Welcome to 16 Turtle Bay, a premium end-unit townhome offering the absolute best dual-side panoramic views of the Folly River. This bright, newly updated coastal oasis serves as your private front-row seat to Folly’s famous sunsets. You will find yourself steps from the community pool and a private fishing dock, while the ocean waves and the bustling energy of downtown Center Street are both an easy five-minute stroll away.
The heart of this sun-drenched home is an expansive, open-concept main level designed for effortless gathering. Large windows frame stunning water views from every angle of the kitchen, dining, and living areas, while a screened-in porch offers the perfect spot to watch passing boats and wildlife. When it is time to rest, three spacious bedroom suites, each with its own bathroom, ensure ultimate comfort. The primary master suite is a true sanctuary, boasting a king bed, spa-like bath, and a private waterfront balcony.
Convenience is built into every detail, starting with a large garage and carport that easily fit two vehicles plus a golf cart. COMMUNITY AMENITIES
- The Turtle Bay community pool is generally open from April through October between 8:00 a.m. and 10:00 p.m. Exact dates may vary depending on weather.
The community fishing dock is accessible year-round. Boats are not permitted within the complex, and the dock may not be used for boating purposes.
HOUSE RULES
- Quiet Hours & Noise Limits: Folly Beach enforces a strict local noise ordinance from 10:00 p.m. to 8:00 a.m. with a one-strike policy. To protect our neighbors and rental license, a privacy-compliant NoiseAware sensor is installed. It monitors decibel levels only; no audio is recorded. If noise limits are exceeded, guests will receive a text reminder to reduce the volume.
- No Parties or Events: House parties, weddings, reunions, receptions, events, and outside gatherings are strictly prohibited. Maximum occupancy is limited to eight guests at all times. Violations may result in immediate termination of the stay without a refund.
- Parking & Storage, HOA Mandated: Parking is strictly limited to two vehicles: one inside the garage and one fully beneath the covered carport. Golf carts must also be parked inside the garage or completely beneath the carport when not in use. Bicycles, beach equipment, and other personal belongings must be stored inside the garage or home. The carport must remain completely clear to avoid mandatory HOA fines.
- Trailers, boats, and other recreational vehicles are not allowed to be parked on-site at any time.
- Smoking is prohibited inside and outside the property.
- Propane and charcoal grills are prohibited by the community.
IMPORTANT INFORMATION
- To book our home, the primary guest must be at least 25 and stay at the property.
- The home is elevated, requires stairs to enter, and does not have an elevator.
- Contactless check-in is provided through keyless entry. Check-in is at 4:00 p.m., and check-out is at 10:00 a.m.
- Beach equipment is not provided, although guests may use any equipment available at the property.
