Experiement a true home in Venise.
This is not a hotel, nor a bed&breakfast. It is just a normal home that is often left over unoccupied , as I'm working in Paris.
Ideal for large groups of up to 9 people.
The apartment is ideally located close the the Rialto bridge.This very central location is close to many vaporretto (water bus) stops and you can walk almost to anywhere.
The surface is quite big (3200 ft² / 300m²) all on the same floor.
The apartment is composed of :
- A hall
- A living room
- A dinning room
- For bathrooms
- Five bedrooms
- The XVIII century room, double bed, view over the canal, private bathroom
- The Empire room, double bed, view over the canal, private bathroom
- The Chinese room, double bed, view over the court, very calm, private bathroom
- The blue room (much smaller room), two single bed, shared bathroom with the Turkish room
- The Turkish room (tiny room), one single bed, shared bathroom with the Blue room
- A fully equipped kitchen
- A laundry
The XVIIIème and Empire bathroom are brand new (Feb. 2014). I need to upload some pics (I know,....I'm late)
By the way, do not search for a TV, we don't have one, and we don't want to ! But I have put in place a wireless network for myself, and you can use it as much as you want.
Important to know, our upper neighbors do not like the noise. In particular at evening time. I rely on you to remain quiet and conscious of our upper neighbors.
Please be aware that the rooms are usually ready by 5PM (we need time to clean), but you can arrive earlier, rest in the living room, and leave your luggage home.

Most of the time, I will not be home when you come.
If we're not in Venice at the time of your stay, a friend will welcome you, deliver the keys and answer any of your question. We'll give you all the details after the booking.
Our home is right in the center. So one's can walk form there almost to anywhere else in Venise.
Rialto bridge is a key point in Venise, as it is the mandatory way to go from one bank to the other.
Rialto is one of the main "station" for water buses. From this station, you can go in many directions.
Of course, there is no parking for cars in venise.
You can benefit from all the common areas such as the living room or the kitchen. What a nice time to lay in the living room, drinking a glass of prosecco !
As it is a private apartment, everything is furnished as home. Food, drinks, coffee...are available, and we rely on host to replace whatever you may have used.
Wir waren eine Gruppe von 8 Architekten auf einer 3-Tages-Reise zur Architektur-Biennale. Antonio hat uns bei unserer Ankunft in Venedig in Empfang genommen, uns zur Unterkunft geführt und ausführlich und freundlich alles Wissenswerte zur Wohnung erklärt. Wir waren sofort von der zentralen Lage und dem besonderen Flair der Wohnung fasziniert. Die Zimmer waren sehr geräumig, sauber und stilvoll, mit Liebe zum Detail, eingerichtet. Als sehr komfortabel haben wir empfunden, dass uns insgesamt 4 Bäder zur Verfügung standen. Ein absolutes Highlight der Wohnung war der Speisesaal. Wir haben bereits mehrere Venedig-Aufenthalte hinter uns, aber noch nie haben wir so authentisch, zentral und großzügig gewohnt, wie in dieser Wohnung.

Wir haben uns sehr wohl in der Unterkunft gefühlt.
We had a wonderful stay in Edouard's palazzo and it was every bit as spectacular as it looked in the photos. The palazzo itself is off a court yard about a 3 minute walk from the Rialto bridge (vaparetto stop and also boat transfer to the airport) roughly behind the Coin department store. It's up two fairly long flights of stairs on the second floor, but having read previous reviews there weren’t as many stairs as we had anticipated.
As described and shown in the pictures, there are three huge double rooms each with their own bathrooms and then also a twin room (beds at either end of the room and can be separated by a curtain in the middle) and a single room, these last two shared a bathroom. The flat was beautifully decorated and the beds were comfortable.
We were a group of 9 friends and the kitchen had everything that we needed to cater for large numbers - big saucepans, plenty of cutlery, glasses etc. And there is plenty of space in the dining room which could have seated 16 easily.
A couple of weeks before we arrived Antonio emailed to check what time we would arrive in Venice and included useful information on getting from the airport/mainland. We agreed to meet him near the Rialto bridge and from there the palazzo was 3/4mins walk away. Antonio was fantastic and showed us around the apartment as well as letting us know the ins and outs of rubbish collection etc (there are also written instructions on this and other information that people may require in the palazzo). There were 5 sets of keys which was very useful being a group of friends.
From where the palazzo was, we were able to walk to most places easily, being roughly a 10min walk from St Mark's Square, 5mins from the Rialto market, 5mins from a fairly large supermarket and 1min from a bakery.
Thank you for letting us stay, we couldnt imagine a more wonderful setting for our trip to Venice and truely felt that we were being welcomed in to Edouard's home. We very much hope to have the opportunity to return!
We had a fabulous trip to Venice and Edouard's huge palazzo apartment was the most wonderful place to stay. It really is as beautiful as the pictures suggest and the location near the Rialto Bridge is perfect. Communication with Edouard and Antonio was faultless both before and during our stay and we felt very welcome. Very highly recommended and it would be wonderful to be able to return before too long. We had 8 in our group, so needed a large place in Venice, and this was certainly large. The dining room is huge, a large living room, and a modern kitchen which could seat us all. The two main bedrooms were enormous.
This palazzo was perfectly located for us. It is within a few streets of the Rialto Bridge, where all the vaporettos stop. It would have been very hard (impossible, in fact) to find even with the best Venice map, but Antonio met us at the train station and led us to this palazzo. Once we were there and ventured out, we were able to recognize landmarks to find our way back. After the first few times it was easy.
When in Venice, stay near the Rialto or San Marco. That way, if you get lost, you can always find your way to those locations, since every other corner has a sign which states "Per Rialto" or "Per San Marco" with an arrow pointing the way you should go.
Antonio was very thorough in showing us how everything worked. Most importantly, he showed us which buzzer on the outside was for our unit.
The location is high above the intersection of two small canals, so you can look out the windows and always see gondolas or working boats going by below. This is a bit of a disadvantage if you are a light sleeper, as you will hear their motors at about 6 am in some of the bedrooms.
There are many restaurants, plus the ubiquitous gelato stores, nearby. Our favorite was Taverno Al Remer. It is very close, but you'll never find it without looking it up on (website hidden). Great food, reasonable prices and a very personable waiter (Silvio). Make sure someone orders the duck, then everyone should taste it. If you are arriving between 7 and 8 pm (as most Americans do) you will not need reservations.
This palazzo is in a building which must be several hundred years old. Consequently, the water pressure and temperature can be quirky, but nothing we couldn't adapt to. The queen beds were adequate, but those who had to sleep on the single beds found them uncomfortable.
There are 2 rooms each with a queen or king-sized bed, one with a large circular bed plenty big enough for two, a room with a single bed, and another room with two singles divided by a curtain.
If you have trouble going up or down steps (there are 67 of them) this place is not for you. Antonio was kind enough to carry up the luggage for one our the weaker members of our party.
This is a great place for a large party, and although remodeled in period style it is not the epitome of luxury. But you can lay around all day on the copious number of couches and settees and eat peeled grapes like the ancient Romans if you wish. We would certainly go back.
Our group of four had a wonderful few nights in this amazingly atmospheric palazzo in the heart of Venice just a few minutes from the Rialto. It was a fabulous base and great place to come back to after hours on our feet exploring the city. The kitchen was very well equipped and the dining room is like something off a film set! The photos on the Airbnb site give a very accurate picture of the extremely spacious accommodation and furnishings but it’s worth noting that the bathrooms have been modernised and greatly improved since the photographs were taken and now the three main bedrooms are all en suite. There are wonderful views over the canals from several of the rooms: and the raised area at the end of the living room is a great vantage point to watch the Venetian world go by. Two of the bedrooms (the Chinese and twin room) overlook the quiet courtyard. All the communications with Edouard and Antonio leading up to the rental were prompt, clear and efficient and Antonio met us at our water taxi stop late at night, led us to the palazzo and was very helpful showing us the accommodation. We were left five sets of keys so no problem if we wanted to come and go separately. I would highly recommend the palazzo as a memorable base for a Venice break.
An absolutely wonderful experience!!! We all felt we were living a slice of Venetian life in this beautiful palazzo! Hearing and seeing the bustling water traffic on the canals each day from our windows was marvelous. We had visited Venice before but this time we totally fell in love and so want to return for a longer stay. Antonio was so sweet and helpful and his restaurant recommendations were perfect. A definite star stay!
Nicely, centrally located in the city with great views over the canals. Easy access to all major sights but still a local feeling neighborhood.
We recommend to take a water taxi to get into the city. Great adventure and nice sightseeing.
This palazzo gave us the real feel of living in Venice. We felt immediately at home there.
Antonio was extremely helpful and very fast in responding. Fabulous food in the most unlikely places. Definitely a place to come back.

Nous habitons entre Venise et Paris. Venise offre toujours des séjours enchanteurs qui nous permettent une vrais pause. Nous avons décoré notre appartement dans un gout a cheval entre le style baroque vénitien et notre amour du classicisme à la Française. Peut être aurons nous l'occasion de nous croiser à Venise, mais souvent, l'appartement n'est que pour vous.
Vous y trouverez tout ce qu'il vous faut, y compris de quoi dresser une table pour 32 couverts. Nous apprécions particulièrement de nous poser sur la terrasse marocaine qui donne sur le canal. L'endroit y est toujours ensoleillé, et c'est un vrai bonheur que de s'y accorder un moment de détente.
