Hi, this is Hill, the owner, and I would like to respond to this review to clear some things up. :-)

The place was 100% accurately described in all messages and the pictures back it up. After the 13 emails between the customer and the myself or Crystal, why would there be any mix up? They needed to sleep 11 people. We let them know explicitly that there were three rooms on the 2nd floor each with queen size bed (2 people per room), room #2 has an additional twin bed for a third person, 1st floor was common area with a kitchen and full bathroom, and the fourth room was on the basement level with a queen size bed and additional shower and kitchen, all noted in the listing. Thats 2 bathrooms and 2 Kitchens, and real beds for 9 people. The other 2 people had the option of the very comfortable couch or air mattresses.

As for actual sleeping arrangements, meaning who is in what room, that is completely up to the guest when they arrive. People are shown the rooms, and can decide on their own on who will sleep in what room. Its unfortunate that a couple had to sleep in separate rooms, I would think they would have spoken amongst themselves to sleep in appropriate rooms.

For space, this is a huge space for the amount of people they had: 350sq/ft basement (private apt), 500sq/ft 1st floor (common area), and 500sq/ft 2nd floor (bedrooms). Thats 1350sq/ft total. This is very large for a NYC living space. As for the air mattresses taking up space. Room #3's slides under the bed when not being used. And the Basement, the air mattress can be easily propped against the wall, saving space while not being used. They could have easily spread out on the first floor living room making the rooms less cramped. This option is only for people that are renting the entire space, including the basement.

As for communication, the best way to communicate is through airbnb's messaging service. Even if you call, the voice mail is clear to contact us through the website. The number is linked to my personal cell phone, which I am not always able to answer. Therefore, a message via airbnb is best, due to the fact that me and Crystal answer those.

The price, it was discussed what the correct price was before anything was accepted. Then a message to book came through and it was accepted by Crystal, to only learn that the correct price was not reflected in that reservation request (it was for a lower price than quoted earlier). So, she had to go back and change the request to the correct price that was previously discussed. It was a misunderstanding that was very clearly delt with swiftly weeks before the guest actually arrived.

As for the repair man, the front door lock had broken that same day. I called to get the lock switched out/re-keyed/re-programmed that day and the guy came asap. I did not alert the guests that he was coming to fix it. I was out of the country at that time and while setting up the guy to fix the lock, it must have slipped my mind. But, the lock was fixed and the place was secure. If a repair man fixing a broken front door lock is a violation of privacy, then thats news to me. I would think having a lock that does not lock would be a much bigger problem. Plus, I know the man well and he is a very nice person, very polite and quiet.

As for having the place to themselves goes, they do. But there is a third floor apt, my apt, that shares a hallway on the 2nd floor and the front door. Its not uncommon to see me coming in and out of the house. Its actually quite nice, I can answer questions or just walk on by and say hi. Depends on the timing. Its a good thing. :)

As for their door code opening the door to the third floor, if this happened, its by sheer coincidence. If they had told me about this on their stay, I would have changed their code immediately. Since I was not there, they could have actually requested to stay in that space, but they would have needed to pay for the extra space. Their door code should not have worked on that door. I have tried it since and could not replicate the problem. And again, if communication by airbnb email happened, I would have known to fix this asap.

Check-out time is a bit flexible. It is said specifically in the description that check-out time is at 11am. But its really between 11am and noon, because we need to ready the rooms for the next guests. Most hotels checkout time is 10am. Also, many times people need to stay a bit longer, so there is always an option to hold your luggage on the first floor, no problem at all. So to have a big problem with vacating the rooms at 11am, seems like complaining to complain.

I am sorry that her airbnb experience here was not as good as her others, but I would be willing to bet that it was not in a packed city with 11 people in her group. Maybe a more appropriate location would have been farther away with a bigger house, or maybe a bigger budget. We provide a very high quality, clean environment for about $50 a bed (thats cheaper than most hostels), with all the amenities of a very nice place.

I just want to add, one more thing about communication. I was out of the country. But there is a white board with my number/viber/line/whatsapp listed in permanent marker. Right next to that is the same with Crystal's information. Its the first thing you see when you enter the apartment and is on the kitchen table.
