The Space

Great location on Bernal Heights's North Slope, this newly remodeled private garden studio/efficiency includes a full bath (with tub/shower), kitchenette with sink, small refrigerator, coffeemaker, microwave and toaster over. Super quiet; no through traffic at our location. Comfortable queen size bed with memory foam top. More closet space than you'll ever need. Radiant heat to maximum comfort. Small HD flat screen TV with premium cable TV and wireless & wired Internet. Garden space. Easy access to 101/280 freeways. On-street parking is usually available, but peak hours can at times present a little challenge. Sub-compact cars have the advantage!

One block to Precita Park surrounded by a kid-friend cafe, restaurant, deli, corner grocer and park/childrens' playground. Two blocks to Bernal Heights Park walking trails with spectacular views. 3-1/2 blocks to 24th Street shops and restaurants. Easy access to bus lines to downtown & BART, or walk to BART in 12 minutes. One block to Bernal 67 bus line. Quick 10 minute drive to Noe Valley/Castro, Civic Center, Potrero Hill.

We fully remodeled the building in 2011 and took great pride in blending original architectural details (1908) with modern amenities. Be among our first guests!!

o Precita Park Café. Serving 3 meals every day, Precita Park Café is committed to working with local, family owned businesses that share their commitment to community and a sustainable lifestyle. Scrambles, warm & cold sandwiches, smoothies, salads & pizza nightly. Open daily 7 a.m. to 10 p.m. Located at the east end of Precita Park at Alabama.
o Harvest Hills Market. Located at the west end of Precita Park is our local grocer featuring organic produce, dairy and specialty products. Open daily 7 a.m. to 11:30 p.m., to 12:30 a.m. on Fridays and Saturdays.
o Hillside Supper Club. Founded by chef/owners Tony & Jonathan, the HSC offers a la carte and prix fixe options Wednesday through Monday (6 p.m .- 10 p.m., 10 a.m. - 2 p.m. on weekends). Located on the west end of the park at Precita & Folsom.

  • This was a great Air BNB, I'd easily stay here again the next time I'm in SF, highly recommend.

    As I was here for a friend's wedding, I didn't have much time to relax and enjoy the suite, but the little we did use it, it was adequately comfortable. The spot is immaculately clean, and retains a very welcoming, modern "hotel" feel. I feel cleanliness is very important, as some places I've stayed in are just a little grungy, making you wonder what exact "moderation" or standards does Air BNB really require of their hosts?

    Anyways -- Please note that (I believe) there is another rented out Air BNB above you, and (I believe) that the hosts actually live on the 3rd floor. This is not really an issue, but may be something to consider if you're staying here.

    Regarding the hosts, I only met Felipe, who seemed very nice and friendly. Other than that, you wouldn't even know there were there, which is not a complaint; there seems to be pretty decent privacy here.

    The only issue we had, was finding parking. Felipe mentioned this usually isn't an issue in their neighborhood, but we went during Pride weekend, which brings the masses to the city; it took me literally one hour to find parking near the BNB -- twice. Given, I drive a long Toyota Tacoma truck, and this is not the best vehicle to navigate SF in; you should be fine if you have a small car. But again, we simply came during a bad weekend. As far as the neighborhood goes, it seems pretty quiet, with a coffee shop in walking distance. At night, it seems safe, but again, this is still a big city and anything can happen.

    Overall, I would wholeheartedly recommend this place to anyone.

  • Felipe was out of town when I was there, but he was super responsive via his emergency number. I called him for a quick and he answered very promptly. The place looks exactly like the images! I love how nice it smelled and everything was very clean and tidy. The neighbourhood is super quiet (I slept like a baby) with a nearby park. There's a cute Charlie's Cafe in the area which served awesome tuna sandwich. You're about 10-15 mins ($16 cab ride) to Union Square...There's not much restaurants to eat around there and you definitely need a car to get around. But the cab ride is fairly inexpensive. Overall a great experience...It felt super homey and welcoming.

  • We had a wonderful stay and Brad and Felipe's Private Garden Studio. It was very clean, modern and comfortable. The setting is private and beautifully landscaped. We loved walking to the local restaurants and there is a great organic market close by where we could buy things to keep in the refrigerator. We would definitely stay here again on a future trip to SF.

  • A beautiful place to explore SF!
    Arriving at the apartment by car, you easily find a parking space. The neighborhood seemed to be save, clean and in/hip. With the very precise description of Felipe we easily entered the apartment. It is very stylish, with love for details, cozy and clean. We are happy having met our Hosts Brad & Felipe. They gave us good advice how to explore SF the best way. Felipe has even brought us some milk on our arrival day. Juice, water, coffee, bars etc were already provided. We absolutely felt at home and highly recommend staying with these wonderful guys. Thank you so much!

  • The Private Garden Studio was absolutely fantastic! It is located in a wonderful, quiet neighborhood, and within a couple minutes walking distance to an organic market and large park. The patio was perfect for relaxing after a full day of sight seeing, and the bed was one of the most comfortable I have ever slept in. The french doors are perfect to leave open on a cool evening and the large windows let in a ton of warm sunlight. The whole space is modern and updated. Brad & Felipe were extremely helpful in pointing out some places to visit and helping us to navigate around town. If and when we make it back to San Francisco, we will most definitely be staying here again!

  • Brad and Felipe were always available to answer any questions we had. The studio was very clean and comfy and stocked with breakfast supplies. The location is nice and fairly close to the bart station (about a 7 min cab ride). I would stay there again!

  • Un grand merci à Felipe pour son accueil et félicitations pour son français parfait.
    Nous n'avons pas eu la chance de rencontrer Brad du fait de nos journées très remplies.

    Le logement était parfait. Mention spéciale pour la terrasse fleurie sur laquelle nous prenions notre petit déjeuner le matin au soleil. Le réseau de transport nous a permettait de rejoindre Fisherman's wharf très rapidement (ligne 27 jusqu'à market) puis cable car jusqu'à hyde.

    Le quartier était en outre charmant.

  • I noted the scent of jasmine wafting through the garden and knew I had chosen the perfect place to stay in SF. Private, quiet, sensibly appointed and very clean. One can sleep well here and then enjoy the beautiful vistas, parks and cafés, all within walking distance. Being able to take advantage of the lovely private garden was a treat. Thank you Felipe!

  • Wonderful place, wonderful hosts! Brad and Philipe were so nice. The apartment was very clean and the amenities included really added to the convenience of staying here vs. a hotel room. Our first BnB experience was a hit! 5 Stars.

We have owned our San Francisco property since 2005 and have invested time & effort to ensure your comfort through an extensive remodel project (2010-2012). We both work in tech industries (biotech & Internet), and plan to stay in the Bay area for a long time. We spend equal time cooking in and eating out with a great network of friends; we fashion ourselves as novice foodies. We enjoy a good bottle of wine and exploring new parts of the City and the surrounding area. We spend time at the gym, the pool and the paths in Bernal Heights Park.
