River Run is an incredibly peaceful and private property with a Har-Tru tennis court and cedar hot tub in the Berkshire hills!

This 1815 double cape farmhouse has been lovingly restored, renovated and expanded over the past 30 yrs. It comfortably sleeps 10 adults (12-14 with sofabeds/blow ups).

Our favorite things: tennis, hot tub, firepit in the woods, swimming in lakes and rivers, cross-country skiing, watching the sunset from the front porch, and sleeping to the sounds of the river!

The space
There is a large backyard patio with bbq, a huge fire pit area in the woods, an enchanting meditation garden, and access to swimming and fishing in the river nearby.

We have 3 relaxing hammock spots, a large backyard for playing games, and a cozy front porch to watch sunsets over the river.

The restored 1815 part of the house has 3 upstairs bedrooms and 2 bathrooms (1 upstairs and one on ground floor).

On the ground floor, there is a living room with large TV and fireplace, a dining room that can sit 10, and a small study connecting the dining room to an enclosed back porch. This ‘summer porch’ can be a living area or an extra bedroom since it has a queen sofa bed.

The vaulted ceiling kitchen is great for gatherings and connects via a mudroom to a large barn wing with a 4th bedroom and a 3rd bathroom upstairs above the garage.

The 4th bedroom in the new barn wing is also know as 'the studio' as the previous owners were artists. It is quite large with a king bed that can be split into 2 twins if requested in advance. It also has a sitting area with a TV, couch that has a pullout queen bed, and still has plenty of room to be used as a yoga/dance studio, gym, home office, or art/music studio. There is also a treadmill and free weights in the studio, 2 desks, a large monitor, and 2 queen blow up mattresses to provide more beds for large groups.

There is hi speed Wifi and a Sonos sound system throughout the house.

One of our favorite things about River Run is hearing the sound of the river and watching it flow by. We also love the proximity to great hiking, fishing, biking, swimming in beautiful lakes, cross country skiing, as well as access to local wineries, breweries, artisans, farm stands, and all of the art and cultural events that can be found in both the Berkshires and Pioneer Valley.

The front porch and back patio are fabulous for hanging out in nature, and the huge backyard is great for playing games (we have badminton, horseshoes, bocce set, kubb ). There is 1 hammock stand in the backyard, and a hammock spot between 2 trees over by the fire pit. The raspberry and blueberry bushes are producing July-Aug and you are welcome to do some berry picking and make pies or preserves.

If the weather is not great, the vaulted ceiling kitchen has a great sitting area, the living room and summer porch are all wonderful places to sit and talk, or cozy up with a book. There is a large TV in the living room and 1 TV in the studio bedroom - you can use streaming services that you log into on the TV, or use Chromecast and Apple TV from your phone.

The summer porch has a queen sofa bed and no heat but is an insulated and fully enclosed porch. The windows open to make it feel like a screened-in porch in the summer with a lovely breeze. It is one of our favorite rooms, and there is an AC unit and space heater if needed. There are curtains to provide privacy and a connecting room to the dining room, that can also be used as a dressing room or for additional space if you have someone staying on the summer porch. It’s a great bedroom for someone who wants to be on the ground floor near the ground floor bathroom.

The upstairs bedrooms all have AC units, and there are fans for the rest of the house if needed.

We have ample parking!

Guests will have access to the entire property except for the owners’ master bedroom, some owners closets, and the garage which are all locked.

Other things to note
We have a no pet policy but you can request an exception for 1 pet if well-behaved and discussed in advance. There is an extra cleaning fee of $50/night for an approved pet. If guests do not get permission to bring a pet in advance and bring them anyway, there will be a $200/night pet cleaning fee added.

Neighborhood highlights

There are a several beautiful walks from the house or a short drive that takes you through the neighborhoods and farms of the area, either flat walks along rivers, or loops that go through the hills. There is also a 1 hour loop that goes through the small main street of Cummingtion which has some historical homes/buildings. Instructions for these local walks and hiking trails will be left in the kitchen. In the summer there is music on Friday nights at the Cummington town park where people bring picnics. It's about a 15-20 min walk from the house or 5 min drive.

There are many historic sites, homes, gardens or museums within 15-45 min. Worthington golf club is 15 min away and the highest course in Massachusetts (beautiful views). Notchview has world class cross-country skiing and hiking in the summer (10 min). We will leave brochures in the kitchen with more information on everything to do in the hilltowns around Cummington, the Berkshires and the Pioneer Valley.

For food and drink, The Creamery is a famous country store, just a 2 min drive on Rt 9 - it is a small but mighty grocery store with deli, ice cream, and wine/beer. Within 15 min drive of the house you can also find Sena Brewery, Goldenrod Country Inn, Liston’s Bar & Grill, Chesterfield Cafe, Burgy Brews and the Williamsburg general store (gifts, bakery, ice cream).

Ashfield Lakehouse, Country Pie Pizza and Elmers Country Store (breakfast and dinners on Friday) are in Ashfield which is a super cute country town also about 15 min drive, with a great farmers market on Saturday mornings.

Florence, Northampton (Smith College), Dalton, Pittsfield (Hancock Shaker Village), Lenox (Tanglewood), North Adams (Mass Moca), Shelbourne Falls and Charlemont (Berkshire East) are all within a 20-40 min drive and there are tons of additional bars, breweries, restaurants, music, theatre and larger shopping centers.

Hello guests, We love to travel and have rented private homes around the world. Going the 'local route' has always made our travels even more special. We originally met in Santa Barbara, CA and then lived in NYC for many years. During the pandemic we bought an 1815 Cape style home on the Westfield river in the historical town of Cummington, MA.
