The space

Fresh, bright top floor flat (lift access) which benefits from panoramic views of Edinburgh Castle from both the lounge and the bedroom, rare in Edinburgh, perfect for the fireworks displays, or just for everyday awesomeness! Amazing clear castle views as the flat is higher than the apartments opposite, rare in Edinburgh.

This modern and comfortable top floor apartment (lift and stairs access) is part of Lothian House, which is an fascinating 'B' listed Art Deco building slap bang in the centre of Edinburgh.

It has one bedroom, with one double bed. It has one sofa bed in the living room.

The apartment comfortably sleeps up to 3 adults. It can accommodate 2 adults and 2 children, as long as the children are happy to sleep together on the sofabed. The apartment benefits from central heating.

Towels and linen are provided at no extra charge, there is an iron, ironing board, hairdryer, complimentary laundry detergents, complimentary tea, basic condiments and sugar.

Check in is anytime after 1pm, check out is 11am. Unless agreed otherwise, you need to stick to the check out time so that we can manage our cleaning effectively. If you require an early check in, this can sometimes be arranged for a fee of £20. The fee is there because it means we usually have to forego a booking for the night before in order to have the place ready for you at the earlier time. Similarly, if you require a late check in or check out (late means checking in anytime after 8pm, or checking out anytime after 11am) we can sometimes accommodate that and there is a fee of £20.

What's it like?
It's a special place to be because you are so high up that you can see over the flats opposite, straight onto the castle. It is an uninterrupted view! The sun streams in the window in the morning when it's dry, filling the vast high-ceilinged space, and the apartment feels fresh, light and airy even when the weather is not so good.

There is a spacious and comfortable lounge/kitchen/dining area and a double bedroom. The kitchen has recently been refurbished and is fully equipped. It even includes a blender, a microwave and a George Foreman grill! The lounge has a large 3 seater leather sofa, a second sofa (sofa bed), a generously proportioned flat screen TV with DVD and digibox, a dining table that seats 4, and a selection of books in the bookshelf.

The sofa bed in the lounge is very convenient and can sleep 1 adult or is ideal for 1-2 children staying with their parents. A bathroom with an over bath powerful shower completes the accommodation.

Access to the apartment is via an elevator in the building and secure entry with CCTV. Buses from Princes Street and the train stations stop opposite the apartment.

A laundry room with washers and dryers is located on the first floor. These are commercial machines so it's really handy if you're staying a while as they are quick and efficient.

There are great restaurants, cafes and bars that do food in the area, including Loudons cafe on Fountain bridge and Hula Juice Bar and Cafe/Gallery in The Grassmarket. There are 3 small supermarkets (one in the building itself) for those of you who wish to cater for themselves in this lovely home from home.

Only minutes from Princes Street and from the historic Grassmarket, the location couldn’t be more perfect. It has it all – theatres, pubs, clubs, restaurants, shops, banks, a park, tourist attractions all within walking distance. You won’t be disappointed. Suitable for business or pleasure. For corporate guests it is close to major offices of Scottish Widows, Standard Life, Bank of Scotland to name a few and is also close to the Edinburgh International Conference Centre.

Regarding parking, unfortunately I can't post a link to the nearby parking in this email or on the profile of the flat (Airbnb does not allow links) but there are many city centre car parks nearby. Just search online 'Edinburgh Parking Lothian Road' and a website called Parkopedia is one of the first links you'll come upon. The carpark in Scottish Widows on Semple St is right behind the flat. It offers overnight parking. All parking is expensive in Edinburgh but we found this one to be one of the more reasonable.

There are a few house rules that we kindly ask you to follow:

Check in is after 1pm and before 7pm. Please let me know in your introductory email what your arrival time is into Edinburgh Airport, or train station so that I know the timescales.

Check out is 11am.

It will sometimes be possible to work around those times but do please inform us IN ADVANCE of your reservation confirmation and there will be a fee of £20. See property description.

Please respect the check out time, we will be arriving to clean the flat at that time.

We ask that you are quiet on entry and exit, and keep noise in the flat down after 9pm, to be kind to our neighbours.

Please use the heating sensibly, always turn it down or off when you leave the flat, and OFF at the end of your stay.

Please turn off appliances and make sure all taps are off when you're leaving.

If possible, PLEASE drop your bin bag to the bin store (basement, by the pool area) when you leave at the end of your visit.

We don't do a formal check out, so just leave at your own pace by 11am and push the keys back in through the letterbox.

Perfect apartment. It is super central to everything you could possible want. Everything is within walking distance. Super clean and very friendly hosts. Very spacious. TV- make sure the cable is plugged in! Would definitely stay again

This is a charming flat with a view and location that are hard to beat for exploring Edinburgh. Throughout the process, Susan and her partner Tom kept in communication, making everything simple and easy. The flat itself has lots of charm and dignity - high ceilings, interesting and comfortable furniture (not your typical IKEA showcase) and an amazing view of the castle. The flat is even nicer in real life than you expect from the photos. Everything was clean and in perfect working order. Great size for our family of three. As has been noted by other guests, the location on Lothian Road can make it a little noisy on busy nights, but if you want to be close to the action, a little noise is a fair trade off. Overall, great place run by very nice people. Highly recommended as a base from which to explore Edinburgh.

We stayed here for the Hogmanay and it was the perfect location. The view of Edinburgh Castle was spectacular! The apartment was tidy, clean and spacious. Tom met us for check in and went over and beyond to make us feel welcome. If we return to Edinburgh in the future, we will stay here again. Thank you for making our trip so memorable.

What you see is what you get :). It is such a lovely flat with a gorgeous view of the castle. It was the perfect location for our long weekend and we felt at home. We had only met Tom who was accommodating and kind. He gave us loads of great recommendations on where to eat and what to do. Thank you Tom & Susan for an amazing stay.

Susans place was perfect to stay at. The location was ideal and walking distance to the international exhibition centre, with views of the castle through the window and supermarkets just downstairs. The kitchen is fully equipped and I had a great time cooking and relaxing, soaking in the views, sights and sounds of Edinburgh. Susan was also extremely helpful, meeting me and explaining how everything worked at the house and also super quick on the email, responding to any questions or queries I had straight away. She really made the whole thing painless and a real delight.

Overall excellent stay, highly recommended! PROS: - Great location within walking distance of main attractions - Nice view of castle from apartment - Very clean, beautiful apartment with high ceilings - Everything you need to cook (pots/pans, oven/stove top, olive oil, basic seasoning) - Several grocery stores and restaurants nearby - Warm welcome - Excellent communication with really fast response times (both Susan and Tom!). CONS: - Pretty noisy as the apartment is on Lothian Road, a very busy street with lots of ambulances going by even at night. - The apartment was really cold when we got there and it took some time to warm up to a comfortable temperature.
