Pets:
Ask BEFORE booking. Only low shedding, housebroken dogs are allowed. All pets and service animals must be: well behaved and under control, housebroken, never be left alone anywhere on the property inside or out, not allowed to go into the pool. ALL POOP MUST BE PICKED UP AND DISPOSED OF.
**Absolutely NO: proms, frat house parties, rowdy bachelor parties, college party groups, excessive alcohol consumption or illegal drug use....
THIS IS NOT A PARTY HOUSE! Mature respectable groups only.
*No smoking indoors. Please clean up cigarette butts from the premises.
**Exterior cameras are around the property facing: each driveway, both pools, rear patio and front lawn for security purposes only. We only monitor them if an issue arises (very rare as we have amazing guests.)
**PLEASE NOTE: we are not far off hwy 17 so if hearing a car drive by when outdoors bothers you this might not be the place for you. We see an average of approximately 10 cars per minute, not very heavy traffic. It is not extremely noisy and it's quiet while indoors.
**PLEASE NOTE:
This is the country and you can expect to see many animals, birds, snakes and insects (including ticks) that are all part of the ecosystem. Black Bears live locally although we have not seen them on the property yet. There are Eagles and hawks in the area so keep small dogs close to you at all times.
***TICKS: When walking through the grass and wooded areas we recommend using Off spray or another known brand on your shoes and legs to repel ticks. Check yourself daily to remove any ticks before they attach.
**Base rate is for 25 people. Sleeps up to 39. The fee for larger groups is $25 extra per person, per night. Please inquire.
**All guests must be accounted for.

5 miles away: 4,700 acre lake, The Cannonsville reservoir
2 miles away: Delaware River public access area
6 miles away: town center of Hancock
BOATING and TUBING:
-Outdoor Adventure Recreational Services OARS rents out boats and tubes for the Delaware River. They will pick you up and shuttle you back to your car. 9 minute drive.
HIKING and PARKS:
-Oquaga Creek State Park: boat rentals, fishing, hiking... 20 minute drive.
-East Branch Hiking Trail: easy short walk along the river with beautiful views. 18 minute drive or 6 minutes from Hancock Village.
-State Gamelands 299: Wayne County, PA has beautiful nature and great fishing, 14 minute drive
FISHING:
-The Cannonsville Reservoir, 12 miles long, 61 miles of shoreline, covers 4,700 acres! 20 different species of fish: Smallmouth Bass, Brown Trout (stocked yearly with 6,500 brown Trout.) 12 minute drive
ZOO:
-Animal Adventure Park 85 Martin Hill Rd Harpursville, NY 13787. Animal park with 100 species, offering hands-on encounters with animals and educational talks. 30 minute drive
GOLF:
-French Woods Golf and Country Club is beautiful and only an 18 minute drive.
DINING:
-Butterfields Cafe in Deposit, NY has yummy breakfast, lunch and takeout food 9 min drive.
-The River Run Restaurant has great food in a great atmosphere. 150 Faulkener Road Hancock. 5 minute drive
DINING IN HANCOCK VILLAGE 8 minutes away:
-Circle E Diner has dine-in, take-out or delivery options.
-The Chestnut has great take-out food.
-New China has decent take-out Chinese food.
-Little Italy II has great Italian food but please call to see if they are open.
There are a couple of fast food restaurants, Subway and McDonalds.
