The space

The house does not have a lot of curb appeal, but the inside and private back year yard are impressive. The house is 15 years old. There some cracks in the driveway and the bathtub has some scratches. But overall it is in good shape. It is very private and cozy. .
Licensed by the City of Austin as a Short Term Rental Owner/Operator. See my permit as a photo.

WIFI Internet: Fiber (10 Mbps download / 5 Mbps Upload)
NO Cable TV. Local Channels only. Living Room & Master TVs have smart apps you can you play your Netflix, Prime, Hulu etc.

Master Bedroom queen size bed. Also, a private bath and separate upper deck. 55" TV
2nd Bedroom has a queen size bed. 36" TV
3rd Bedroom, also used as a home office, has a queen size bed & 24" TV.
Two 96" couches in the living room can sleep people under 6'2" for persons #7 & #8
Two 4" thick sleeping mats for persons #9 & 10, better suited for children.

- Rates may be higher during Music Festivals, COTA, and other events. 4 night minimum for SxSW.

Guest access

There are no keys, there are digital locks on the doors. You will have the entire house and backyard yourself. Very private. I stay with friends in north Austin.

Interaction with guests

I rarely meet my guests. However, I know every inch of Austin, and I can match any guests interests with something to do here. I'd even show you around town if you like. When this house is rented, I stay in North Austin.

The neighborhood

My street and neighborhood are quiet and safe. Restaurants & Shopping are a mile away, bit of a hike. Texas is a border state, you'll hear Spanish spoken.

3.6 miles to 6th street (Downtown) (Taxi $12-$15, Bus $1)
3.8 miles to Auditorium Shores
5.0 miles to Zilker Park/ACL Fest
5.0 miles to Univ. of Texas (shuttles every 10 minutes)

Uber & Lyft don't operate here. Mayor Adler ran them out of town. FARE & GetMe offer similar services.

Austin is a Car2go city, but the house is 1/4 mile out of range.

(website hidden) of Austin Code allows for no more than 6 unrelated adults to occupy a home. The renter of the home is obligated to enforce compliance. The city employs Code Compliance Officers who may approach a home and ask permission to enter the home for inspection. If this unlikely event should occur, the homeowner suggests, to the renter, that they deny the request to enter the home, as is protected under the U.S. Constitution.
2.A House Manual kept o the kitchen counter. The renter is obligated to read and understand it when they arrive. It contains additional, minor, items not listed here.
3.Hot Tub - Keep the cover down when not in use. Don't spill drinks. I provide covered cups.
4.Use of the SunSetter awning on the deck is permitted only if there is no chance of rain and winds are less than 20 mph. Do not use as a rain shield. Close it when nobody is occupying the back desk.
5. No smoking in the house.
6.Keep noise and music low after 10 pm. My neighbors are teachers.
7.Abide by all city, county, state and federal laws.
8.Only typical residential home use is permitted. This house is not a party venue.
Again, more minor rules are listed in the House Manual you may read upon arrival.

Gregg's place is really well planned out, with lots of details going beyond what you would expect of a host. Down to the mood lighting in the bedroom, important sections highlighted sections of the house manual, motion sensor activated lighting pretty much everywhere. Gregg even took the time to mail back an item I had mistakenly left in the place.

Great location between downtown and the airport. Quick rides to 6th street and Rainey street. Nice and quiet neighborhood. Gregg is a great host and house was really clean and modern. Instructions and communication were clear and easy. Digital door locks were great, so no one needed to carry keys. Plenty of blankets, towels, and pillows. Very accomodating place to stay, especially for groups or families!

Gregg's house was great. Exactly as described. The pictures don't do justice for the actually size once you arrive. We had 7 in our group and slept comfortably, the couches were huge and accommodated to guys each over 6ft. We would definitely stay again if in Austin! Thanks Gregg!

We spent a weekend at this beautiful home - quiet residential location, yet less than 5 minutes to restaurants and groceries. Tastefully furnished, kitchen was well stcoked. The backyard is a nice bonus!
