The Space

Great location on Bernal Heights's North Slope, this newly remodeled private garden studio/efficiency includes a full bath (with tub/shower), kitchenette with sink, small refrigerator, coffeemaker, microwave and toaster over. Super quiet; no through traffic at our location. Comfortable queen size bed with memory foam top. More closet space than you'll ever need. Radiant heat to maximum comfort. Small HD flat screen TV with premium cable TV and wireless & wired Internet. Garden space. Easy access to 101/280 freeways. On-street parking is usually available, but peak hours can at times present a little challenge. Sub-compact cars have the advantage!

One block to Precita Park surrounded by a kid-friend cafe, restaurant, deli, corner grocer and park/childrens' playground. Two blocks to Bernal Heights Park walking trails with spectacular views. 3-1/2 blocks to 24th Street shops and restaurants. Easy access to bus lines to downtown & BART, or walk to BART in 12 minutes. One block to Bernal 67 bus line. Quick 10 minute drive to Noe Valley/Castro, Civic Center, Potrero Hill.

We fully remodeled the building in 2011 and took great pride in blending original architectural details (1908) with modern amenities. Be among our first guests!!

o Precita Park Café. Serving 3 meals every day, Precita Park Café is committed to working with local, family owned businesses that share their commitment to community and a sustainable lifestyle. Scrambles, warm & cold sandwiches, smoothies, salads & pizza nightly. Open daily 7 a.m. to 10 p.m. Located at the east end of Precita Park at Alabama.
o Harvest Hills Market. Located at the west end of Precita Park is our local grocer featuring organic produce, dairy and specialty products. Open daily 7 a.m. to 11:30 p.m., to 12:30 a.m. on Fridays and Saturdays.
o Hillside Supper Club. Founded by chef/owners Tony & Jonathan, the HSC offers a la carte and prix fixe options Wednesday through Monday (6 p.m .- 10 p.m., 10 a.m. - 2 p.m. on weekends). Located on the west end of the park at Precita & Folsom.

  • We loved the garden studio of Brad and Felipe! The room is spacious, clean, tastefully furnished and decorated; bed comfortable, covers suit all temperatures - we were lucky and had a lot of sun and could have some of our breakfasts in the garden. There was a generous supply of breakfast coffee, cereal and drinks in the kitchenette. Walking distance to the Precita Park Cafe as well as the Organic Market at the corner of Folsom and the upscale neighborhood Supperclub are great advantages. The combination of the quiet of Bernal Heights on one hand and the walking distance to 24th Street's bustling street life with every thinkable menu (such as a great traditional deli and the best fresh juices ever) as well as bookstores etc. on the other hand, makes this the perfect place for a San Francisco stay. Don't miss the extraordinary display of wall art all over that part of the Mission. We met Brad and he was so kind and helpful! We hope to meet Felipe too next time, when we'll certainly be back.   • Brad and Felipe's Bernal Heights studio was perfect for my needs. Very high end amenities including great pillows, towels, sheets and soaps were all included. Same for breakfast items, even though I didn't use any of them. The space itself was well sized for my needs and it has direct outdoors access right outside the french doors. I really like the studio, and i stay in a lot of SF Airbnb spaces, so this one is a winner. I will return.

  • Just lovely. This is a gorgeous little gem of a spot. Clean and well-appointed, this sweet little garden studio is the perfect spot for those who crave comfort and privacy. The parking was easy and convenient in the cul de sac behind the studio and the neighborhood is charming. Brad & Felipe were not available when we traipsed in and out, but their book of tips for the surrounding neighborhoods & SF at large was like having a private concierge!
    We will certainly try to book with them when we return to town.
    Highly recommended.

  • Fantastic, Super clean and Peaceful stay. The best part is the calm and lovely neighborhood including an amazing food joint called, Precita Park Cafe a couple of minutes away, we ate there a few times. Check out the pain de mie bread. Easy to get to the city center from the 24th Mission Bart(subway equivalent). Brad and Felipe are very helpful and quick to respond to any questions. Would happily stay again, book without hesitation. Best, Sandeep

  • 3D2N stay in the heart of SF. Hosts were fantastic. House is beautifully renovated. The room was spacious and the beds were very comfortable. If I didn't have to return to work back in LA I would have been tempted to set up permanent residency in the garden studio. Easy to find parking nearby as well which was important!

  • My husband and I have been guests of Brad and Felipe on three trips to San Francisco, and we really love everything about this charming studio apartment. Very private and exceptionally clean and easy access in and out. The hosts are very friendly and always helpful. Couldn't ask for more!
