Imagine living just a couple blocks from the beautiful, white sandy beaches and turquoise waters of Playa del Carmen. You walk home from a day of snorkeling at the nearby reef to relax in your private, roof top jetted tub. Your significant other is cooking on your rooftop BBQ some fresh grouper you bought earlier from a local fisherman. You jump out out of the tub to catch the last bit of sun while you lounge about with a soft ocean breeze blowing though your hair and gently drying your skin. Sounds like paradise?
Well, if you can imagine it, it can be yours! Right here at Aqua Terra you have found your perfect vacation home.
This condo has been upgraded from top to bottom. The penthouse is the jewel. It is like no other in Playa. It has been designed with all the luxuries in mind...from tasteful Mayan artwork, to the shaded lounging areas, to the full BBQ with preparation area and sink, to another social/eating area, to the Jacuzzi, and finally the bathroom w/shower.
In the main living area, there are terraces on both sides of the condo. You can enjoy breakfast out on the patio with a cooling cross breeze.
The condo has split ac units which means that you can control the air conditioning temperature in each of the rooms for your comfort.
Most of the furniture has been custom made and the artwork and some of the artwork commissioned for our home. So enjoy some of the interesting pieces!
Thinking of a dinner party? The dining table seats four and the kitchen is fully equipped with all you will need to prepare a gourmet meal. If coffee in the morning and frozen drinks on the roof top are more you style, don't worry...we have a coffee maker and blender for you! We have upgraded the lighting and faucets for your cooking pleasure!
Both of the bedrooms have king size beds and the linens have been imported. There is a TV in one of the bedrooms for you added comfort. Both closets are ample and there is additional storage in handy seating benches. All you really need here in Playa is your bathing suit and some comfortable casual clothes. Ladies, no need for high heels as 5th Ave is full of interlocking bricks! There are terraces off of each of the bedrooms. The bedrooms are situated on separate sides of the condo, so you have a sense of privacy. The master bedroom has an en suite bath.
Finally, relax while the water from your rain shower cools you down. We have added these shower heads to give you this luxurious experience as well as added additional cabinetry for storage.
Another sanctuary is the pool at Aqua Terra. It runs the length of the building and is beautifully landscaped with a covered lounging area. One part of the pool is very shallow and great for young kids to play in or for adults to cool off in.
We have WIFI inside the condo. We also provide you with a local Mexico cell phone. Bottled water is provided upon arrival. Maid service is once a week but can be more frequent if requested. Upon request, we also have 50% off passes at The Gym.
You home-away-from-home is located on 34th Street and 20 th Ave. This is the area where many expats live and socialize.
There is a bit of a more upscale, yet local vibe where we are. Not so many tourist shops selling t shirts. There are many great restaurants at reasonable prices here versus further South.
You are close to Mamitas Beach Club, Kool Beach Club, Coco beach, Sangra Li Beach, And Canibal Royal Beach Club. The beaches on this end of town are much nicer as well and have not experienced the beach erosion which you find South of 16th Street or with rock and coral. The hidden gem that most people do not know about is the nearby reef. No need to take a tour, just walk right out and start snorkeling!
You may want to reconsider cooking when two blocks away is 5th Ave, a walking pedestrian mall, with hundreds of restaurants at your disposal. we are located on 34th Street and 20th Ave, across from the park. POLICIES AND PROCEDURES
Please review the following policies and procedures. They form the legal contract between the OWNER and the TENANT.
You are requested to acknowledge that you have read and understood the policies and procedures outlined below and that you agree to them - by email. Please contact me if you have any questions or need more information.
The OWNER rents the following property to the TENANT -
For the period of agreed upon
For a total of guest agreed upon.
The total rental price is paid through Airbnb and is inclusive of all other taxes. .
This includes the final cleaning costs.
The rental property is fully equipped and furnished and these items are available for the tenant's use.
LIABILITY AND RESPONSIBILITIES OF THE TENANT
The rental property including the furniture and the other contents are to be treated with care. The Tenant is held responsible for the actions of other people, including any guests or visitors they might have, within the house.There are no overnight guest allowed unless approved in advance. The Tenant is liable for any damaged goods, damage to the property or damage to anything else related to the property whether caused by themselves or their accompanying guests or visitors. The Tenant must abide by the condominium rules. No visitors are allowed. Occupancy count includes all children who require bedding and are over the age of 1year at time of arrival. Only registered guests are allowed inside the villa or apartment, and on the property. Each villa or apartment has a specified maximum number of occupants. Should the owner or manager notice this number is exceeded, it reserves itself the right to end this contract immediately without further notice or refund.
Guests shall be sufficiently quiet and peaceful, so as not to disturb other residents in the neighbourhood. Absolutely NO house parties or functions are allowed without advance WRITTEN permission from the owners.
Faults that are found before or during the rental period are to be reported to the Property Manager or Owner immediately.
Neither the property's owner nor the property manager shall be responsible for any accidents or injuries to guests during or after their stay. Likewise, neither the condo’s owner nor the property manager shall be responsible for theft, lost or stolen items, or items left after occupancy
ARRIVAL AND DEPARTURE
Early or late departure due to act of God or the tenant will not entitle the tenant to a refund.
Check in is 3 pm and check out is 11 am. We will always try to accomodate tenant if arrival or departure times are outside of the designated check in and check out times. We ask for cooperation in these matters.
At the end of the rental period, the Tenant is to vacate the property and return the keys to the Property Manager.
At the end of the rental period, the Tenant will leave the property in the same condition to that in which it was found. Linens will be returned in the same condition received. Keys will be returned to the Property Manager.
Any extraordinary cleaning costs incurred by the Owner or Damage may be passed on to the Tenant at the Property Manager's discretion.
As per Airbnb. A Damage Deposit of $500 will be handled by Airbnb.
There is an allowance of 150 KW of electricity per week. Usage beyond that is considered excessive and tenant will be charged 4.5 peso per KW. Upon leaving the condo, guests should make sure that all lights, fans, and air conditioning are turned off. When using the AC, windows and doors closed. If failed to do so, part of the security deposit could be charged as this could result in excessive electricity usage. You will be able to monitor your electricity usage - if you are concerned. If you use the electricity responsibility, you will not have any issues and will stay within the allocated usage.
No Smoking inside the unit.
Refunds will not be made in the event of an early departure or late arrival.
Our Company tries hard to ensure that items listed on our website are in place, in working order, and the descriptions are as accurate and as reasonable as possible and that the villa is in good working order with all amenities in place. The owners or their manager will be available to handle questions, complaints and supervise maintenance. In case of a maintenance problem, the owners or their administrator will strive to have the problem repaired as soon as possible after being notified. Consider carefully that NO REFUND, or RATE ADJUSTMENT shall be made for unforeseen failures such as the supply of electricity, water, pool filtration systems, air conditioning, internet, cable, telephone, television or satellite service, appliances, etc. No refund or rate adjustment shall be made for any disturbance outside of the control of the property owner or his staff, such as construction at nearby properties or noisy parties at other villas, condos or hotels. Your agreement is for a specific property that is privately owned. We cannot move you to another property if you have a problem or complaint with the property. No shows, late arrivals, reductions in the number of guests, and early departures are all non-refundable.
Any reservations obtained under false pretense will be subject to forfeiture of deposit and/or rental money, and the party will not be permitted to check in.
Any exceptions to the above mentioned policies must be approved in writing in advance.
This lease supercedes Airbnb policy. Cancellations 60 days prior 100% minus $100 processing charge. Cancellations prior to 60 days no refund.
Penalty for Violation of this Agreement
If the Tenant or their guests violates any of the conditions or restrictions of this Agreement, the user agrees that the Owner and/or Administrator of the property may terminate this Agreement and enter the property. Upon notice of termination of the Agreement, the Tenant and all invitees shall vacate the property immediately without being entitled to any refund of rent or security deposit.
