Not only is the Armory Park Neighborhood filled with vintage homes such as our circa-1902 adobe, but it’s also conveniently located. Leave your car behind: we’re within walking distance of downtown. Or use our complimentary bicycle for energizing rides around town and to the University of Arizona. This is a real neighborhood, too, with unpretentious, tree-lined streets and terrific restaurants nearby. We're also just 15 minutes from Tucson International Airport.

Sip a "Tucson Blonde" ale at a genuine micro-brewery just four blocks away, or surf the Internet--while enjoying a frothy cappuccino--at one of the half-dozen unpretentious coffee houses within walking distance. Use our complimentary bike to make the rounds.

We designed our studios with visiting academic and traveling professionals in mind—or those simply seeking a bit of soothing, affordable refuge. Relax with our complimentary WiFi, linens, toiletries, cable TV, cold AC and hot, freshly ground gourmet coffee. We also feature complete laundry facilities.

Rates vary by season. Check, cash or credit cards are accepted.

No pets or smoking. No bicycles allowed in the apartments. And though we love kids, our studios aren't well-suited to them.


Great place to stay!

We very much enjoyed our six days at the Armory Park Studios. As other reviewers have also mentioned, the location is fabulous. The neighborhood feels very safe and we did lots of walking around to the other downtown historical areas, the 4th Ave shopping district, and the University. In addition, if you have a car (we did), the central location makes trips to the west (Desert Museum, Saguaro West, Kitt Peak area), the east/northeast (Saguaro East, Sabino Canyon) and the south (Patagonia) very easy. The apartment itself was delightful: spotlessly clean and thoughtfully furnished and equipped. My husband (a coffee addict) especially appreciated the bag of high-quality coffee that was provided. We didn't get to meet Mary, but Tim is great -- very friendly and helpful. We wholeheartedly recommend this property to anyone wanting to spend a few days in Tucson for any reason.

We loved this neat and cozy studio with its just-right, understated, southwestern decor. The bed was comfy and, unlike many places we have stayed, it had chairs that were just right for sitting and reading. Tim and Mary were relaxed and attentive hosts who made sure the studio had all the amenities needed, plus a few more. We'll stay here again when we return to Tucson.

Enjoyed the Quiet

We spent 4 nights at Armory Park studio and it was perfect for us. We walked to downtown, to the UofA, to the great 17th St. Market (even tho we had a car), and enjoyed the quiet, the comfortable chairs (inside and out), the garden setting, as well as the convenient location. We go to Tucson every few months to visit grandchildren, and we will definitely return to this studio. We highly recommend this for visiting parents, or grandparents, or anyone wanting some comfortable space away from a hotel.

I had a great time at this really cute apartment. Thanks so much guys for making my Tucson visit so fun. The apartment offers all the extras, and that makes a big difference. Really good soap and toiletries are definitely a plus for me. Remembering the details too. The seasoned traveler, I forgot my toothbrush (duh) but there was one waiting for me here. Plus the coffee was excellent. That from a coffee snob. Had fun relaxing on the patio in the mornings. The historic neighborhood was fun to walk through. These hosts go out of their way to make your stay perfect. Thanks again. I'll definitely be back.

Excellent Value at Armory Park Studios

I had a very good experience staying at the Armory Park Studio/Cottage. My son is at U of A which is just a mile or two away, so within easy driving distance or even within biking distance - it's flat and the owners can usually offer a complimentary bike [with lock] to use. Parking around the University can be difficult or expensive. The downtown Tucson area is probably a 15 minute walk away. The studio is much like a little cottage and so offers great privacy and is well equipped for all basic needs --coffee, cream and sodas are provided--and well maintained. The owners are friendly, knowledgeable and helpful. I prefer a place and a location with a little character rather than a "corporate"-style hotel room, so the Studio provides a very economic alternative to a hotel chain! The Desert Museum is definitely worth a visit - not your typical museum! I plan to return again.

I thoroughly enjoyed my stay at this Armory Park apartment. It is on the small side of things, but the wall-bed worked as easily as advertised, so bedroom quickly became a nicely sized and cheerful living room. Spic-and-span throughout, and much appears to new. I was here on work but did enjoy the on-site hosts. They were very friendly and knowledgeable about the city and region. No complaints come to mind. Except didn't have enough time to walk around the neighborhood, where I saw many Queen Ann Victorians and other period homes (period architecture is one of my hobbies). Next trip I plan to NOT be working! Thanks to Tim and Mary for a very pleasant stay.

  • This was a great alternative to a hotel. The studio apartment was like a home away from home. It was very clean and well equipped. I only met Tim and he was nice and helpful with directions, etc. I would strongly recommend this 'hideaway' to everyone who may be traveling to Tucson.

  • A very comfortable stay in a great Tucson location. Walking distance from Congress and blocks from Barrio brewing. Tim was friendly and available during the entire stay. Couldn't ask for more.

  • Armory Park Hideway is very charming and Tim is a great host. Was great spot for our week in Tucson, as we could live like a local. Very handy to Interstate and to downtown. We even walked to the University of Arizona.

  • We enjoyed our stay in Tucson at Tim &Mary's place. Very cute and clean . Close to the downtown of Tucson which was important to us. It took about 20 minutes to walk there. Tim was very hospitable and gave us information concerning locations of grocery store and restaurants.

  • I really enjoyed my stay. Great space, great location, great hosts, great town.

    Two (secure and private) screen doors allowed for some wonderfully breezy napping, complete with lovely sounds of wind chimes outside. You don't get that in a hotel, folks. It was exactly what I needed coming from the cold arctic tundra that is an Iowa winter.

  • My husband and I stayed in Tim and Mary's guesthouse recently for four nights and it was perfect! It was well stocked with everything we needed for a comfortable stay. We didn't cook during our say, but the full size fridge, kettle, coffee maker, and Starbucks coffee were all much appreciated. We even enjoyed a few evenings out in the back patio area. The house is walkable to downtown and a short drive from everything else--grocery, gas, etc. Tim was also very easy to communicate with and very accommodating when it came to our check-in time. A highly recommended stay if you're visiting Tucson!

  • This is a very comfortable studio apartment set up. This was our first experience with AirBnB, but we enjoyed it and would stay here again. Tim was very pleasant and informative to visitors, but we also had plenty of privacy. We recommend this location to anyone who wants to be located right down town.

  • Tim was a wonderful host, and helped quite a bit with local info. The studio was very comfortable. Other reviewers mentioned the train noise, but while the train whistles were audible at night, just using the fan provided made for a very peaceful sleep. I'd definitely return.
