Less than a 20-minute drive into the CBD or Salamanca as well as the Airport. You are also on the right side of the city to start your day trip up the East Coast or Port Arthur.
The space
The living spaces all flow naturally onto a huge perfect deck. Bi-folding doors bring the inside of the house to the outside. Solid hardwood floorboards are throughout.
The kitchen, featuring two sinks and a large walk-in pantry, is a showstopper and the casual dining and living spaces can comfortably accommodate the largest of gatherings but also offer the seclusion of intimate dining occasions. All options are covered.
On the upper level is the main bedroom with a King size bed and French style doors opening onto yet another deck. To the right is a spacious bathroom featuring a superb free-standing bath and behind is an exquisite shower and vanity. Also on this level there is a library/study with a Double size Sofa Bed and a reading nook and a ‘his and hers' dressing rooms. The fourth bedroom also has its own ensuite offering privacy and seclusion from rest of the house. Perfectly positioned down stairs are two double bedrooms both with Queen size beds sharing the main bathroom.
The gardens and courtyards have been designed with peace and tranquillity in mind. It’s just a short stroll from your impressive deck to the beautiful Derwent River ready to explore and take in the wild life or the ever changing sea scape.

IMPORTANT: THIS HOUSE IS NOT A PARTY HOUSE
We have had to implement the following policy due to a number of recent guests disregarding our house rules and creating unacceptable levels of noise at the house, causing a disturbance to our neighbours.
This home is situated in a quiet residential area. Guests should not create noise that could disturb our neighbours at any time during their stay.
We have implemented a strict Quiet Time between 10pm and 8am where there is to be no noise on the decks or outdoor areas.
In addition, there should be no excessive noise on the decks and outside areas at any time during your stay and noise inside the house should be at a level so as not to be heard from neighbouring properties.
The house is for accommodation only and is not suitable for parties, gatherings, or functions of any kind. There is to be no more than 2 visitors to the house without our prior written consent.
If you do not feel that you can abide by these rules DO NOT book this house. If you do book the house and disregard these rules our neighbours will let us know. You will be asked to vacate the property immediately and may lose your booking fee and deposit.
If you can abide by these rules than our house may be the perfect holiday home for you.

The neighborhood surrounding the property offers a relaxing atmosphere while still providing the necessities of inner city living.
A great kids beach is just 4 minutes away at Howrah Beach by the Sunshine Tennis Courts.
In Bellerive, just a short drive away (8 minutes), there are many cafes and restaurants as well as the famous Blundstone Arena where domestic and international cricket and Australian Football (AFL) is played.

Getting around

There is a beach and play park only 8 minutes drive away from the property (Bellerive Beach Park Playground, 3 Derwent Avenue, Bellerive). There is plenty of space for children to play or to relax in the sunshine.

There is a small corner store (Howrah Point Store, 78 Howrah Road) that does takeaways and sells groceries. The closest major supermarket is Woolworths Supermarket at the Shoreline Shopping Centre and Hotel, a 5-minute drive from the property. Eastland’s Shopping Centre is the largest Shopping Centre in Tasmania with over 90 stores is only 10-minute drive away.
