It has a central position in the Brussels 's transit network with/train/Metro/tramway/ buses @BOCKSTAEL station (-100m away). For 3+ ask for monthly discount.
The apartment has been recently reniewed (2012) with 3 bedrooms, 1 shower room , 1 bathroom and a common space: living room, diner room and kitchen.
Daily price is all inclusive: Water, Heating, wi-fi, TV, A/C (one room), Electricity, Towels, Bed sheets. Without excess! In case of rental for long terms (1 month or more) for 3 or more guests, please contact me for a special offer for a discount.
The appartment is a bit like a tree house: 4 stairs to climb, made of wood, and a nice view from it on the city.
The apartment is composed as follow:
Room #1: 160cm x 200cm bed,
Room #2: 140cm x 200cm bed,
Room #3: bunk bed 2 x 90cm x 200cm.
The shower room/laundry/toilet is on the first floor of the apartment. The shower room is composed by a combi washing machine/tumble dryer, a toilet, a washing bowl and a shower. And a foldable changing table for baby above the toilet (like in the air plane)
On the second floor: The bath room is composed of a big bath for two persons, a toilet and two washbowls.
A fresh reniewed kitchen - modern style - with all equipment - microwave with crisp/grill function, an electric hoven, a dishwasher, a fridge + refrigerator, enough kitchen tools, kitchen towels, pans and frying pans, oven dishes, salad dryer, electrical mixer, ...
In the living room there is a big sofa - up to 5 places - and a TV with cable connection (+/-70 channels available)
The WI-FI is available everywhere in the appartment and if you want a wire connection, they are cable available in almost every room.
When the weather is ok, you will enjoy the stay for lunch or dinner on a 35 sqm terras with wonderfull view on Brussels. A big Hammock - "FATBOY" - is made available.
4th floor appartment - no lift only stairs.
4th floor is the last floor. You will be on top of the building = no sound/noise from the neighbor.
The appartment is very well connected to all destinations in Brussels with an important public transportation network beside: Train - 150m, tube (Metro) - 100m, buses - 100m, tram - 100m, Taxi - 100m, public bicycle system (Villo) - 150m.
Others: Police station - 50m, City hall - 50m, commercial street with shops 7/7 - 8/20. - 100m. municipal library - 50m, post office - 100m, pharmacy (3) - 150m around, Good Italian restaurant - 20m, African restaurant - 100m, Oriental restaurant - 100m.
Sights: Royal Palace, Heysel aera: Brupark, Atomium, mini-Europe,... Tours et Taxis, close to Brussels port and yachting club, ...
The services (water, electricity, gaz) in raesonable use, bad towels, bed sheets, cable tv and internet access (wi-fi) are included in the price.
You will have entire access to the full apartment.
Interaction with Guests
My father will be there to welcome you on arrival.
You can raise all the questions you want, we will be there to reply you. And during the rental if required per sms, phone or Email.
It will also be the case for the check-out. We will come to see you. But by experience, most of the time the guests prefer to be quiet on their departure day and then we come later to check the apartment.
Out of that, we won't disturb you during your stay. Unless you ask us to come along for a specific reason/problem.
Most of the communication with you during the stay will be done per phone, sms or Email.
It is a multicultural neighborhood.
You can find a lot of different food in the main street - 80m away. There is an excellent Arabic butcher for beef meat and a bit futher another one who do only chicken meat. Both provide wonderfull meat.
There is restaurants and bars close by: The "Frascati" is a restaurant 2 houses futher down the street. It is a really good Italian restaurant - the price is a bit above the average. The Tavern "Au vieux Laeken" , just beside, provide good meals/good price. There are many snacks bar all around the market place.
There are many chemist, banks, shops,... all around.
The city hall, the post office and the police station are just in front of the building
It is close to all public transportation.
BOCKSTAEL station is just 100m away with bus services, tramways, underground, train, taxi, ... no plane yet! :-)
They are many parking spot. The biggest one is on the market place but you have to pay a fee during daylight time only. BUT be very carefull, every saturday the weekly fruit/vegetable and meat market use that area. If you park your car there, you will have some trouble to get it back (see police station)
All along the Boulevard you can park your car but some fees apply also during daylight time only. You can try to find a free place in the lateral streets. Sometimes it is easy to find.
If you are coming from the airport:
- by Car: take the Ring 0, exit number 8 take the direction of "Expo/Heyzel" or "Jette" (left turn)
- by Public transport: Check (website hidden) map for the best itinary. In otherwise, any train ging to Brussels will do it. As long as you stop on a train station with a connection with the "Metro" (like the Central station or the South station). then you take the Metro to the BOCKSTAEL' station. And 100m after you will be at the main door.
Other Things to Note
The Laeken' Church is just 300m away. This is the church where all the King of Belgium have been buried in a crypt that you can visit. The cemetary of Laeken is a small "Pere Lachaise" in Paris.
If you like to walk, they are also the King palace to visit, the Chinese pavillon and the Japanese tower + many parks and other smal Royal monument.

The use of the property by tenants should be done in a "good family man" manner to avoid any surcharge on your deposit
One day before your arrival, we need you to send a sms to confirm your mobile phone number (so we can contact you) and to confirm your estimated time of arrival.
2-3h before you arrive, we need you to send a sms to confirm your arrival in Belgium and to provide also your estimated time of arrival.
So you won't have to wait in front of the main door that we arrive to open it - unless keycode agreement if you check-in very late (after 9PM).
Now, you are in the apartment:
The price of water supplies - gas - electricity - heating are included in the rental price. There are water meters, electricity and gas in the building. They will be read at the beginning and end of each rent. It is require to make a fair use of those things. Fist it is not good for the Earth and second any abuse will be calculated and taken off from the deposit.
Lights, taps and gas stove must be scrupulously closed after use and before leaving the apartment.
# Shower curtain should be placed in the shower tub to avoid running water on the floor and any damages to the apartments below.
# Specific tissues will be provided to put on the floor to collect water. Same for the Bathroom.
# It is totally forbidden to smoke in the apartment. If we detect that somebody have been smoking inside, the whole deposit will be taken away to clean the entire apartment from cigarette smells
# But you can smoke on the terrace.
# Forbidden to throuw away your cigarette end/cigarette butt downstairs or whereever is it. You will have to extinguish it under running water and then put it in a bin. Usually there is an hashtray on the terrace where you can put them.
door, doors, skylights and windows must be closed every time the apartment is vacated or released at end of lease.
Any problem, defect, malfunction must be reported to improve the situation and to avoid accidents to the following tenants.
Any breakage must be reported so it can be replaced. If we discover that afterwards - after check-out - its price will be taken off from the deposit.
Nous avons apprécié l'accueil fait par le père de Philippe très soucieux de présenter tous les détails concernant le fonctionnement de l'appartement.
L'appartement est propre, bien entretenu et nous ne l'avons pas trouvé bruyant. Même si le temps s'est peu prêté à l'usage de la terrasse, nous avons néanmoins pu en profiter un peu et apprécier la vue sur Bruxelles.

Nos atendió su padre porque Philippe estaba de viaje... Su padre es encantador! Nos explicó cada detalle a tener en cuenta en la casa y fue muy atento y puntual. Nos hemos quedado muy contentas! El barrio no es de lo mejor y está un poco lejos pero la casa es preciosa y muy silenciosa y amplia. Lo único de lo que puedo quejarme son los cuatros pisos de escaleras.
Appartement spacieux, silencieux, confortable, y compris une bonne literie. Pour une première expérience avec airbnb, nous ne sommes pas déçus. Séjour très agréable. Dommage que la météo ne nous ait pas permis d’apprécier la terrasse.

I am Philippe
I have been studying in Brussels during 5 years in this apartment. Then i have decided to buy it because i really like the apartment, the terrace and the location.
After a few years, i get the money to renovate it to accomodate my wife and the coming baby.
The paintings that you will see in the apartment come from our different trips around the world. Like the 3 african paintings coming from Ghana or the 2 Chineses ancesters coming from Shanghai. They are many more small items that we have bring back from our travels and probably more to come in the future...
Finally, I have been living in that apartment for +/- 10 years. We really had great time there with our baby girl on the terrace and in the other rooms of the apartment. I still remember giving her the bath in the shower in a foldable bath and after placing her on the foldable table above the WC (That's the wood plank you will see along the toilet) to dress her or in the living room giving her a bottle of milk.
Then my work change and we had to move to the south of Brussels in Louvain-La-Neuve. We are currently living there. But i didn't want to sell my apartment.
That's why i rent this apartment now. And to maintain it, i find AIRBNB who propose a nice way to share an apartment.
We are welcoming guest coming from all over the world whatever is the reason of traveling: Business, Schooling, Tourism, Training, Contest,...
Usually it is rented for poeple that want a big apartment for their family visiting Brussels or for student sharing the apartment for a few month during their Training or Erasmus, for poeples coming a few days for Business, for Artisan coming to the exhibition centre close by, for expatriate coming back to Brussels for their holidays,...
Now everytime i am planning my holidays, i do my rental planning through AIRBNB. I have already rented a house in France in St Valery en Caux in 2013, then Bed&Breakfast locations in New-Zealand: Auckland, Wellington, Christchurch and Queenstown (Ika's farm) in 2014 and another one in Sydney in 2014.
I have meet wonderfull hosts and wonderful places that i will never have seen if i was staying in an hotel.
And i really try to be as good with my guests as those hosts have been with me.
