This 2 bedroom apartment located directly off of the prestigious Blvd East* is only minutes to Manhattan and is perfect for a family or a small group of friends. The bright and spacious pre-war apt sleeps 5-7 (Queen size bed, twin bed, couch and futon. AeroBed and "Pack & Play" crib available upon request).
It features original hardwood floors, crown molding, Air conditioning, surround sound, wifi, flat screen TV with cable, track lighting with dimmers, stainless steel appliances, microwave, dishwasher, bathtub/shower, coin laundry on main floor ($1.75 per load) and soundproof, Eco friendly windows.
The apt is on the 3rd floor (3 quick flights up - no elevator/lift) and has lots of natural light and beautiful views of the sunset towards the west. The bus stop and breathtaking views of the NYC skyline are both right outside the door and buses will bring you to the center of Times Square 42nd St in 15-20 min. A beautiful alternative to the bus is the ferry which takes 8 min across the Hudson River and is a must at least once during your stay.
The apartment is currently unoccupied so all the drawer and closet space is yours to unpack in. It's beautifully and stylishly decorated with all the comforts and amenities of a hotel but without the clutter of someone else's belongings. You're free to make yourself at home and to respectfully make the place feel like your own.

* - Blvd East runs along the crest of the Hudson Palisades, affording it stunning views of the Hudson River and the New York City skyline that are recognized around the world. Much of Boulevard East runs parallel to the edge of a sheer escarpment and offers expansive views of the iconographic Manhattan skyline. Dotted with parks, green space and scenic lookouts, Blvd East is a popular stop for tour buses allowing tourists to capture photos of the best and most famous view of NYC. Since 2009, when Macy's began to launch its annual Fourth of July fireworks from the Hudson River, portions of The Boulevard are closed to allow spectators to view the display.

Fue realmente una experiencia muy buena, no solo el departamento es agradable y muy cómodo sino que esta bien ubicado y es muy fácil de llegar a ny desde ahí, además se encuentra muy cerca q boulevard easy desde donde se aprecia una vista muy linda de Manhattan. Ryan fue siempre buen anfitrión y estuvo pendiente de nuestras consultas en todo momento.
l'appartement était conforme aux photos , malgré nos précautions pour éviter au maximum de faire du bruit ,nous avons vu quand même la voisine du dessous le dernier soir ! le quartier est très calme , magnifique vue sur Manhattan de l'East boulevard . L'arrêt de bus est à 2 mn et en 15mn nous sommes à Manhattan.
Le retour se fait de Port Authority ( Bus (phone number hidden))à 3$ ou prendre le ferry mais c'est plus cher .
nous n'avons pas vu Ryan mais il était joignable par tel si besoin , c'est un hôte attentionné ( un cadeau nous attendait)
quelques petites améliorations pourraient être faites dans l'appartement ( un pied du futon abîmé, la vaisselle un peu juste pour 5 personnes ) .

Ryan's apartment is great! Everything is exactly as described in the post! Ryan was very hospitable and checked in regularly on us to see if everything was well. We were asked to take off our shoes (as the floor creaked and disturbed the downstairs neighbor... she was at the stairs to tell us this in person as well).
Overall, this is a great property that is about a block from the Hudson, walking distance to plenty of shops and the bus, at a very affordable price. The next time we travel to the city, we hope to rent from Ryan again!
This is the first time I used Airbnb, and it couldn't be better. Great communication with Ryan, even if we couldn't mert him. We had a problem in the apartment and he fixed in a couple of hours.
You cannot ask for a better location: walk for two minute and you'll find a bus stop, take one of the bus (24 h service) and you'll be in the hearth of Manhattan in 15 minutes (a little more in peak hours). And if you walk from the bus stop for other teo minutes, you'll have one of the best view of NY skyline. What else do you need? Summarising: if you find this apartment available, don't think twice.
El departamento me ayudó muchísimo durante mi estadía de 4 días en NY.
En un inicio se me complico llegar a el pero Contacte Ryan y me envió las indicaciones y así pude llegar con un bus a 15-20 minutos desde el Port Authority en el centro de NY.
El apartamento es cómodo y tenía todos los servicios ofrecidos ( use la cocina, wifi, tv, calefacción).
El único detalle fue que el apartamento está ubicado en un 4to nivel y debido a que viaje acompañado de 2 adultos mayores, se complicó un poquito subir por las escaleras ( el ultimo castigo porque durante todo el día en NY se camina muchísimo
Thank you for your review Yohana! I just wanted to correct something. The condo is on the 3rd floor which is 3 flights up. Most older buildings in NYC don't have elevators and you are right, it's a bit tricky with older people and babies. I hope you enjoyed your stay! Thank you again!
De buurt ligt net naast New York aan de overzijde van de Hudson. Door Ryan waren er netjes informatieformulieren opgehangen over de omgeving en de manier om New York te bereiken. Een tochtje met de ferry was een zekere aanrader om op een andere manier New York binnen te komen. Het appartement was schoon en zag er goed verzorgd uit. Alles was aanwezig om het verblijf te veraangenamen. 1 klein minpuntje was de gehorigheid voor de onder buren, maar door Ryan was ons gezegd de schoenen uit te doen. Dit hebben we gedaan maar toch heeft 1x de onder buurvrouw gezegd last van ons gehad te hebben dit was 's morgens rond 10 uur een tijdstip waarop het niet vreemd is in mijn ogen om dan door een woning te lopen. De ruimte was groot en ruim genoeg voor ons 5 personen die er 1 nacht hebben verbleven de rest van de nachten waren we met 4 personen.

The apt is bright, spacious, close to the bus stop and located in a safe and quiet street.
By bus it takes around 30 minutes to reach Manhattan and to come back. There are two options: the regular buses and the gypsy buses. The gypsy buses are not illegal, although they are not official. Sometimes they are not available because of NY police. The official ones have a long queue during peak hours.
One night we need to come back from Manhattan by ferry and Ryan was very kind to give us a ride from the ferry terminal to the apt.
As I said we had some issues during our stay:
- the downstairs neighbor complains a lot about the noise. The apt's floor is made from wood and cracks when we walk through it. She came 3 times to knock on our door to complain and one time left a note. She works at home, so doesn't matter the time.
- the bathroom sink was clogged and took 2 days to be fixed.
- the sofa-bed in the 2nd bedroom was broken. Also there was a book instead of a foot of the bed.
- the kitchen is equipped to prepare breakfast and supper, if you want to prepare a real lunch or dinner you need to improvise.
- the dishwasher was not working well during the first days and stooped to work in the 5th day and was not fixed until we left.
- the blinds in the bedroom were broken. My wife had to use a eye mask to sleep.
Resuming. The apt is good, but it needs some renovation and a better maintenance.

Hey! My name is Ryan and I am a dad, a traveler, an entrepreneur and a performer (a long time ago). I performed onboard Royal Caribbean Cruiselines as a singer and dancer in the revue shows. I was fortunate enough to travel LITERALLY around the world over my 3 years on ships and had amazing experiences that I couldn't have packed into a lifetime of traveling had I not been "working" at the same time.

Originally I'm from LA but have lived in NY for 10 years now trading one show biz city for another. I have stopped performing but have remained on the business side of show business as a producer and founder of 2 companies tailored to performers in the Entertainment industry.
I love to look for interesting places to stay during my travels and much prefer the comfort, space, uniqueness and warmth of someone's home to an impersonal and more expensive hotel. It feels like I'm experiencing the place I visit the way the locals do.
I became a dad to an amazing baby boy in Jan, 2012 so trips to places like Australia, Africa, Europe and Hawaii are gonna be on the back burner for a while but I LOVE living in New York City and hope to help make other people's vacations to this amazing place as special as the one's I've experienced in the past.
