This is a main guest room on the second Fl in a town house, it is located in the university city, friendly and quiet neighborhood.

This is a cozy, bright and airy room in University City. Comfortable and neat bedroom on the second floor. Brand new hardwood flooring and refresh finished room, which is really lovely and clean!
If you come to Philly with dear someone, just live in my cozy and elegant guest room on the second floor. A queen size bed just wait for your coming. ( The queen size mattress with the medium-range firmness, the bath room is 3 steps away from your room.)

Lynn and Syd are busy, sometimes absent, but nothing important than you have good stay here. It may have other guests in the rooms, please keep the place relatively quiet.
Interaction with Guests
If we are at home, we are going to welcome you in person; if not, after you make the reservation, you gonna receive a check in msg which includes so many details you might need.
It is not the center of the university city, and also I won't say this is a fancy top level neighborhood. My neighbors are friendly, most of them are long term house owners, newly moved in scholars and college students.
There is a Police station across the street and the area is patrolled by guards of University City.
Though I cannot say it's the center of university city, just look at how convenient it is!
Only 5 mins walking to the 40-market Street subway. 15 mins walking to 30-market amtrak train station. 5 mins walking to the University of Drexel, 10 mins walking to Upenn, 15 mins walking to HUP! 20 Mins walking to Art Museum! If you wanna go to center city, just 5mins walking plus 8 mins subway time!
Other Things to Note
Visitors: If you have visitors, please make us informed first and with my permission to get inside the house. This is the basic manner and respect for your host.
Free wifi, free water and tea. The tea room is on the corner of the bathroom on the second floor, help yourself to fetch the ice water from freezer in the kitchen.
There are plenty FREE off-street parking places, it is easy to find one on week days after 4 p.m. and during the whole day of weekend.
We DONT provide daily house service, feel yourself at home and this means DIY many things.
Please take off the shoes on the porch and don't roll your luggage on our flooring, which would hurt it. If you need us help you to carry luggage, just let us know.
The first layer of sheet is clean, you don't need to open it up and use the bottom one.
Prepared clean bedding stuff before you arrive, change bedding stuff for long term guests monthly. If you have special request to change to bedding stuff, please go to laundry place by yourself or pay me $20 cleaning fee.
We don't have responsibility for personal accidents, sickness.
Please bring your bath slippers, teeth brush and teeth paste here, we offer other things.
Lock the room door during the stay if you need. Please leave the room key on the door before your departure.
Simple cooking only. Wash the cups and plates after using them.
Lynn & Sid 's house is wonderful. It is clean and warm.Lynn also a very thoughtful host and writes down everything as tips , for that they were absent when we came.
We really enjoyed our stay in this lovely row house. Lynn was very responsive and also a very thoughtful host. She provided everything we could have possibly needed (water filter in the room, tea and coffee in the bathroom, shampoo and soap in the shower, clean sheet and towels, detailed instructions, etc.) The only unpleasant part of our stay was when the residents upstairs (NOT the hosts) knocked on our door at 11:30 and very aggressively told us they were sick of hearing the door slam and that we needed to stop slamming it. We had only just arrived at that time and were using the bathroom and getting ready to sleep, so we were very confused about why they thought we were slamming the doors. If the sound of shutting a door normally is loud enough to wake the people upstairs, perhaps the hosts might consider putting some small felt pads on the door frame to reduce the noise rather allowing the residents upstairs accost other guests for using the doors of their room and bathroom.
My room was cozy, clean and warm and clear instructions regarding my stay were made available at the desk on my bedroom. Overall I was very satisfied with my experience staying here!
I had a nice overnight stay and found the room and building to be as advertised - comfy, bright, and wonderfully clean. Access was easy even without the owners present. I also appreciated all their nice extra touches such as water pitchers in the rooms, electric tea kettles upstairs, and snack sprinkled around. Plus slippers! What a thoughtful touch. They run a pretty great set-up. I reccomend staying there if you need to be in West Philly.
We had a short but sweet stay in L. and S.'s home for our last-minute trip to Philly for New Year's Eve. The room is clean and comfortable. Lynn and Syd make it very easy to be a guest with motion sensor lights, key pad access to front door, and a little guide with helpful info about the house & getting around. Access by public transit was convenient enough -- able to get anywhere we wanted within 20-30 min. We had an overall pleasant experience.
Lynn and her house are exceptional. She responded really quickly to my inquiry, as this was a last minute booking. She is very personable, helpful and really well organized – written guidelines, house rules, restaurant guide, etc. – all the dos and don’ts that make a stay like this work really well for both parties. At the same time, she gives you your space.
The house is a pleasure to be in – well designed (her touch), clean, beautiful floors (and comfy slippers), and little, thoughtful touches, like Brita filtered water in the room, a bowl of little snacks next to the bed, a desk, easy Internet access. And an awesome, firm bed, that kept me warm all night. It’s an old brownstone, which, on its won, might get a little cold at night in the winter, but there is a space heater in the room as well as an environmental heating plate, proving plenty of heat if needed.
Remember, this is an urban environment, not a bucolic oasis. Easy walking distance to restaurants, stores, and as I understand it, public transportation, although, I traveled by car and did not use this.
Overall, an A+ experience.

There are some vacancy rooms with the convenient location. I think it's a good idea to offer them for the people who really need.
My families don't make much noise and we are not party animal. Hope you are the ones who really trustful, neat and won't disturb us either.

My husband and I are enthusiastic travelers. My family have changed several cities and countries during the last 10 years. Even after we got married,we still enjoy to explore new places. When we are travelling, BNB seems attractive and interesting----great location, not so expensive, clean, more comfortable and most important, it just like at home.
Life to us is a kind of mystic travelling, sometimes you have no choice but accept the challenges.
