Casa Xixim has quiet hours 10pm - 8am daily. Casa Xixim is more than a house rental – it's a fully-staffed, boutique hotel experience. Great for families & quiet groups, not meant for partiers. Casa Xixim was built with the natural surroundings in mind utilizing traditional building practices, modern architecture and permaculture principles. Instead of glass windows we have screened wood louvers that let the cooling sea breeze come through. We feel it's important to point out that this home is not intended for late night parties, loud music at any time, and we don't provide things like TVs in the bedrooms. Casa Xixim's offer is: epic ocean views, charming sea life, breezy palm trees, a few books, a deck of cards, a movie library on our big screen, and an unbelievably amazing night sky. This magical place is all about you reconnecting, rather than disconnecting. We feel privileged to be the stewards of this little piece of paradise and require our guests to honor house rules that ensure we are good neighbors and good earthlings.


1) Beach Suite:
The Beach bedroom is down a short hall off the main living space on the 1st floor. It's adjacent to the pool (but still private) and opens out onto a patio with hammock and then a couple steps down to the sand, and then to the beach. The view is mostly palm trees and a bit of ocean through the trees. The patio wall has sliding wood doors that open up the room. This room tends to be the most social due to its prime location to pool, kitchen and living room.

2) Garden Suite:
The Garden bedroom is down a short hall off the main living space opposite the Beach Suite. It's adjacent to main entrance garden (but still private) and opens out onto a couple steps down to a private garden. This room tends to be the most quiet, and the coolest during the heat of the day. The patio wall has sliding wood doors that open up the room.

SOLIMAN BAY: Quiet hours at Casa Xixim are 10pm - 8am daily. One of the best kept secrets of the Riviera Maya, Bahía de Soliman beckons travelers in search of a magical escape. Our tranquil turquoise bay is protected by a coral reef full of wildlife and lined with a white sandy beach. As a secluded beach community of vacation homes tucked between the ocean and the mangrove jungle, you’ll find yourself in another pace and time. We are located 1.5 hours south of the Cancun Airport, only 5 minutes to the Tulum Ruins, and just 15 minutes north of Tulum Pueblo. *We are not located on the Tulum Beach Hotel Zone*

The community here at Soliman Bay is friendly and laid back. In the slow seasons you might have the beach all to yourself. Most folks are content to simply spend their days lounging at the pool, exploring the beach, waking for sunrise, bird watching, kayaking and snorkeling (motorboats and fishing prohibited). With our convenient location to Tulum Pubelo more adventure is available if you’re looking for it: beaches, mayan ruins, jungle tours, artisan crafts, restaurants and night life.

Like many travelers who visit the Yucatan, it left a lasting impression on us. Ever since our first visit to Soliman Bay we have been dreaming about building this home. All told it’s been over 10 years in the making and we’ve met some wonderful people along the way. We are grateful for what had started out in 2004 as mere sketches in the sand has now blossomed into an amazing eco-conscious beachfront home and retreat.

What Kind of Hosts Are We?
We live full time in San Francisco, CA with our 3 year old son. We love farmers markets, good coffee, trains, cycling and the Octonaughts.

We can answer your questions and make sure you're all set with your booking and will then introduce you to the Casa Xixim staff. We've set up a great team for you:

+ Concierge
Marion is a great resource to help plan your trip, will meet you upon your arrival, and will check in with you throughout your stay. She speaks English, Spanish, and French. We'll send you our official Welcome email with lots of details, our house menu, and adventure guide.

+ House Manager
Enrique mostly operates behind the scenes to make sure everything at Casa Xixim is in tip top shape for your visit. You'll likely see him briefly during your stay and he's happy to answer any questions and provide any local tips and advice. Be sure to say hi!

+ 24/7 live-in groundskeeper
Tony lives in the cottage casita on the property and tends to the daily care of the villa, and is there to help you out.

+ Daily housekeeping
Nilda comes every day 7am - 4pm to tidy up and keep Casa Xixim shining bright.

Your chef and his assistant will come everyday to cook delicious meals. You will meet with him to discus your menu and groceries (paid directly to chef).

During your stay

The owners will help make sure your booking is all sorted out, and then will introduce you to your Concierge House Manager and your Personal Chef. They'll ensure everything is ready for your arrival and will tend to you during your stay.

We recommend working with our Concierge House Manager to book an Airport Shuttle from the Cancun Airport. She can also help you arrange your car rental, and have it delivered to Casa Xixim.

Due to COVID-19 we have paused daily housekeeping but will provide fresh towels and linens on your 3rd day. House will be cleaned and prepared before each guest arrival.
