This property is located in front of the Vatican Museum and it is a perfect location to start and discover the city (the Metro A Cipro is very close by)
This apartment can sleep up to 4 people. It offers a double bed upstairs and a pull out bed for two people downstairs. If you feel like you can cook meals because it is equipped with a kitchenette and a microwave oven.
One of the things that our guests enjoy the most are the terraces. You have two at your disposal, one back yard and one in the front. Both are private and allow you to spend fresh evenings outside. Both are equipped with a table for four so you can even decide to dine outdoors, watch the stars and enjoy the lights of the city.
Among its amenities the apartment offers a flat TV screen, DVD player, air condition and Wifi.
The neighborhood is quiet and green and offers a lot of traditional roman "trattorias" and "enotecas" where you can enjoy good quality food and Italian wines. We will find in the apartment a list of restaurants of the area for all pockets.
The Vatican Museum are at very close distance. You can walk there in five minutes.
Check-in is any time after 4pm and check-out is at 11,00am
LATE CHECK-INS (AFTER 8PM) WILL BE CHARGED €20
At check-in, the guest(s) will have to provide ID or Passport for registration
Final cleaning fees are €40
The guest(s) are kindly requested to:
observe the quietness of the building
not leave the garbage in the yard but place it in the appropriate cans in the street (turn left at main door and at 50 meters you will find the cans)
pursue a sustainable use of the apartment systems (for instance, make sure faucets are not dripping, make sure lights are off when you go out, make sure A/C is off when you go out, etc.)
report to the owner any malfunction of any system
leave the apartment (kitchen included) in order
The use of the apartment includes:
weekly bed and bath linen
water and electricity
all appliances and accessories
independent heating and A/C
The use of the apartment does not include the provision of food, beverages, surveillance and daily cleaning.
The owner is entitled to request the guest(s) to leave the apartment in the following cases:
if the apartment is being used by third parties different from the guest(s)
if the number of people using the apartment is higher than declared to the owner at booking time.
All deposits will not be refunded to the guest(s) should the above cases occur.
It is strictly forbidden to make changes in the set up of the apartment as well as change the furniture position, color or make holes or hang nails in the walls.
The guest(s) may be requested to leave if, during the stay, the building regulations and/or common rules of civil education are not respected. Screaming, yelling or other emissions (loud music) will not be tolerated.

Gianluca's flat is nice, the kitchen is equipped with the basics and it's great to have a sunny terrace on your own. There are several nice family-run restaurants within walking distance and the area is very safe and quiet.
L’appartement de Gianluca est très agréable, à deux pas du Vatican et du métro. Très propre et très fonctionnel, on a pu profiter au maximum de notre semaine. Belle terrasse. Tout le confort basique y est présent. Gianluca est très sympathique et arrangeant, merci!
Charming apartment very well located, furnished with touch, quiet and with an excellent ratio quality / price / location . Gianluca has always been very reactive, clear and pleasant in the communication. One small part of the wall has been affected by the winter humidity, but the landlord is going to refresh it before long. I warmly recommend you to stay at the Vatican Garden venue and make your travel an eternal reality. Davide.

My boyfriend and I stayed at this apartment for 2 nights at the end of September. The day we arrived, we were running a bit late and our host, Gianluca, waited for us without any problem. He was a very nice host. The apartment is cute with the basic amenities and plenty of towels. The air works very well, and the wifi was good. There are 2 outside areas, one is a nice little garden and the other is a courtyard, both have tables. We battled tons of mosquitos in the apartment, so we tried to keep the doors closed as much as possible. It was hot and very humid; though, so it makes sense. The shower does indeed run out of hot water which wasn't pleasant at 5am, so the next day we each took showers under 2 minutes. Despite these minor aggravations, it's most definitely worth the money, especially to be so close to the Vatican. Next time I would bring some "Off" spray. I liked the lofted bedroom, a lot. The apartment lacks natural sunlight which was awesome for me after a long 10 days prior. Perfect for sleeping in a few extra hours :-) Our flight was canceled the day we were due to leave, and Gianluca let us check out 2 hours later, which was very nice of him! He is very prompt with email responses which was a big plus for us, since that was our main line of communication during the trip. All in all, I would stay here again if I wanted to be close to the Vatican.

Having a small property in this neighborhood has always been my dream. Why? I have been practicing yoga for 7 years and the school is right here so I got fond of this area. The atmosphere is simply catchy. From busy mornings when everybody rushes to work to relaxed evenings in pubs and "enotecas" to sip delicious wine and eat tasty food. Just around the corner you get a wonderful view of the Colosseum and from there you can walk to the main attractions of the city.
