Hello! I have a dedicated, beautiful guest bedroom with a private black marble bathroom in my renovated three bedroom apartment in Manhattan on the Upper West Side. This classic New York building is turn-of-the century (pre-war), on the corner of Central Park West and 100th street... across the street is Central Park!
The apartment is conveniently located near subway and buses... within walking distance to over a dozen museums, and you can get almost anywhere in Manhattan within 20-40 minutes, door-to door!
* Just to clarify, since the question comes up a lot, I am only renting this bedroom, not the entire apartment. If you need another room, or this one is booked, I occasionally rent out my bedroom if I'm traveling (check out my other listing).
This beautiful room is a dedicated guest bedroom, and is fully furnished with a private black marble full-bathroom (only you will use this bathroom!). There is beautiful brick wall, dark hardwood floors, and a wall-unit that lets you hang clothes, with drawers and shelves so you can fully unpack - you don't have to live out of a suitcase. There is a plush pillow-top Kings Down full-size mattress on a captains bed with 2 drawers that is available to put more of your things in. There is also a small wooden desk and chair. This is an interior bedroom within the apartment, and the windows face a light well (not Central Park). There is high-speed Wi-Fi throughout apartment, including this bedroom, and you are free to use it.
I will supply sheets and towels. The room will comfortably fit a couple. The bed has a cozy down comforter, and pillows. You are welcome to hang out in the large and comfortable living room during your stay. Guests are welcome to use the kitchen as much (or little) as you want. There is a shelf in the refrigerator for your food, as well as space in the cabinets to put groceries. I don't provide any food for guests, but there are grocery stores nearby. I have spices, sugar, etc which am happy to share.
If you have a lot of luggage, you can always store them in the living room, under the piano.
This is a large, furnished, 3 bedroom apartment with 2 marble bathrooms & kitchen (approx 1200 sq ft). It is a beautifully renovated pre-war building, and we are on the 4th floor (walk-up). There is wi-fi in the apartment. I have a great long term roommate (one) in the 2nd bedroom, who is mostly out during the daytime. I have the third bedroom.
Most guests say this apartment looks like the quintessential New York City apartment, being right on Central Park with the brick walls in every room, fire escape, grand piano, and dark wood floors.
Since I am a composer and music producer the apartment is filled with musical things... photos and posters from my shows, musical instruments, and my studio setup. I also have a 6ft baby-grand Baldwin piano which guests can play during the day, when myself and my roommate are out of the apartment. I've had many wonderful musical guests stay, ranging from students auditioning at music conservatory to musicians performing at Carnegie Hall!
The neighborhood is residential area that is quiet and safe! The Police and Fire station is 2 blocks away. We are also within 2 blocks from a lot of stores including Whole Foods, several pharmacies, banks, a bakery, and dry cleaner. 3 blocks away on Broadway are tons of restaurants, and many deliver.
We are located right on Central Park West on the Upper West Side of Manhattan - a very residential area. You can get almost anywhere in Manhattan within 20-40 minutes. Within walking distance of the apartment are more then a dozen museums including the Metropolitan Museum of Art, Guggenheim, Natural History Museum, Hayden Planetarium, Neue Gallery, Jewish Museum, and many more. Also within walking distance is the famous "Tom's Diner"used in Seinfeld!
The 96th street B and C subway is a 2 minute walk from the building. Within 20 minutes (by subway) you can be in Times Square and the theater district for Broadway Shows. Within 20 to 40 min you can be almost anywhere in Manhattan! You can walk thru the park in about 15 or 20 minutes to the Metropolitan Museum of Art, Guggenheim, or the Natural History Museum. From any of the main airports it will take about 1.5hrs to Newark or JFK by public transportation and 45-60 min by taxi. To Laguardia about 60 min by public transportation and 25-30 min by taxi.

Guests have access to the room they rent, and the living room/kitchen.
Interaction with Guests
I work from home, so I am in my room a lot during the daytime, and often out in the evenings. I try to be home during guest checkins, but sometimes is not possible. Lets be in contact a day or two before you travel to arrange for checkin time. If not home, I can easily leave the keys in a lockbox outside the building door.
The Upper West Side is a residential area of Manhattan next to Central Park. Its wonderful to be in Manhattan but not directly in the heart of the hustle n bustle of midtown (though you can be there in about 20 min!)
Subway and busses are just a couple blocks away on 96th St. Can get anywhere in the city in about 20-40 min by public transportation. For people unfamiliar with the subway and bus system I recommend using HOP STOP to get detailed travel directions. Also if you are here for more then a few days, get a weekly metro card for unlimited rides!
Other Things to Note
This is an older building so it has quirks that older buildings tend to have. Its charming an beautiful, but its not a modern building with all the amenities! Any questions please ask :-)
No Smoking or drugs. Food and booze in apartment belongs to myself and roommates, but you are more then welcome to bring your own.
Considerate, clean and quiet guests only... no party animals please :-)
Please do not eat in the bedroom or leave food open. Food must be put away into the cabinets or fridge... this is still NYC, and we don't want an "unwelcome guests"!
Please be aware that this building is a 4th floor walk up. If you were to need any assistance with your luggage just let me know I'll be glad to help.
The apartment is in a pre-war (old early 1900's) building. It has some quirks, but the apartment itself is newly renovated.
I will do whatever I can to accommodate any reasonable guest requests.

The guest bedroom.... a plush full size mattress on a captains bed (with empty drawers), a wall unit to hang clothes, chair and small desk. I'll provide sheets, towels, duvet and comforter. Bathroom entrance is to left of the window.
Patrick is a terrific host! Extremely organized and communicative, all the more amazing given that he's usually booked solid and has a full and demanding career. He was really gracious in showing flexibility when I got unexpectedly caught up at my conference.
I went for a nice evening walk around the neighborhood and had dinner and a great Brooklyn (email hidden) at Henry's and picked up my breakfast at Whole Foods on the way back. 15 minutes door to door this morning to my conference at the Sheraton Times Square, on the B train. Much quieter and more interesting neighborhood, even if your work brings you to a different part of town.
I did not get to meet Patrick since I was caught up at work, but hope to do so on another stay. The flat is just as depicted -- interesting, comfortable, not loud by Manhattan standards. Bedroom cools quickly with window unit AC.
Overall, great value in a great location. I so appreciated having a private bathroom and a great bedroom/comfy bed.
We stayed for 4 nights at the flat, and would recommend the room to anyone who is looking for an accomodation thats in a safe area, within easy reach to downtown and near the central park. We arrived sometime after midnight and Patrick had arranged for us to get the keys easily. Similarly we were allowed to store our luggage for the last day in the flat as we had an evening flight back home. The room was clean, quiet (ie no traffic or other noise) and the bed was comfortable and big enough for 2. We met patrick a few times and he was very friendly and shared some good advice e.g. with regard to airport logistics. The property is right next to central park and a short walk from the subway.
Suitable for young mobile travellers would have appreciated being informed that 8 flights of stairs to room with no lift and we had very heavy suitcases as we were at the start of a 9 week holiday of which I had advised Patrick. He was unapologetic about being late to meet us and appeared disinterested in our plight. We had to pay a passer by to carry our bags upstairs and we could not access the room until after 3 pm as it had not been prepared. We were exhausted from having to stand around waiting for him and we had no access to any ablutions and had to go to the local deli where the toilets were disgusting. Patrick had no soap in the bathroom and told us that most of the travellers bring their own soap??? He didn't have tea or coffee available for us to utilise as he said he changed the way he was operating but hadn't advised me and as I had already been to the shop I was annoyed that I hadn't been told before. To his credit he went to the shop and bought soap and shampoo and he also gave us his coffee beans and grinder so we could make coffee. At the end of our stay he did take our suitcases down to the pavement and hailed a taxi. Overall a disappointing experience for us and makes us reluctant to use the service again. Great location
Exactly as described. We were delighted with our stay. Perfect location for Central Park and access to the subway to anywhere you please!
This room at Patrick's place was ideal for my husband and I. The room and the whole flat had a quintessentially New York feel to it, with sufficient space and spots to store our luggage, and the private bathroom. We also found the bed comfortable and slept really well, although as someone else said, in hot weather you may need to rely on the air-conditioner.
Patrick wasn't there when we checked in, but it was seamless, and we bumped into him a couple of times later. He's very warm and friendly. Would stay here again if the opportunity arose.
Patrick's apartment is conveniently located, clean and comfortable, and he was available to answer any questions when required. I would certainly stay here again.
