Michael and his family stayed with us in October over the Halloween holiday weekend and only paid $110 per night for a family of 5, which is less than any hotel or Motel 6 in Tampa. We never heard from this guest other than they were in the Tampa area prior to check-in and once again when they checked out - so, very poor communication on his part since this is the first time I'm hearing any of this. I'm not sure what Michael is talking about regarding "a long list of rules and instructions" since the House Rules are clearly stated on our Airbnb ad AND you must agree to when you book - so, if he didn't feel comfortable with what we state, then he shouldn't have rented the house. Check-out instructions are absolutely necessary and very common at ALL vacation rentals and we have the same instructions/house rules for every guest. I would suggest that if want maid service, then please go stay in a hotel. Since Michael said he had rented a vacation home before, one would think he would know this prior to renting. In fact, we learned these from other vacation homes we've stayed in and don't believe they're inconvenient at all - especially due to the reasonable rates we charge. We can not control the INTERNET, so there isn't anything we can do about that - we have the fastest speeds available with the provider. We've never had a complaint about the HOT WATER not getting "hot enough" - I've used the hot water and haven't found any issues with it at all. The hot water gets really hot. We put a note in the Master Shower that it takes longer for the hot water to get there since it's the farthest water source away from the hot water heater, however, there's nothing I can do about that except tell guests to run the water for a minute or two - there is a note on the shower door that clearly states this. As far as paper products, we leave plenty for a 3 night stay for 6 people and the same amount for every booking - so, if they use everything up, then they need to purchase more for their stay. Each guest is different and we've had plenty of 3 night stays with toilet rolls left over, it's different for everyone and depends on how much they use. Why was it an issue to go to the grocery store when they probably went to purchase food and drinks for their stay anyway? ***We've learned after 5 years of hosting and 20 years of staying at vacation rentals that you can not make everyone happy and some people's expectations are out of line. We do our best to manage people's expectations prior to renting with pictures and clear communication, plus provide a beautifully maintained and clean house for our guests in a safe neighborhood. Considering Michael's poor communication and that he's being overly picky about things that are out of our control - especially since he never communicated any of this, we wouldn't accept another reservation request from him either.

Amy also emailed me separately "Thank you Jacquie for being a great host. Your home is very welcoming and clean." Otherwise, she did not contact me at all with any complaints or questions during her stay - she and her 5 guests stayed here for 2 nights. To respond to her comments: 1) REFRIGERATOR: The refrigerator settings are set per the company's recommendations, otherwise, we've had people changing the temp to very low or very high. This will damage the the refrigerator. We are here now and the refrigerator is working great - no milk or food spoiling. We have never had a complaint regarding the refrigerator or its temperature. 2) AC TEMP: Yes, the AC is under our control as we've had guests break/damage the thermostat and system which is very costly. There is a remote Nest thermostat installed and we are happy to adjust the temp - there is a note inside the box that encourages guests to contact me if they need the temp changed. Amy never contacted me at all to do so. Otherwise, we keep it as a nice cool or warm temp whenever we have guests (depends on time of year). 3) TRASH: As we state up front - guests are encouraged and expected to leave the house tidy and in similar condition as they received it. We request minor items to do such as: strip the beds (this is one way to show guests we change the linens before the next guest checks in), leave the house tidy as they received it and take their trash out before they leave. When we've personally stayed in vacation homes, these requests are standard - if you don't want to abide by these rules and/or requests, then we recommend finding another place to stay. We've also had guests leave an enormous of amount of trash/boxes, which they are responsible for taking out before they leave. Many other vacation home's management companies are much more strict than we are. 4) TOWELS: Yes, as we state clearly on our ad prior to and during the booking process - guests are responsible to paying for any damages including towels. She and her guests ruined 2 hand towels with makeup stains and were requested to pay $10 to replace them. It is petty that Amy is complaining about the $10 since she ruined them and we now have to replace them - I sent pictures of the towels as proof and she paid immediately. FINAL) Our home is not a flop house. There are house rules that guests need to abide by. This is not the Four Seasons, however, we do our best to take great care of the house to ensure each person's stay is a happy one. Since Amy stayed during our low season, she booked our house at very low rates - much less than a hotel room. In turn, we expect our guests to respect our house rules and home/belongings. If Amy or other guests prefer no rules, then they should consider renting a Motel 6 or another vacation home - in fact, they have rules too, so I guess they would be out of luck. Rujuta and her family were here for 3 nights in June, during our quiet season and received a very reasonable rate for their stay. Thank you Rujuta for the nice review, however, I'm confused by your comment of "bring your own supplies, they really mean it." To respond - there was sugar, salt, coffee and kitchen soap in the house during your stay. They are located in the pantry and under the kitchen sink, however, it seems you didn't look or ask me, which is a problem. We provided 2 large trash bags plus trash bins in the bathrooms, which should have been plenty for your short stay. We DO NOT provide paper towels, wipes, shampoo or conditioner as these are what we consider personal items, however, we do provide plenty of kitchen towels and various other items. Considering our inexpensive rates, I think these are big asks and shouldn't have been expected especially since WE DON'T ADVERTISE THAT WE PROVIDE ANY AMENITIES EXCEPT WHAT IS LISTED IN OUR AD. In addition, Rujuta should be thanking me and our cleaners for going WAY over and beyond the call of duty when her husband left his sunglasses behind and we arranged to have them sent back to her - does she mention this here? Unfortunately, no. FINAL) We provide the basics, however, guests should expect to provide their own personal items and anything they might need during their stay. We DO provide a clean house and various amenities, however, do not advertise them so guest's will manage their stay accordingly. Rujuta's expectations are completely out-of-line, especially considering we don't advertise that we provide any of them.
