I have a beautiful ground floor, homely 3 bedroom apartment with a large single/twin room, available for you to stay in during your visit to Edinburgh!
During your stay you will have access to the rest of the flat. I have a fully fitted kitchen which is equipped with all mod cons. You are welcome to cook meals, or eat with me if I happen to be home and cooking! Also you are welcome to help yourself to anything is the cupboards...just, please don't eat everything! Your are also free to use the living room with a television and free view during your stay. Please note that I have a pet rabbit who lives in my living room. The rabbit won't ever be in your room, but if you have allergies please keep this in mind. I have an internet dongle which you are free to use during your stay to check emails, and look up Edinburgh's tourist attractions! It is not however suitable for downloading large files and such. There is also on street parking available.
While you are in Edinburgh I can give you advice on the best places to go and things to do. The area has great amenities and an excellent bus service which will have you in the West End in just 15 minutes on the 37 bus route. Edinburgh is packed with great shopping, tasty restaurants, and historical sights, including Princes Street, the Royal Mile and of course Edinburgh Castle. I live close to the Botanical Gardens and Cramond Beach. You will never be stuck for anything to do!
I am a friendly host who will do all in my power to ensure you have a relaxing, fun and memorable stay!
Interaction with Guests
I may not always be around when you arrive but if you let me know your intended arrival time then I will let you know the arrangements for your arrival.
Please do not eat, drink or smoke in the rooms. Also, if you could please leave your shoes at the door.
I was coming to Edinburgh for some sightseeing and Scottish Christmas feeling. Me and a colleague was staying with Anne for one night. We did have issues with getting a correct set of keys though. For a future guest I would like to suggest that you check so that you get keys for all relevant locks (this is probably just a potential issue if Anne cannot meet up herself which was the case for us) or you may find yourself at the mercy of other guests or residents.
The description is accurate. The place is basic, but quite ok for a short stay. Do keep in mind the section about the bus ride if you want to spend most of your time in the city centre, it takes a little while to get back and forth. The area seems quite calm both at day and night.
Anne is a brilliant lovely host. Very caring and interesting. With a big warm welcoming character. I felt really safe and well looked after. The place is clean and the neighbours were friendly. Edinburgh is amazing. I would strongly recommend it.
Anne s b&b is close to the centre of Edinburgh and she s a very enthousiast host. She has fantastic advise for someone who wants to visit the city or Scotland in general. We really liked our stop at Anne s place!
Anne is an enthusiastic and very talkative person. She welcomed us in her home with an English cup of tea and advice about the sites. We slept in a basic room with the three of us and the house has everything you need. It was great that we could use the kitchen and we had fun hugging the bunny rabbits. This air bnb would be perfect with a table and chairs to comfortably sit and eat breakfast or dinner, either in the house or the garden. Thanks Anne for your hospitality.
We stayed at Anne’s and got robbed (and then treated like crap). We left our bags in the living room the morning we were leaving, and when we got back from a walk to the beach we were an ipad lighter (I asked Anne the evening before if we could leave our bags in the living room and she said it was fine). Up to this point, Anne had been pleasant and very welcoming. But when I highlighted (post-robbery) the serious security issues in the apartment and requested compensation she immediately got nasty and began accusing us of abusing her hospitality! In our experience (two adults and a child), the security of the apartment was taken lightly in what the police confirmed to be a “rough part of town” (we filed a police report). The door to the apartment was always unlocked during our stay (I never once had to use the key I was given for this lock), and sometimes left wide open in order for the rabbits to move to the backyard (the door to the backyard was also unlocked and frequently left open). I assumed this was “normal” (I was new!), and when I asked she insisted it was fine. To add to these security issues, the police also confirmed there was a serious problem with the key box Anne had placed outside the building (I’m assuming it’s gone) that allowed anyone with the correct pin code to access a set of keys to the apartment. As per the police, this key box meant that anyone who had ever possessed that pin code or astutely learned it through observation could have gone in and taken our ipad. There was no forced entry, and if the front door was locked by the last two people in the apartment (a couple who had gone to clean after the rabbits) then whoever took it didn’t have a problem getting in. Anne was no longer living in the apartment, and was only around for short time intervals.
In hindsight, this could have been avoided had Anne taken the appropriate security measures required in this specific part of Edinburgh (think I. Welsh). This neglect has cost us unnecessary headaches (and time with the police), and the way she treated us post-robbery only added insult to injury. For these reasons, we cannot recommend Anne’s place. As the saying goes, “what is at first cheap is in the end more expensive.”
I am so gutted regarding your experience and I have made changes to ensure that it will not happen again.
1. I will not let guests leave their bagguage once they have checked out.
2. The key box code is now changed for every guest and is used only when there is no alternative.
3. The rabbits no longer reside in the property because it appears that they were being territorial hence the "mess" as they were not happy with the constant change of guests. However, why did you stay with me when you know I have rabbits? The living room was their home and I am not obliged to share this space.
I am really quite raw about your stay and extremely disappointed as I will never know the truth. You make out you were the only victim in the whole affair which makes me question why you waited 5 days to file a police report?
I regret that you didn't take your things when you checked out...
Very fantastic and comfortable stay in Anne's room. Anne is a lovely host and extremely helpful. We really liked our stay at Anne's place!

I am a fun loving individual and enjoy having guests stay in my humble home. I live less than 30 minutes from the city centre in North Edinburgh, close to the Firth of Forth. There is an excellent bus service with many choices of bus routes and I live close to local shops and takeaways.
The best way to my home from the airport is either the 100 airport bus to the Westend then the 37 to Muirhouse Shopping Centre or a taxi. Lothian Buses has a fantastic website so you can check timetables at your leisure. A single trip ticket is £1.50 and a day saver is £3.50 on the local buses, the airport bus fare is slightly more. A taxi to my home from the airport, or the city centre, is between £12-£18. Travel Easy - (phone number hidden) is the cheapest but there is also Capital Cabs - (phone number hidden).
I have wifi which you can access with a code which you will find in the kitchen. I am happy for you to use my internet, to check out information and confirm travel details and check out attractions, but please do not use it for inappropriate sites.
I must highlight that I do not always stay in the flat due to the popularity of my property on airbnb and the fact that I have guests staying in all three rooms at times. If I am not able to be at home to open the door in person then I do have a key code box which is changed frequently. Please just contact me prior to arrival and I can let you know what the code is. I will try and be there in person though but this is not always possible and rather than have you waiting around in town I am sure you would like to just settle in and get comfortable. Once you have let yourself in please put the keys back in the key code box. You will find your own keys in the door of your room which are yours for the duration of your stay. You will have 3 keys, 1 for the stair door, 1 for the front door and 1 for your bedroom. Please have consideration of others in the block by ensuring the doors are locked. The stair door this will happen automatically as with the bedroom door (be careful not to lock yourself out your room). The front door you need to lift the handle up high before turning the key to lock the door. Closing the door is not enough!!! Please check before leaving you have not left the door unlocked by testing if the handle goes down. If locked correctly the handle will not allow you to lower and open the door.
I am happy that people use the facilities in my home to cook and you are welcome to help yourself to food, etc but request that you clean up after yourselves and do not take advantage of my generosity by taking food away with you. With regards to washing clothes, I am happy to do this for you to prevent over or under filling the machine, please just ask and I will assist you.
The toilet is a slow fill so if it is in frequent use it does not always flush instantly. This is easily resolved by filling up the cistern with a bottle of water from the bathroom taps. This can occur at times as there is only one toiket/bathroom for a flat with three rooms.
You are welcome to stay in a home which is "modest and honest" I love having guests around and as a hardened traveller myself try to provide the environment I loved when I was in a strange place for the first time. You can be assured of receiving a warm welcome at some point from me. I offer you the use of my home and the room you book while you are in Edinburgh which is different from the experience you will have in a fully serviced B&B or guest house.
I hope that you have a great time in Edinburgh and if you choose to stay with me then I look forward to sharing your travel adventure and getting to know you.
