This studio flat is situated within a family home on the first floor of a Victorian semi detached house in the quiet, leafy area of Sefton Park, Liverpool 17. The accommodation has all the advantages of lodgings (all inclusive utility bills, security of landlord on site, friendly people around) but also has the luxury of being self-contained to allow for perfect privacy and relaxation once the flat door closes behind you.
The wi-fi internet access, central heating (morning and evening in winter and as necessary in summer months) and electricity are all inclusive. There is a stand alone back up heater in the flat if heat is needed at times when the central heating has gone off.
This is a strictly no smoking property, including the garden.
The flat is self-contained and has 3 rooms; a bedsitting room (with double bed and TV), a kitchen and an ensuite shower room/toilet. Entry to the flat is through the shared hallway and staircase of the house.

The room has a double bed and long term single guests may occasionally have a friend to stay for one or two nights at a time by prior arrangement with Frank or Dilly. No mid-week late night entertaining or late night parties please!
There is a friendly collie dog called 'Korky' living in the house.
There are chairs in the front garden and a small lawn that can be used if guests want to sit out on a sunny day.
There is on-street parking and there is easy bus access to Liverpool City Centre, (which is only a couple of miles away), the airport, and Lime Street station.
Lark Lane (wine bars, restaurants, interesting little shops, monthly farmers market) - 10 mins walk.
Bus stop to town centre - 2 mins walk. Bus to centre takes 10 – 15 mins.
Superstore - 15 mins walk.
Smithdown Road (many local shops and amenities) - 15 mins walk.
City Centre - 40 mins walk
The beautiful Sefton Park - 2 mins walk.
Sefton Park is arguably the best known and most loved by locals. The magnificent 200-acre Park looks like a natural landscape rather than a man-made park. In spring the sight of millions of golden daffodils around the lake draws residents from across the city and carpets of bluebells give an impression of rural permanence.
The park features many distinctive curved paths and driveways and beech and other indigenous British trees abound. Amongst the park's many features are a boating lake, replica statues of Eros and Peter Pan and a café. The park is also home to the famous Palm House, a fabulous glass-panelled building that has been restored to its former glory.
Liverpool's annual events include Mathew Street Festival, Liverpool Sound City, Aftica Oye, Food and Drink Festival and Liverpool Biennial.
Liverpool also has a mixture of Arts and Culture activity at our Art Galleries and Museums, Architecture festivals, special tours of the city including the famous Magical Mystery Tour. A short trip to Crosby beach is not to be missed to see Anthony Gormleys Another Place.
Don't forget a tour to Liverpool and Everton Football clubs and book a match to see the club of your choice in action.
Liverpool is famous for its music and a fantastic trip to one of our amazing venues including watching the Royal Liverpool Philharmonic Orchestra at the Philharmonic Hall or visiting the Southport Floral Hall or Wirral's Floral Pavillion.

Access to rooms other than the hallway and flat by invitation only.
Quiet after 11 pm please (ie TV on low is OK, loud music not OK).
Please creep in quietly if coming back late at night.

No extra guests please.
Please turn off lights, heater etc when leaving the flat empty.
Please report any damage, breakages etc immediately so we can repair / replace.
