Every morning, as you wake up, our well trained maids prepare a delicious breakfast for each guests, brought on a wooden tray. Quality brazilian coffee, scrambled eggs with truffle oil, toasts, salted butter, french toasts, fruit juice and fruit salad with mangos. You can chose to have it in our room or in the living space or terrace.
Coming back from a busy day in Rio, the apartment will be left in a perfect state, with clean kitchen, bathroom ,living space , fresh towels and sheets when required, and all beds made with a touch of essential oil tropical scent.
Our penthouse is cleaned 6 days a week, all year long by our lovely maids. We commit to refunding twice the service fee if you feel their service was not above perfection.

Q: Where is the apartment located/how do I get there?
A: "Vinicius de Moraes" street, crossing the Beach Street "Vieira Souto". You can get there by taxi, bus or metro.
Q: Do you charge me extra for electricity and internet?
A: No, unlike most listings in Rio, our price includes all utilities but we have an electricity allowance.
Q: Why do you allocate an electricity allowance?
A: We introduced the electricity allowance to ensure guests were energy conscious during their stay i.e. not leaving lights & a/c units on in all the rooms when not in use.
The aim is to discourage excessive usage. The electricity allowance per day covers normal electricity usage in the apartment and AC use while in the rooms. Any extra usage will be calculated and charged and taken from the deposit after checkout.
Q: Can I leave bags there before/after I stay in the apartment?
A: Yes, you can leave your bags for a day or two without any charge. Please note you will not be able to "look around" or use the apartment for any convenience as this will either disturb our other guests or disrupt the cleaners and the maintenance men.
Q: Is early check-in/late check-out available?
A: We are very flexible, so upon request and depending on calendar availability early check-in / late checkout are available. Normal check in is 1:00PM, Normal Check-out is 12/00 PM
Q: Is there a special carnival or new years eve package?
A: Yes, There is a special NYE and Carnival package, please feel free to contact us if you wish to book these weeks.
Q: What's the best way to get there from the airport?

A: This apartment is located on the beach block but unfortunately won't have an access to the terrace.

A: You can rent a local cell phone or buy a SIM card for your own phone at the corner of the street

A: Absolutely, Ipanema lives for its nightlife and people walk the streets safely in this neighborhood all night long. I would not recommend though to walk outside of the neighborhood.

A: There is one multi-outlet in the apartment, but you can also borrow an adapter. All other outlets are the standard Brazilian type.
Q: Public transport options?
A: One block from a bus stop and a 5 min walk to the underground metro.
Q: How early should I book?
A: Best to book about 1 month in advance to ensure availability, longer in the high season.
Q: Can I smoke in the apartment?
A: Only by the living room's window. Smoking in bedrooms is prohibited and if smoking in rooms occurs a 250 US$ fee will be charged per bedroom.

FREE DAY PASS TO OUR POOL HOUSE
Located 15 minutes away in the Artsy neighborhood of Gavea, we are pleased to provide our guests with a free day pass to the pool house, and include one welcome drink.
( Please note the day pass is subject to availability in the house and we need to confirm the date in advance)
CHECK-IN / CHECK-OUT INFORMATION
o The flexible check-in and check-out policy applies only when booking calendar allows it (no guests checking in or out the same day).
o Check In is 1:00 PM (for the room) but we (homeowners) are happy to welcome guest in the apartment as soon as you arrive in Rio upon calendar availabilities, we are very flexible.
o Check Out is Noon. but we (homeowners) are happy to have guest stay in the apartment if departure is later on the day (the room will be cleaned by the maid at noon), if our calendar allows it.
o As reservation can occur last minute and change calendar availabilities homeowners cannot guarantee late checkout ( after 12 ) or early check-in (before 1PM) until 24h before the check-out time limit.
SMOKING / PETS / GUESTS
o No smoking inside the apartment. (smokers are welcome in the outdoors only or by main corridor window. Smoking inside the apartment will result in loss of deposit.
o Pets are not allowed.
o We encourage all renters to purchase traveler insurance. o Visitors are allowed only with prior permission from homeowners.
o Number of guests must be indicated in the booking request. Adding more guests after the booking will be allowed only if agreement is reached with homeowner.
o Any other person in the property is the sole responsibility of Guest.
o Cancellation policy is “strict policy”. Guest can find the cancelation policy on the booking confirmation.
o All of the units are privately owned; the owners are not responsible for any accidents, injuries or illness that occurs while on the premises or its facilities. The Homeowners are not responsible for the loss of personal belongings or valuables of the guest. By accepting this reservation, it is agreed that all guests are expressly assuming the risk of any harm arising from their use of the premises or others whom they invite to use the premise.
o Guest shall be responsible for any fines that may be incurred due to violation of any laws, the convention or internal regulations of the building in which the apartment is located. Payment of the fine shall be made before departure, as soon as homeowners are notified as to the motive and value of said fine.
GROUNDS FOR EXPULSION
o In the case the guest gets into trouble with the police involving illegal drugs or anything other illegal conduct in Brazil, homeowners will not be able to assist guest in any way, and will proceed to eviction of guest immediately with no refund and full loss of deposit.
o Grounds for expulsion:
o Breaking terms of the contract
o More guest staying in the property than agreed for / unexpected guests
o Disturbing the neighbors, loud parties, prostitution, negligence, drugs, property damage or any other detrimental conduct.
o No loud parties or noises must be made after 10:00PM or deposit will be held as Condominium fines apply. (Brazilian Law states that loud noises must be stopped by 10PM). Any complaints received from neighbors and notified by the condominium will result in losing the deposit. If a second complaint was to be filed an immediate eviction will be applied with no refund of rent.
o If expulsion occurs, guest will receive notification by the doorman or homeowner local on ground representative. Eviction notice acts immediately and the maid, doorman, on ground representative as well as private security officer (if case applies) will be allowed on property to help the eviction process. Please note only one eviction occurred in the last 3 years.
DEPOSIT, KEYS AND PASSPORT
o Deposit will be return if there is no damage to the property or furnishings; dirt or other mess requiring excessive cleaning; or any other cost incurred by the homeowner due to Guest’s stay.
o Guest will be given sets of keys. If one or more of these set is
stolen/missing/lost, homeowner must be notified immediately. For security reasons, door locks will have to be change, as well as 6 new sets of keys (3 for the guests, 1 for housekeeper, 2 for owner). A 200 US$ fee from the deposit will apply to cover the charges.
o If the premises appear dirty or damaged upon Check-in, or if any item is damaged or missing, Guest shall inform Homeowner immediately. Copy of each guest's Passport (for foreigners) or Brazilian ID (accepted only for Brazilians) must be handed upon check-in, or sent by email at least 48H before check-in? Copies will be handed back at check out. Please note access to the property will not be allowed without these copies.
o By making a reservation, guest agrees has read and understand the house rules. Guest must also fill out the arrival form, sent after making the booking, to be filled at least 48h before check-in indicating full name list of guests and arrival details.
WE ENCOURAGE ALL RENTERS TO PURCHASE TRAVELER INSURANCE.
This was a fantastic overall experience. We stayed in the other of two penthouse apartments due to renovations and could not have been more impressed with the staff (maid was lovely and prepared breakfast every morning--but doesn't speak English or Spanish so do brush up on some basic portuguese!) and the facilities. The location (on one of the BEST streets in Ipanema and close to bars, restaurants and cafes) is reason enough to book, as it is within 30 meters of the best stretch of Ipanema's beach and not terribly far from the remarkably clean and efficient Metro. The apartment itself, however, goes above and beyond a great locations and is decorated in a style befitting a luxury yacht; one can tell that the owners have put lots of thought into the small design details (rainfall showerheads, fantastic lighting on dimmer switches, extremely comfortable beds) that really set it apart and compare favorably with stylish hotels of the highest caliber around the world. Our responses to questions were swift, issues were quickly resolved, and I would gladly recommend the property.
Fantastic location steps from the beach. Alex was super communicative all the way through. Waking up to coffee, eggs, and fresh fruit in the morning was amazing.
This is the best place to stay if you want to be in Ipanema right next to the beach. The place is cutely styled and furnished, with 2 separate living room/hang out areas. It's located on the top floor of a small building with 24 hour doorman. I traveled with 2 other friends and stayed at this place for a week. I stayed in the bigger room and could hear the ocean waves from time to time. One of our happiest times in Rio.
To note, there is maid cleaning and breakfast everyday.

Não tem mesa para servir café e uma sala minúscula eu faz vc só dormir no apto.
Não vale o valor que cobra.
O que tornou a experiência melhor foi as assistentes. São bem humoradas e deixam a casa super limpa e são super prestativas.
