This modern and comfortable top floor apartment (lift and stairs access) is part of Lothian House, which is an fascinating 'B' listed Art Deco building slap bang in the centre of Edinburgh.
It benefits from panoramic views of Edinburgh Castle from the lounge and the bedroom, perfect for the fireworks displays at the end of the festival and Hogmanay, or just for everyday awesomeness.
It has one bedroom, with one real bed. It has one (smallish) sofa bed in the living room. It is accessed by a lift or stairs.
So it comfortably sleeps 2-3 adults. It can accommodate two adults and two children, as long as the children are happy to sleep together on the sofabed. The apartment benefits from central heating, towels and linen are provided, there is an iron, ironing board, hairdryer, complimentary laundry detergents, complimentary tea and coffee, and you can be met by a personal greeter who will show you around and answer any queries.
Check in is anytime after 1pm, check out is 11am. Unless agreed otherwise, you need to stick to the check out time so that we can manage our cleaning effectively. If you require an early check in, please ask, this can sometimes be arranged. The early check in fee is £20. The fee is there because it means we usually have to forego a booking for the night before in order to have the place ready for you at the earlier time. Similarly, if you require a late check in or check out (late means checking in anytime after 8pm, or checking out anytime after 11am) we can sometimes accommodate that and there is a fee of £20. This will be discussed and confirmed with you in advance.
What's it like?
It's a special place to be because you are so high up that you can see over the flats opposite, straight onto the castle. It is an uninterrupted view! The sun streams in the window in the morning when it's dry, filling the vast high-ceilinged space, and the apartment feels fresh, light and airy even when the weather is not so good.
There is a spacious and comfortable lounge/kitchen/dining area and a double bedroom. The kitchen has recently been refurbished and is fully equipped. It even includes a blender, a microwave and a George Foreman grill! The lounge has a large 3 seater leather sofa, a second sofa (sofa bed), a generously proportioned flat screen TV with DVD and digibox, a dining table that seats 4, and a selection of books in the bookshelf.
The sofa bed in the lounge is very convenient and can sleep 1 adult or is ideal for 1-2 children staying with their parents. A bathroom with an over bath powerful shower completes the accommodation.
Access to the apartment is via an elevator in the building and secure entry with CCTV. Buses from Princes Street and the train stations stop opposite the apartment.
A communal swimming pool, basic gym and sauna are located on the bottom floor.
The building was built over the Union Canal which facilitated the building of a swimming pool. The pool itself is lovely, the water having a colour change feature which gently changes from blue to green, purple and back. It is a very retro space, with many art deco features, as a result it is not modern or high tech!
The showers in the pool area are basic (although they work fine, and the water is piping hot), but I used to like to jump in the lift and go back to finish off my showering in the comfort of the apartment. The sauna is effective, really great after a swim or just to relax and unwind after a day sightseeing in Edinburgh.
*PLEASE NOTE* that while the use of the pool etc are free, I have no control over this communal space and as such DO NOT MAKE GUARANTEES about its availability on any particular day. The use of the pool/sauna are a free extra, you have not paid for it as part of your nightly rate and therefore, if for any reason you can't use it, I will not be held responsible as I am not authorised to repair anything in that area of the building.
A laundry room with washers and dryers is located on the first floor. These are commercial machines so it's really handy if you're staying a while as they are quick and efficient.
There are great restaurants, cafes and bars that do food in the area, including Illegal Jacks on Lothian Road, Loudons cafe on Fountain bridge and Hula Juice Bar and Cafe/Gallery in The Grassmarket. There are 3 small supermarkets (one in the building itself) for those of you who wish to cater for themselves in this lovely home from home.
Only minutes from Princes Street and from the historic Grassmarket, the location couldn’t be more perfect. It has it all – theatres, pubs, clubs, restaurants, shops, banks, a park, tourist attractions all within walking distance. You won’t be disappointed. Suitable for business or pleasure. For corporate guests it is close to major offices of Scottish Widows, Standard Life, Bank of Scotland to name a few and is also close to the Edinburgh International Conference Centre.
Parking is not included with this apartment, however there is on street metered parking nearby or many city centre car parks nearby. Modern, well appointed, well equipped flat. Panoramic views of the castle which is really special in the evenings when it is lit up. Use of pool, table tennis table and other leisure facilities.
As much as they require for a pleasant and enjoyable stay. Usually in the city, and available by email/phone.
Access to everything and a view to die for!
Lots of great bus routes and easy walking access to the Grassmarket, Royal Mile, Princes Street and the parks.

A wonderful apartment in the middle of it all. It was well appointed and very central to everything. It was exhilarating to wake each day and see the castle out the window. The entire family thoroughly enjoyed our Christmas break in Edinburgh, complete with the perfect little tree that Susan left for us.
Susan's place is great.

Susan's apartment was very spacious and comfortable in a good location with only a few minutes walk into both the old town and new town. It has local amenities such as shops and a cinema right on its doorstep which is really convenient. Susan met us in person and was friendly and gave us some good advice about where to visit. She also arranged a late checkout for us which was very helpful. Our only one recommendation would be if you arrive at the train station with heavy bags maybe get a taxi as the hills are a bit much with big bags!
Had a great stay in Edinburgh! We were in town for a show at the Usher Hall, which was literally a two minute walk from the apartment. The surrounding area is full of quirky little cafés, bars, restaurants and shops. Check out Shebeen steakhouse just around the corner!
The apartment was lovely. Spacious and clean... everything catered for, with a nice view of the castle, or to just watch the world go by.
Great central apartment. Perfect for a couples get away. On a busy lively street with bars and restaurants to visit, close walk to old town which was my favourite place.
