Living room has a 46" flat screen, blu-ray, wifi, and apple tv, Netflix streaming, and I will gladly share. The bedroom has a queen sized mattress and bed and is very comfortable. Plenty of street parking and great access to all public transit. I gave up my car 15 years ago and have been using public transit since, with very few regrets. I can show you how to get just about anywhere you'd like to go by way of bus, subway or train and I'd be happy to help. It's not my rule but there are no pets allowed in the building, so if you have an animal it's not the place for you, sorry. Two people are the maximum I can allow as there is only one bathroom and it gets a little complicated trying to manage that one drawback. Thanks!
Guests are welcome to use just about anything in the apartment. I like to watch movies a few nights a week in the living room but am perfectly fine with sharing or showing you how to use the television and apple TV. I have almost anything you could want in the kitchen as far as appliances such as a Cuisinart food processor, vintage Oster blender, Vitamix blender, Swissmar Borner mandoline, KitchenAid mixer, Henckels knives, Le Creuset cookware, etc. As long as you take care of them I love sharing.

I work full time Monday-Friday retouching photos for an online shoe company. Some guests I tend to see all of the time and others I hardly see at all, depending on their schedules.
South Carthay HPOZ (Historical Preservation Overlay Zone) is located on the site of the former vegetable fields for Ralph’s Market. Residential development in the area began during the early 1930s. Almost half of the single-family dwellings in South Carthay were designed and built by Greek developer Spyros George Ponty, who built homes throughout Los Angeles and Beverly Hills. Ponty and other contractors constructed homes in the Spanish Colonial Revival style. The characteristic use of low-pitched red tile roofs, arched doors and windows, and smooth stucco exterior finishes provides visual continuity and cohesiveness to the neighborhood. South Carthay residences are exceptional for their quality construction, skilled craftsmanship, decorative detailing, and individuality — no two homes are exactly alike.
My apartment is ideal for public transit. Within a 4 block radius, I know of at least 11 different bus lines that are walkable. There is also a bus stop right in front of the apartment building. Door to door service to LA Live, Staples Center, Koreatown, Downtown Los Angeles, Olvera Street and Union Station.
Other Things to Note
Two things that I get asked often: No, I cannot accept guests with pets of ANY type. This is not my decision, it's the landlord's policy. Also, I live in the apartment and there is ONE bathroom, so, yes, we will be sharing that bathroom.
Please take the time to read some of my reviews before booking. I haven't had anything but a good experience yet with my guests and I hope it stays that way. Since I am in the apartment at the same time you stay here, I try to give people their space and help out when it's needed.
I don't have many rules around here other than basic reciprocal respect. If you cook and make a mess, just clean it up. I don't have any problem with people coming home as late as they please as long as they make an attempt to be quiet. After all, if you're on vacation you should be having fun! Also, no problem with drinking. No smoking allowed inside room or the rest of the apartment.
I had a wonderful time at Jeff's place! The apartment has a very special charme and is beautifully furnished and decorated. Jeff was a wonderful, very helpful and very interesting host. He was at home when I arrived and even proposed to meet me at the bus station. I highly recommend this place especially for people trying to make their stay without a car. Jeff knows everything about local transport, no matter in which direction I wanted to go and provided a tap card for the local transport to make paying much easier. He also had a lot of recommendations for the neighbourhood like nice (and less expensive) places to eat, places to buy food or other things, museums etc.
I felt at home from the very beginning of my stay and like leaving a good friend at the end of it! Thanks a lot for making my stay in big and busy L.A. so comfortable and so good.
We had a very nice stay at Jeff's place. He had everything ready for our arrival even though we booked just a day before. The room is cosy and quite well located to visit the city. Jeff made us feel very confortable and we really enjoyed our time at his place. Would definetely stay there again!
The first Airbnb for me...excellent! The host is friendly with a high sense of humor..! Love the place, rich of beautiful plants and artistic place! The best location in LA.
5 stars! Jeff was a great host - an interesting personality, great conversation and engaging to be around. Just a very chill and friendly host. His house is fully of fascinating curiosities and is in a great location. The room and bed are comfortable and spacious, the water pressure in the shower was great. I spent a weekend in Feb 2015 and enjoyed walking access to nearby shopping centre The Grove, went to the Hollywood Farmers Market (Jeff and I took the bus there and walked along the walk of fame). He also pointed me in the direction of LACMA (he'll get you in for free) also walking distance and his bus directions to the Getty were spot on too. I even had the opportunity to bake some cookies one night - his kitchen is great and well equipped :)
My hubby and I had such a perfect time staying at Jeff's place. The bed was super comfy and towels very nice DKNY soft cotton. We had great communication with Jeff who is super nice, relaxing and helpful. Even though it is a shared bathroom, everything was smooth and we felt like we had our privacy. The location was perfect since it is just a few minutes from our favorite restaurants like Real Food Daily, Urth Caffe and also the Grove. We both would be very happy to stay again at Jeff's artistically beautiful place! Thank you again Jeff for being such a hospitable and awesome host!
Jeff is a super great host！His apartment is beautiful and good taste that seem like a private museum. The block is beautiful and quiet. In advance，Jeff also gave us a lot of useful advice of traffic and travel. We booked 4 days but we were staying for 7 days cause Jeff and his apartment both were sooooooo great and we decided to spent more time here. Thanks again for this nice experience. We hope we should stay here again when we come back to LA！
About the Host, Jeff
46 year old gay male who has lived in my apartment since 1992 (originally from Kansas City). I work at home doing retouching and color correction for photographers. I also paint, draw and make sculpture. Easy going. I am a local history buff and know many things to do in Los Angeles that aren't usually found in guidebooks. I also ride public transit and can tell you how to get just about anywhere without a car. Vegetarian for 25 years, but not the pushy kind. People should do whatever is right for them. I love to travel and my favorite place to visit is anywhere in India or Nepal.
This is the closest convenience store to my place. Since it's just over the border of Beverly Hills, they don't sell alcohol, fyi.
This is a great park right around the corner. They have a running/walking track, lots of green space and a community center with restrooms. Good place to have a morning walk before your day.
If you need to know anything about any movie ever, this is the place. This is the Academy of Motion Pictures Arts and Sciences' library. Amazing collection.
This is the closest convenience store that sells alcohol.
This whole block is called Little Ethiopia and there are probably about a dozen Ethiopian restaurants. I've tried most of them and haven't had any bad experiences.
My favorite greasy spoon all american hangover breakfast spot. Sometimes the wait is long on a weekend morning but it's worth it and the employees are like family. Love it.
If you like Starbucks, this is the closest.
Very good Indian grocery and deli. The family who own the place are amazingly nice. The best samosas in my book and cheap. 15-20 minute walk.
My favorite Irish pub in Los Angeles. They also have a full menu and amazing deep fried pickles. Plus, you can walk there in about 10 minutes.
Nice, walkable coffee, light breakfast or lunch place. Great for people who are bored with starbucks.
World class museum within walking distance from apartment.
This is the closest Trader Joe's to my apartment and is about a 15 minute walk.
