There are also two double bed sofas in the main room (pictuired), so I will accept up to 6 guests by prior arrangement. I am often away, so depending upon dates, you may end up with exclusive use of the apartment in practice anyway, and in these cases I can accept up to 6 - please contact me to see what we can do!

In the iconic Box Works development it is a very large (c 1100 sq ft) architect-designed loft apartment in Castlefield, Manchester city centre.
It has a great feeling of space, guests often comment. It's also very close to Man Utd football ground, and a little further on, Old Trafford cricket ground. The Manchester City ground is easily accessible by metro (light rail). Walking distance to all the main attractions (Manchester isn't a big city, so nowhere is that far away from anywhere else).
The first of award-winning developers Urban Splash' 'design your own' apartment initiatives, every one of Box Works' apartments is completely unique. My apartment was designed by Urban Splash' own in-house architects.
In a converted warehouse with original industrial architecture (original brickwork and girders etc.) and modern fitments - including free-standing cubic glass bathroom. Your bedroom has a balcony overlooking the canal inlet with water lillies (!).
I have used the apartment for supper clubs (pop-up dining)*, so the kitchen is equipped pretty much to catering standards with three ovens and plenty of pans, crockery and cutlery, dishwasher, fridge etc.

The apartment is basically at the edge of the city centre, and all parts of the city are easily accessible by the canal towpath which passes directly in front of the apartment. Metro/mainline train stations are within 10 minutes' walk for connections to Manchester airport and rail travel.
Castlefield is one of the oldest parts of Manchester with a number of well-preserved Roman remains just a short distance from the apartment. The Museum of Science and Industry is also close by. There are bars and cafes within a 100 metres, and within 5 minutes' walk any number of cafes, bars, pubs and restaurants.
You walk pretty much out of the apartment into the city, but when you want peace and quiet after a long day (and nights!), enjoying Manchester, the apartment provides as much peace and seclusion as you might need.
Secure parking for up to 2 cars is available in The Box Works underground car park for £10 per car per day, by prior arrangement.

As much or as little as you prefer! I am often away, so depending upon dates, you may have exclusive use of the apartment anyway
Don't forget to lock the front door from the inside when you're at home as door doesn't lock automatically. There's usually plenty of hot water, but if you do fill a bath, don't forget to boost the hot water so that there's water when you need it. Parking isn't included in the price, but if you give me advance notice, I can usually find you a secure space in the residents' underground car park. For anything else, just ask - I can normally come up with a suggestion. Phil

We had a great time at the apartment, with 5 of us using it as a place to crash after a gig at the nearby cricket stadium. Communication with Phil and his neighbour Chris who met us, was clear and helpful. They gave me lots of useful info about transport and places to eat.
The apartment is spacious and comfortable, with all the facilities you could need, even for a longer stay. It was easy to get to from the train station, it only took 10 minutes in a taxi. There's a big Sainsbury's nearby too, great if you decide to stay in and cook!
I'd definitely recommend this place to others - it does what it says on the tin! :-)
Phil was exceptional with communication from the beginning. His space is clean and cool. We met Chris who was taking care of the space and Chris was very flexible with our meeting time since we didn't know quite when we'd arrive. The space was modern and trendy with a nice patio overlooking the canal. Thanks for the great accommodations Phil!
Our stay was a bit last minute but Phil was absolutely brilliant and accommodating.
He even gave us some hints and tips on great places to eat and drink!
Phil's apartment is lovely and the bed's are really comfy—we'd definitely stay again.
My arrival was very well organised. Phil had to be away, but had made all the necessary arrangements for someone to be there, even if I arrived late (past 11pm!).
The location is great for a Manchester visit.
From the very first point of contact and, throughout our stay, Phil was very positive and responsive. The neighborhood is unique - we liked it a lot: there's a convenience store a block away, a Cross Fit location nearby, and you're within walking distance to the main streets of Manchester (where you can get some really good food).
I would check with Phil ahead of time to make sure the space is well cleaned.
