This studio flat is situated within a family home on the first floor of a Victorian semi detached house in the quiet, leafy area of Sefton Park, Liverpool 17. The accommodation has all the advantages of lodgings (all inclusive utility bills, security of landlord on site, friendly people around) but also has the luxury of being self-contained to allow for perfect privacy and relaxation once the flat door closes behind you.
The wi-fi internet access, central heating (morning and evening in winter and as necessary in summer months) and electricity are all inclusive. There is a stand alone back up heater in the flat if heat is needed at times when the central heating has gone off.
This is a strictly no smoking property.
The flat is self-contained and has 3 rooms; a bedsitting room (with double bed and TV), a kitchen and an ensuite shower room/toilet. Entry to the flat is through the shared hallway and staircase of the house.

The room has a double bed and long term single guests may occasionally have a friend to stay for one or two nights at a time by prior arrangement with Frank or Dilly. No mid-week late night entertaining or late night parties please!
There is a friendly collie dog called 'Korky' living in the house.
There are chairs in the front garden and a small lawn that can be used if guests want to sit out on a sunny day.
There is on-street parking and there is easy bus access to Liverpool City Centre, (which is only a couple of miles away), the airport, and Lime Street station.
Lark Lane (wine bars, restaurants, interesting little shops, monthly farmers market) - 10 mins walk.
Bus stop to town centre - 2 mins walk. Bus to centre takes 10 – 15 mins.
Superstore - 15 mins walk.
Smithdown Road (many local shops and amenities) - 15 mins walk.
City Centre - 40 mins walk
The beautiful Sefton Park - 2 mins walk.
Sefton Park is arguably the best known and most loved by locals. The magnificent 200-acre Park looks like a natural landscape rather than a man-made park. In spring the sight of millions of golden daffodils around the lake draws residents from across the city and carpets of bluebells give an impression of rural permanence.
The park features many distinctive curved paths and driveways and beech and other indigenous British trees abound. Amongst the park's many features are a boating lake, replica statues of Eros and Peter Pan and a café. The park is also home to the famous Palm House, a fabulous glass-panelled building that has been restored to its former glory.
Liverpool's annual events include Mathew Street Festival, John Smith's Grand National, Southport Air Show, Liverpool Sound City, Liverpool Biennial (every two years 2010, 2012 etc) and Creamfields.
Liverpool also has a mixture of Arts and Culture activity at our Art Galleries and Museums, Architecture festivals, special tours of the city including the famous Magical Mystery Tour.

Liverpool is famous for its music and a fantastic trip to one of our amazing venues including watching the Royal Liverpool Philharmonic Orchestra at the Philharmonic Hall or visiting the Southport Floral Hall or Wirral's Floral Pavillion.
Please ask Frank if you need to know anything about Liverpool, from places to visit to finding the bus stop (we have lived here 30 years and know Liverpool well).
Access to rooms other than the hallway and flat by invitation only.
Quiet after 11 pm please (ie TV on low is OK, loud music not OK).
Please creep in quietly if coming back late at night.
Strictly no smoking.
No extra guests please.
Please turn off lights, heater etc when leaving the flat empty.
Please report any damage, breakages etc immediately so we can repair / replace.

This flat is in a beautiful section of Liverpool near Sefton Park. My room was clean and quiet, and it had its own bathroom and kitchen. A bus stop is close by that goes both downtown and to the airport.
I highly recommend this flat -- it is a bargain at twice the price!
Frank and Dilly were noth wonderful hosts. The neighborhood was quier and quaint, away from the main city. There were lots of good pins and resturants within walking distance. There were plenty os bus stops to get downtown. The room was nice with a full kitchen and bathroom. it was a great stay!
The service in Frank and Dilly's house is perfect.Cookie is really a lovely dog and I will miss him in the future.The house is quiet and clean.I had a wonderful time in their kitchen.Thank u!That is really regret i just see Dilly one day...Hope i have a chance to see them again!

The best home from home experience Ive had. Its a beautiful cosy little flat. I felt so comfortable right from the outset. I stayed a few weeks, found my way around pretty easily with Dilly's help. Dilly was a great host and I thank her hugely for hospitality. Corkie always had a warm welcome when I got in in the evening which was really appreciated. Fresh flowers, fruit and milk were a lovely touch to make me settle in speedily. Dilly you are a wonderful lady and Im so glad to have met you and to have chosen yor place to stay in. Merry Christmas and Thank you. Hope to see you again soon.
Frank and Dilly were very nice and helpful. The apartment was as described in the advertisement, the bus routes are 2 minutes away. The Apartment is near to
Lark Lane, a street in Liverpool , England, Noted for its cafes, bars, boutiques , music venues and bistros and has a bohemian reputation . Its proximity to student residences , open green space and the variety of bars and restaurants makes it a popular venue to as alternative to the city center . The dog is very Sweet.
We had wonderful days in liverpool and like to come back.
