Cozy, private, and short drive to downtown
The house does not have a lot of curb appeal, but the inside and private back year yard are impressive. I get many complements on my decor and furnishings. The house has a very cozy and private appeal. You'll forget you're only 3 miles from the city center. The house is 15 years old. There some cracks in the driveway and the bathtub has some scratches. But overall it is in good shape.

NO Cable TV. Local Channels only. Living Room & Master TVs have smart apps you can you play your Netflix, Prime, Hulu etc.
Master Bedroom queen size bed. Also, a private bath and separate upper deck. 55" TV
2nd Bedroom has a queen size bed. 36" TV
3rd Bedroom, also used as a home office, has a queen size bed & 24" TV.
Two 96" couches in the living room can sleep people under 6'2" for persons #7 & #8
Two 4" thick sleeping mats for persons #9 & 10, better suited for children.
- Rates may be higher during Music Festivals, COTA, and other events. 4 night minimum for SxSW.
- Pets - Negotiable.
There are no keys, there are digital locks on the doors. You will have the entire house and backyard yourself. Very private. I stay with friends in north Austin.
Interaction with guests
I rarely meet my guests. However, I know every inch of Austin, and I can match any guests interests with something to do here. I'd even show you around town if you like. When this house is rented, I stay in North Austin.

(website hidden) of Austin Code allows for no more than 6 unrelated adults to occupy a home. The renter of the home is obligated to enforce compliance. The city employs Code Compliance Officers who may approach a home and ask permission to enter the home for inspection. If this unlikely event should occur, the homeowner suggests, to the renter, that they deny the request to enter the home, as is protected under the U.S. Constitution.
2.A House Manual kept o the kitchen counter. The renter is obligated to read and understand it when they arrive. It contains additional, minor, items not listed here.
3.Hot Tub - Keep the cover down when not in use. Don't spill drinks. I provide covered cups.
4.Use of the SunSetter awning on the deck is permitted only if there is no chance of rain and winds are less than 20 mph. Do not use as a rain shield. Close it when nobody is occupying the back desk.
5. No smoking in the house.
6.Keep noise and music low after 10 pm. My neighbors are teachers.
7.Abide by all city, county, state and federal laws.
8.Only typical residential home use is permitted. This house is not a party venue.
Again, more minor rules are listed in the House Manual you may read upon arrival.
From Aug 16 - Oct 9, 2017 the minimum stay is 2 nights.
44 year old. IT Professional. I find myself single at the moment and so I have a nice house to myself. I love my life in Austin, but love to travel also. I've had great luck with Airbnb both as renter and renting out my own home. People have been respectful of my home, as I have others.
