Double wide mobile home on 1 acre on the banks of the Sabinal River in the Texas Hill Country. 90 mi. NW of San Antonio, 20 mi. from Garner State Park 8 mi. from Lonehollow kids camp, 10 mi. from Lost Maples State Park and 2.5 mi. north of Utopia.
Double wide mobile home on 1 acre on the banks of the Sabinal River in the Texas Hill Country. 90 mi. NW of San Antonio, 20 mi. from Garner State Park 8 mi. from Lonehollow kids camp, 10 mi. from Lost Maples State Park and 2.5 mi. north of Utopia. King and twin bed in the master, queen in second bedroom and 3 twins in third bedroom. There's a master bath and guest bath. There's a large wooden deck in back and the yard runs down to the river which is usually about waist deep in the deeper places. Outdoor seating for at least 12. Completely shaded rock patio with fire pit and charcoal grill. Bring your own charcoal or buy from owner at the B&B for $9. Bring your own wood for fire pit. Fully equipped kitchen with full size oven. Salt and Pepper and one bag of coffee provided. Great for family get togethers. Another rental next door if you need more space. Request this in a message. It is a bunkhouse with 2 bunkbeds in it. If you have more than 8, I require you rent the bunkhouse too ($20/night). AT&T is the only phone service out here. GPS will sometimes send you south of Utopia but we are 2.5 mi. NORTH of Utopia.
The Sabinal River, entering and getting out on River Haven property. The Sabinal River frequently goes dry. As of 4/21/15 there is waist deep water in the river and water going over the dam. If the water is not flowing over the dam and feels warm, it is not safe to swim. The Frio River never goes dry and is 15-20 min. drive.
Interaction with Guests
As much or as little as guests desire. We are usually home (just a short walk across the road).
Utopia is a very small, quiet community. The activities center around the outdoors, hiking and swimming usually. Bow hunting available in the area. Bandera has some night life and is 33 mi. from River Haven.
No public transportation.
Other Things to Note
Mac and Ernies is a local famous restaurant in Tarpley, Tx. Naylene , the chef has hosted Diners, Drive-Ins and Dives. She has taught classes at Central Market in San Antonio. Another fine restaurant is Laurel Tree, a couple of miles south of Utopia. Saturday lunch and supper only and reservations are recommended. On Saturdays occasionally Big Ern's BBQ is open in a shack next to Outback, the hardware store in town. Very good BBQ. He sets up between 10:30 a.m. and 11:00 and stays until 1:30 or 2pm or until sold out. Go early. The grocery store is limited on produce but has a great meat market to get steaks, ground beef or cold cuts. It closes at 5:30pm but opens early in a.m, by 6, Mon-Sat.
No smoking or pets. Please don't use foul language around our neighbors children.
Peggy has been a wonderful host , also the entire Utopian community has been very helpful (we had flat tire at remote location, we found help and support from wonderful Utopian community). Our group of seven people (Asians & Russian) felt very welcome in their community. The surrounding is calm, clean and relaxing as you would like during your break. This place is the best suited place to stay for visiting some of the most scenic place in Texas. Austin is beautiful but nothing like the surroundings here, specially drive from Utopia to Fredricksburg via medina.
Two must visit national park are in equal distance, 3 miles to the north is lost Maples state park (for hard-core hikers, do 5 mile steep trail) and to the 9 miles to south "Garner State park" (river sport).
You can't have any better location in hill country, must visit place, stay with Peggy and enjoy their hospitality. (Do watch in house available DVD "Seven Days in Utopia")...

We had a wonderful weekend at River Haven! The house was extremely comfortable and the backyard was just lovely. Peggy was very kind and knowledgeable, and gave us a great recommendation for dinner. My children had a wonderful time swimming and catching minnows in the river, and the fireflies in the backyard at night were magical. We drove into Concan for horseback riding and tubing on the frio, and the scenery on the drive was breath taking!
We truly enjoyed out stay Peggy was very helpful with anything we needed during our stay this place is conveniently located it was like a home away from home everything you need right at your fingertips we truly enjoyed the backyard barbecue and fire pit this place is surrounded by nature it is truly breathtaking a true get away from the city life I will say if you're looking for a romantic getaway or a family getaway this is the place to stay it is affordable and it is the best place you will find. Thanks so much Peggy for making out stay unforgettable! Can't wait to come back!
This house was absolutely perfect! Peggy and her husband were extremely hospitable. The entire backyard is beautiful and has such a great set up. The view from the backyard is amazing and between the grill, fire pit, and hammock, it was hard not to spend most of the trip outside! Plus, there is more than enough seating room inside and outside. The entire house, including the kitchen, was FULLY stocked which made the trip up here much easier! The location is also great because of how close it is to Garner State Park and Lost Maples. I would absolutely recommend this place and I definitely look forward to our next trip!
This was a great place for us to get together with old friends from other parts of Texas. Peggy and Ron are very good hosts, relaxed and welcoming, ready to help if necessary, but otherwise we hardly saw them. The house is spacious and comfortable and the yard, patio area is beautiful. We hiked at Lost Maples natural area, shared home cooked meals we made in the surprisingly well-equipped kitchen, and enjoyed driving around the best parts of the Hill Country. Beautiful! Thank you Peggy and Ron.
We had a great stay at the River Haven river house with our family. Peggy provided everything we needed to make our stay enjoyable. There were even outdoor toys for our children to play with in the big, back yard. We roasted marshmallows and explored the river bank in the rain. Very peaceful and relaxing. We look forward to visiting again.

I'm a semi-retired RN, my husband semi retired carpenter. We have a beautiful 4 bedroom home near Sabinal River in Utopia, Tx. They filmed a Robert Duvall movie here in 2010, Seven Days in Utopia, Golf's Sacred Journey. We love to be outside gardening/ wood working. I raise worms for their castings (fertilizer) for my garden. We have lots of wild life in the area. We have a loyal band of humming birds because we feed them well. Spring time usually comes with a wonderful wildflower display. (phone number hidden)
