A beautiful and bright San Francisco studio apartment, located in the Richmond district, is available for short term rental. It's a perfect size for a single traveler, a couple, or a small family who are looking for more budget accommodations in this expensive city.
The apartment was completely renovated in 2006 and everything is in superb condition. The kitchen is equipped with a full-sized refrigerator, microwave, toaster oven, coffee pot, and electric kettle, perfect for having simple breakfasts at home before starting your day of sightseeing. Please be aware that the kitchen does not have a stovetop range or full sized oven. The bathroom is very large and clean and has a shower over the bathtub. There is a comfortable queen-sized bed that sleeps 2, as well as a sofa bed that can accommodate 1 adult comfortably, or 2 children. This set up is more suitable for a family than 2 couples, however, as there is no separation between the sleeping areas.
The location is not considered a traditionally 'touristy' part of the city, but rather more of a neighborhood for San Francisco residents. That being said, Golden Gate Park (home of the De Young museum, California Academy of Sciences, Japanese Tea Garden, and many other attractions), Ocean Beach, Baker Beach, the Golden Gate Bridge, and the Presidio National Park are all nearby. Grocery shopping is simple as there are numerous produce markets and a large supermarket located within easy walking distance of the apartment. There are also many restaurants in the neighborhood, featuring cuisines from all over the world, and ranging in price from budget-friendly to fancy, special occasion-type places.
Public transportation is easily accessible, with 5 bus lines located within a 5 block walk, making Union Square, Fisherman's Wharf, Pier 39 and many other tourist attractions just a bus ride away. For our guests with a car, we can offer a garage parking space for an additional $25/day.
I am a lifelong San Francisco resident and am happy to act as a resource for my guests whether it be restaurant tips or sightseeing information. I love to travel and meet people from all over the world, and am excited to share my city with new people.
Other Things to Note
Potential renters should be aware that noise from other apartments in the building may disturb light or late morning sleepers. Because we are aware that this can be bothersome, we are happy to provide earplugs and/or a white noise machine to alleviate the issue.
Absolutely no smoking in the apartment. There are other people living in the building so please be respectful and keep noise to a minimum after 10pm.
The check-in went OK and Vivian was friendly. The apartment was as described (no stove, only microwave) and we had a good time there. The garden was a plus and makes the place very kid-friendly. The area is nice, with the Golden Gate Park nearby. Geary has several shops and restaurants, we especially enjoyed the cafe Enchante. Bus 38 runs very frequently and takes you downtown in half an hour.
On the minus side, there was rather a lot of noise from the children upstairs.
The location was very central and close to everywhere. Vivian was very helpful and answered all my questions in a timely manner. The house was comfortable. We had a great time!
The neighborhood is a more residential area, nice to stay in if you are visiting. Not far from the water, right next to Geary (20 min bus ride to downtown). When I arrived, Vivian was really thorough explaining the garbage situation (trash, compostable and recycling), she also has a very helpful guide to the neighborhood (restaurants, grocery store, etc.) that is also accompanied by a color coded map of San Francisco. The apartment itself is really nice, perfect for 1 or 2 people. The reason I cannot give a rating above 2 stars would be the constant noise. I would estimate that starting around 6:30/7am and ending around 11 pm, there are bursts of 15-45 minute tantrums, no less than 4 times during the day. I can understand that children have fits and cry and scream, that being said, I have never in my life heard this much yelling/screaming/crying out of one child in my life. Vivian understood that the noise is bad, really bad. She gave us earplugs and had a noise machine, that's how loud it was. I have 4 younger siblings, a nephew, and have been a nanny in my life for children of all ages. I know that kids can be difficult, but this is different. Vivian did apologize for the noise after I complained a couple times, however her response was that it is her children's ages. Without a good nights sleep, my boyfriend and I where pretty tired for most of the trip. The apartment should not be rented in my opinion if the amount of noise is always causing complaints. I wish the noise was not an issue, otherwise it would have been 5 stars all day. Vivian did email me and offer to refund the last night of our stay if we wanted to find somewhere else. At that point we had been there already 4 nights, and where flying out early the next morning. She was empathetic about the fact that my boyfriend had been very sick and could not get much sleep due to the noise. I appreciate that, but a decent hotel room at the last minute is at least double the price. I LOVE airbnb, and will obviously continue using them. This experience was rough, but it did not ruin the fact that airbnb is awesome.
I'm sorry that Anne had such an unpleaant stay in our rental. We recognize and mention in our rental description that the apartment can be noisy, and the white noise machine and earplugs are our way of mitigating as much as we can the possible problem. I would say that the noise she experienced was unusual, but we can never predict when it will occur because children are unpredictable. If we had recurrent complaints we would consider taking our rental off Airbnb, but most people haven't had an issue,
Vivian was a very nice host. My friend and I arrived an hour early and she was willing to accommodate the check-in time. The apartment has one queen-size bed and a full sleeper sofa and enough space for us. It was clean and comfortable!
The location of the apartment was great. It is half blocks away from bus 38 which takes us to the Union Square, Japanese Center etc, and a few blocks away from the Golden Gate Park. There are some nice restaurants in the area.
Overall, I would recommend Vivian's apartment to friends and would stay there again.

"Vivian was a gracious host and was very welcoming and approachable. She did an excellent job of explaining the local areas to us and was available after hours if and when we needed. There were a few hiccups in regard to our stay but that didn't deter me from enjoying my vacation. But for the sake of review, I will begin with the downsides.
I traveled with my dog and was hoping to have quick access to let her use the bathroom but the host preferred that we didn't use the backyard. We did have access to the upper deck. This didn't bother me too much as I liked getting the feel of a real city life and could use the walk anyway. One awkward moment was an issue of being asked to pay a pet deposit on the spot. It kind of started our trip on the wrong foot and gave me a bad gut feeling, but it was resolved by rechecking the guidelines and enforcing the rule of not paying cash/check upon check-in once your reservation has been confirmed.
I'm all about green efforts and very excited that is be in a city that recognized composting, let alone recycling. A night when we decided to eat in for dinner we composted our biodegradable items and went to bed. We spent the next day out and when we came back there was a trail of ants leading to where we composted. By the end of the night the trail led to a swarm that became more than overwhelming. I called left a message explaining the situation and Vivian responded. She did acknowledge that it does happen after the rain and it wasn't our fault. Her husband came down, cleaned the mess, laid down an ant trap, and took the compost bag with the remains.
The last and final downside to this particular trip that I will mention would be the footsteps sounds above us. I can only attest to the times we were present in the apartment, but when we were there it was random. Coming from Florida, I am used to sleeping through hurricanes so the noise doesn't bother me. As a social worker that specializes in prenatal and infant services and an aspiring Doula, I empathize and understand the dynamics of families. For others, this may be a problem, but for me I don't mind."

“I would rate my stay at 554 25th Avenue as an 8 (with 10 being the highest) solely for the noise of running and crying of a child upstairs after quiet hours. However, my overall review for the studio is very clean and spacious and it worked for the time we were there. The kitchen area was clean and the appliances worked well.”
Great space and location and one of the few places in the area that is ok with babies and small kids. My husband and I stayed here with our 6month old son.
Vivian is great host and quick with communication, she went out of her way to provided us with a pack and play which made sleeping arrangements even better.
The apartment is in a great location close to major bus lines, cafes and restaurants and on street parking. The apartment its self is spacious and has all the essentials for a short stay in the city

Vivian was a great host. The space was cute and comfortable and we were close to public transportation which was a huge plus. We would definitely visit San Francisco and stay at Vivian's place again!
