The Space

Double wide mobile home on 1 acre on the banks of the Sabinal River in the Texas Hill Country. 90 mi. NW of San Antonio, 20 mi. from Garner State Park 8 mi. from Lonehollow kids camp, 10 mi. from Lost Maples State Park and 2.5 mi. north of Utopia. King and twin bed in the master, queen in second bedroom and 3 twins in third bedroom. There's a master bath and guest bath. There's a large wooden deck in back and the yard runs down to the river which is usually about chest deep in the deeper places. Outdoor seating for at least 12. Completely shaded rock patio with fire pit. Fully equipped kitchen with full size oven. Great for family get togethers. Another rental next door if you need more space. AT&T is the only phone service out here. GPS will sometimes send you south of Utopia but we are 2.5 mi. NORTH of Utopia. The coffee machine is Keurig. I only have a few K cups to tide you over so be sure to bring your own.

The Neighborhood

Utopia is a very small, quiet community. The activities center around the outdoors, hiking and swimming usually. Bow hunting available in the area. Bandera has some night life and is 33 mi. from River Haven.

Getting around

No public transportation.

Other Things to Note

Mac and Ernies is a local famous restaurant in Tarpley, Tx. Naylene , the chef has hosted Diners, Drive-Ins and Dives. She has taught classes at Central Market in San Antonio. Another fine restaurant is Laurel Tree, a couple of miles south of Utopia. Saturday lunch and supper only and reservations are recommended.

  • We truly enjoyed out stay Peggy was very helpful with anything we needed during our stay this place is conveniently located it was like a home away from home everything you need right at your fingertips we truly enjoyed the backyard barbecue and fire pit this place is surrounded by nature it is truly breathtaking a true get away from the city life I will say if you're looking for a romantic getaway or a family getaway this is the place to stay it is affordable and it is the best place you will find. Thanks so much Peggy for making out stay unforgettable! Can't wait to come back!

  • This house was absolutely perfect! Peggy and her husband were extremely hospitable. The entire backyard is beautiful and has such a great set up. The view from the backyard is amazing and between the grill, fire pit, and hammock, it was hard not to spend most of the trip outside! Plus, there is more than enough seating room inside and outside. The entire house, including the kitchen, was FULLY stocked which made the trip up here much easier! The location is also great because of how close it is to Garner State Park and Lost Maples. I would absolutely recommend this place and I definitely look forward to our next trip!

  • This was a great place for us to get together with old friends from other parts of Texas. Peggy and Ron are very good hosts, relaxed and welcoming, ready to help if necessary, but otherwise we hardly saw them. The house is spacious and comfortable and the yard, patio area is beautiful. We hiked at Lost Maples natural area, shared home cooked meals we made in the surprisingly well-equipped kitchen, and enjoyed driving around the best parts of the Hill Country. Beautiful! Thank you Peggy and Ron.

  • We had a great stay at the River Haven river house with our family. Peggy provided everything we needed to make our stay enjoyable. There were even outdoor toys for our children to play with in the big, back yard. We roasted marshmallows and explored the river bank in the rain. Very peaceful and relaxing. We look forward to visiting again.

  • The River Haven House is the perfect place to have a family vacation!!! The house is lovely, and FULLY stocked, leave all the mess behind at home, because Peggy has it all, including a Keurig!! The home is lovely and comfy, but the outside backyard deck and patio are the real treat! We spent most of the time outside on the swing with the tots or relaxing on the hammock or metal swing. The fire pit and grill were used nightly! The neighbors across the spill way were so friendly, and helpful about fun things going on in Utopia! The wildlife was fantastic. We had several deer, beautiful birds, and even a mother porcupine with her baby. If your looking to just relax and have a super fun vacation, Utopia is the place and this is the home! Definitely check out Garner State Park and float the Frio, it's wonderful and so clear and clean! Wish we could have stayed longer!

  • We had a wonderful time at the River Haven River House. The hosts very flexible about our arrival, which made the start of our trip quite easy, and they were gracious throughout our stay. The house was stocked with all the supplies you might need during your stay (pots and pans, dishes, grill, beach towels, and floats for lounging in the water). It's also spacious with plenty of comfortable seating and a large dining table, which we used for games. The backyard and the front porch were treasured get-aways in and of themselves. They were incredibly relaxing and fun little stages for local wildlife (deer, birds, cows, jack rabbit, fire flies). Our hike at Lost Maples was capped off perfectly with a relaxing and refreshing dip into the river just feet from the house's back door. While lounging, we also enjoyed getting to know a friendly neighbor and his little pup. All in all, it was a perfect getaway from the hustle and bustle of the city. We would highly recommend this place and plan on returning sometime soon.

  • EXCELLENT place to stay in the utopia/concan area, & its very close to garner st park. The amount of people that can sleep here comfortably is perfect for a family of any size. I loved being on the sabanal river the wildlife is everywhere. We had a fire every night that we were there(buy fire wood before you hit the small towns, or you will pay). Evidently peggy is a mind reader and thought of everything we forgot to bring kitchen wise. THANK YOU THANK YOU THANK YOU! I feel like I can not praise this lovely place enough its a just stay at.

  • Peggy's home alongside the river was the perfect Eden for three friends spending their days hiking and their nights barbecuing and star-gazing. We only stayed three days, but it would have housed twice as many of us for twice as long with no problem.

    Located a short fifteen minute drive between two of the best parks for hiking and swimming in Texas (Garner State & Lost Maples), this large but cozy house was so pleasant, we found it hard to leave each morning. We sat on the front porch while drinking our coffee and moved to the back patio to share breakfast. We saw lots of deer, a very small fox and many nice birds -- all without leaving the back yard!

    We made excellent use of the outdoor grill each night, especially because the yard tends to attract a perfect breeze. Peggy's husband suggested a small evening walk that was one of favorite parts of the trip and only a couple of minutes from their home -- it included a historic cemetery and a very friendly colt (whom we were able to pet).

    Between the tree swing, the patio swing and the two large patio tables overlooking the river, we rarely sat inside, even though it was quite comfortable. We loved the large Texas map built into the coffee table and the travel magazines left for us to peruse. We all slept incredibly well as the beds were large and plentiful. There were lots of clean towels, sheets and dishes -- not something you'll get in a hotel! The temperature indoors was perfect, but I can imagine using the fireplace in the winter as well.

    If you can pull yourself away from the home, Utopia, Texas is a fun town. We visited two local cafes and the general store; everyone was full of Southern hospitality and Southern personality.

    Best of all, the hosts were extremely kind and efficient. Finding this location made our entire trip easy -- from planning to arrival and departure. My only regret is that we were not able to stay much longer. The moment we left we began thinking of the next time we could stay at River Haven.

I'm a semi-retired RN, my husband semi retired carpenter. We have a beautiful 4 bedroom home near Sabinal River in Utopia, Tx. They filmed a Robert Duvall movie here in 2010, Seven Days in Utopia, Golf's Sacred Journey. We love to be outside gardening/ wood working. I raise worms for their castings (fertilizer) for my garden. We have lots of wild life in the area. We have a loyal band of humming birds because we feed them well. Spring time usually comes with a wonderful wildflower display. (phone number hidden)
