Charming 1 bedroom flat perfectly located near the top of the Royal Mile in the historic centre and tourist hub of Edinburgh’s Old Town.

The Royal Mile, Edinburgh’s oldest street, is the Medieval high street of the City, connecting the Castle with the Royal residence and Abbey of Holyrood. This flat is the perfect base for exploring and enjoying the best of what Edinburgh has to offer.

James Court on the Lawn Market section of the Royal Mile is an early Edinburgh tenement completed in 1727. Despite its central location, the flat is quietly located to the rear of the building overlooking a leafy courtyard, ensuring a peaceful stay in the city.

Many of Edinburgh’s most famous tourist attractions are within easy walking distance – the castle is only a 2 minute walk away, and Princess Street, Holyrood Palace, The National Galleries and The National Museum of Scotland are all only a pleasant stroll away.

The flat comprises a living room with two settees (one of which is a comfy fold out sofa-bed), a dining table for two and a TV / DVD player, plus a selection of DVDs and books. A small kitchen off the living room is equipped with an electric oven, microwave, fridge / freezer, washing machine, toaster and a kettle. The bright and airy bedroom has a comfortable double bed, dressing table and wardrobe. High ceilings, large windows and working shutters throughout create a lovely atmosphere. The small bathroom has an electric shower above the bath.

    This was our first time in Edinburgh and Chris's flat was perfect for our stay. His friend Kevin met us and we were able to check in as soon as we arrived from our flight. Because it was so near the solstice the sun was up late and early -- so the light-blocking indoor shutters on the windows were very handy. The place is immaculate. The kitchen was perfectly equipped for our needs. Chris has several guidebooks handy and a list of favorite cafes and pubs. Would have liked a big map to the nearest grocery, but maybe there was one under the pile of other guides and info. (That pile is in the fold up secretary desk.) Bed and bedding were great and more than enough towels. Decor is thoughtful. Sofa and chairs are comfortable. Easy to relax.
    The location could not be better -- tucked away in one of the many closes on the Royal mile. Very close to the castle, other attractions, and shopping. Because it faces into courtyard there is very little street noise. Occasionally guided ghost tours or something came into the close -- but not at all disturbing, amusing really.
    We arrived by Airlink Bus 100 to Waverley Bridge and left by train at Waverley Station -- we are 57 years old and though it is a somewhat steep climb up-- we had no trouble getting to and from the flat with our rolling carry-ons and backpacks. We would highly recommend this flat to our friends and to anyone able to navigate one flight of stairs.

  • The flat was cozy and well-appointed. Being centrally located meant that everything was in easy walking distance. The Castle is five minutes away, Waverley Station is 10 minutes, Princes Street 10 minutes, and lots of cafés, restaurants, etc. already right outside the door. The flat is on the top of The Royal Mile which is always bustling with tourists. However, the flat faces quiet and secluded James Square and you cannot hear anything of the noise out front. Our only complaint is that the toilet runs for 15-20 minutes after each flush and can't be used again until the tank is full. It's an easy fix and should be attended to. All in all, a super flat at affordable rates.

  • My best Airbnb experience till now. The location was perfect and the apartment was cosy, clean and contained everything we needed. I would recommend Chris's place to anyone visiting Edinburg for the first time, as it is a good point of departure when exploring the city.

  • Chris's apartment was perfect for my week-long stay. Clean, tidy, comfy bed, great location on the royal mile just down from the castle, well equipped kitchen, and loads of helpful information on what to do in & around Edinburgh.
    Definitely recommend, and would stay here again!

  • There was some difficulty finding the apartment but once we did we were pleasantly surprised. We were greeted by Chris' friend Kevin, who showed us the apartment and left us the keys. The apartment was adorable. Very clean and so cozy. It was in an amazing location.... Steps away from the castle and many other attractions in the area. The area was busy during the day, so many tourists. But the street was quiet at night which was nice.

    A little about Chris, our host - British Airways lost our luggage. When we went to file a claim with the airline we realized that we did not have an actual address for the apartment and we were traveling without cell phones. We contacted Chris right away and asked him to reach out to British Airways to give them directions to the apartment as well as provide us with an update on when our luggage would arrive so that we could be at the apartment waiting. Chris was able to facilitate all of his for us. He was on he phone with the airline and courier and got us our luggage that night!! It was so nice of him and he really went above and beyond for us. It was truly appreciated.

    Overall we had an amazing experience and would recommend Chris and his apartment anytime!!!

  • I did have to contact the host twice to get the final details re arrival.He was very pleasant and met us as arranged,.The flat was in a very good location and was clean. However there were a few issues

    .Firstly the stairwell was very steep and there was a strong smell of damp.The toilet took 30 mins to fill up so we had to keep pouring water in to get an immediate flush. The shower worked well but there was no hot water in either bathroom or kitchen ;we had to boil water in a kettle to wash hands/ dishes.The size of kitchen and bathroom was very small too.Very basic equipment and no teapot!!!!

    On the first day we had to call the host because the front door would not lock and we had to leave the flat unlocked until he came to fix it which was ri(website hidden)rhaps the flat would be more appropriate for younger clients?

    Hi Kathy, I'm sorry for the issues you faced during your stay.
    The flat is in a medieval building and as such has a spiral staircase to access it; this is true for most buildings in the Old Town. It's no steeper than a normal staircase though and it is only one short flight up from street level. As a whole the building is well maintained and there have never been any issues with damp.
    The hot water is operated by the switch in the cupboard. I thought I showed you this on arrival but would have happily told you had you asked during your stay. Neither me nor my previous guests have had issues with the toilet but I will certainly have a look at it.
    I'm also sorry that the lock broke during your stay - this was out with my control but I would like to point out that it was fixed within an hour of your phone call.
    I have had many guests of all ages who have enjoyed the apartment and the benefits of a very central and secure stay.
