We are offering the Nelson House as a 2 bedroom, 1 bath house with a queen size sleeper sofa in the living room. The bedroom and bath are upstairs. The bathroom has a cool claw-foot tub with a shower attachment. The house comfortably sleeps 6. We have a cooks kitchen that includes a full size refrigerator, stove, dishwasher, coffee-maker, drawers and cabinets filled with an assortment of utensils, and pots and pans. The dining room table has a leaf for a bigger dinner group. Enjoy free Wifi and digital cable on large flat screen tvs in the bedroom and living room. The house has 2 porches you will have access to for a paper and a morning cup of jo or for sharing a glass of wine in a quiet neighborhood. We have a rental agreement that we ask guests to sign on our website... we will email you a link upon booking... policies are stated in the house rules! The Nelson house is located in the Old West Austin/Greater Clarksville neighborhood. Located just a mile from the Capital, Congress Ave, and the heart of downtown, this neighborhood has a varied and lively history. Originally farms, after the Civil War part of this area was turned into a black neighborhood to house the former slaves that chose to stay on and work on the farms for pay. The black foreman in charge of parceling out the lots was named Clark – hence Clarksville. Over the next hundred years the farms were slowly developed into middle and upper middle class white neighborhoods. In the 1950’s and 60’s the area, under threat of being demolished for a freeway that was never built, fell into disrepair and became a popular place for UT students to find cheap rent close to campus. About 1970 the neighborhood began a renaissance and gentrification that continues today. It has become one of the most desirable neighborhoods in town, particularly for professionals and young families, with its good public schools, great restaurants and retail within walking distance and a location that lets its residents avoid many of the city’s traffic problems. Although some of the houses (including the main Nelson House) date to the 19th century, the predominant architecture is 20th century cottages and bungalows, with a scattering of modern homes added recently.
The Nelson house was built in the early 1870’s and was a farmhouse with several out buildings. It was built before the streets were put in so it sits crooked to the street and was sited for the least amount of heat gain from the sun in the summer. The two cottages were added in the 1920’s. The home passed from the Nelson family to several owners and the present owners bought it in 1980 and remodeled it into a preschool that served this neighborhood for 20 years. In 1999 it was remodeled again into the home and rental units it is today.

By renting this property, you are assuming all risks and liabilities for any damage done to person or property, agents, employees, or visitors occasioned by the present or future condition of the premises, both latent and manifest. We will not be responsible for accidents or injuries to guests or loss of money or valuables of any kind. We strongly recommend you insure yourself, every member of your party, your luggage and your party’s luggage, cash, valuables, etc. by a comprehensive travel insurance.
Your payment is due upon booking, unless arranged in advance with the manager. Non-payment of rent is considered a cancellation and subject to cancellation policy. We do not take checks. We will accept cash but it must be presented immediately upon arrival… no exceptions.
The houses are in very good condition, however we do not explicitly guarantee heat/ac units, televisions, electronics, or appliances. We will absolutely do our best to make repairs as soon as possible after being notified of the problem. No refund or rate adjustment will be made for breakdowns.
4. Please call to report any problems immediately. (phone number hidden). Locked Out
If you become locked out of the unit, call (phone number hidden). No refund or rate adjustment will be made for locking yourself out.
6. Linen Care
Linens are furnished and are not permitted to be removed from the house. Replacement of lost or damaged or stained linens will be the responsibility of renter and deducted from your security deposit or credit card on file. No linens will be exchanged during your stay but if you require more frequent or additional linen changes it will be possible to organize in advance at extra charges.
7. Maximum Guests
The total number occupying the property cannot exceed six. All guests must be listed on the rental agreement. There are no exceptions.
8. Children and Pets (ask)
We normally do not allow children under the age of 12 or pets.
The property is non-smoking. Evidence of smoking in the houses will cause forfeiture of the entire payment, immediate eviction, and cleaning/abatement charges. If smoking outside, please dispose of butts properly. Thanks!
This is a family-oriented property. No house parties are allowed. Violation of this rule will cause forfeiture of the entire rent, including an additional fee equal to 1 days rent, and immediate tenant eviction.
11. Age Minimums
Generally, we do not rent to groups of young people under the age of 25. No sororities, fraternities, school, or civic groups are allowed.
12. Property Care
We reserve the right to keep deposits and/or rental payment, refuse a rental, apply charges, and discontinue occupancy if the terms of agreement are not met or if (in our judgment) your occupancy of the unit is detrimental to the property. The property may not be used for any unlawful purpose.
13. Long term rentals (over 2 weeks) will included bi-weekly maid service. The housekeeping assistance will be exclusively performed by our own team, during the afternoon between 2pm and 6pm for your morning comfort. Our team is trustworthy, specially trained and organized as best as possible for your convenience.
14. Washer and Dryer
There is a washer and dryer in the basement of the main house that can be made available If you plan to use them, please let one of us know so we can give the tenant a heads up. For health and allergy reasons, we do not provide detergent for washing machine.
We reserve the right to enter the premises at any time for the purpose of inspection, repair, or management.
If you cancel or change occupancy dates on a house, prior notice must be given as follows: Daily bookings/30 day notice; Weekly Bookings/ 45 days notice; Monthly bookings 90 days notice. Failure to give proper notice will result in forfeiture of rent, unless the unit is re-booked for the same rental period. Note: During special events ie. ACL , SXSW, Formula 1 etc. NO REFUNDS will be given unless the house is re-booked.
All guests should park on the street. Please don’t park in the driveway, as that is reserved for the main house. Keep your windows up and doors locked, as we are not responsible for things stolen out of unlocked cars.
We must have your credit card on file as your deposit. The credit card on file will not be used provided there is no damage, the unit is left clean (dishes, cookware, etc. must be washed and placed in cabinets), trash is removed and placed in the proper outside container and all other terms of the rental agreement are met.
19. Check In/Out
Check in time is 3:00 pm or later; Check out time is 11:00 am or earlier. Please respect the check-in & check-out times. Prior arrangements must be made for early or late check out. Exceeding check-out times without notifying us in advance can result in an extra $50 charge. Thank you!
We had a great stay. The house was perfect for us with a good location, possibility to cook and enough space.
This lovely, clean, and well-cared-for house is in our favorite neighborhood in Austin, and our family of 3 was very comfortable. It is in a great location for walking and for accessing numerous wonderful restaurants and shops. I've never been in a better place when visiting Austin!

The Nelson House was exactly as pictured and described in the listing. It worked very well for 4 people over our week-long stay. The kitchen was well stocked with dishes, appliances, and utensils, and I appreciated the included tea and coffee selections. The living spaces were cozy, and the bedrooms were spacious and comfortable. The key code entry was great to avoid issues with key sharing (and made checking-in a breeze), and having access to laundry equipment was a nice plus. Though I never met Amanda in-person, she was very responsive and accommodating in all of our communications. I wouldn't hesitate to stay here again.
We loved our stay in Austin. We had so much fun and the home was perfect for our trip. It was clean and big enough for 4 of us. It was just a quick bike ride to the downtown Austin area and to Zilker Park and the house is on such a nice quiet street in a cute neighborhood. Amanda was always so quick to respond to emails and very accommodating when we wanted to extend our stay.
The house was wonderful. The location enabled us to revisit all our favorite places in town.
