I'm sorry this guest didn't enjoy her stay, but Rachael clearly didn't read the listing fully, and this space was not a fit for her. But let me clarify some facts she has mis-stated in her strong opinions.

Guests are allowed to use the kitchen in the mornings, and have their own fridges, but 90 percent elect not to do so, because of all of the wonderful cafes around the corner. Those 10 percent that do so enjoy doing so (regardless of the stairs), and coffee and tea is provided in the kitchen for all guests--she was welcome to it.

The common areas are available to the guests in the mornings, because the housekeeper is often there working in the afternoons, and it can be obtrusive. The bed in the room is NOT a sofa bed--but a gorgeous $2000.00 Charles Rogers day bed that opens to fit a full king size mattress where hundreds of happy guests have slept in heavenly peace, and written glorious reviews (please read a couple above or below this one). She also could have used wifi in the kitchen had she wanted.

I did not walk in on her scantily clad, as she states untruthfully here. She came to my office to tell me she was having a problem figuring out the lights (which are very easy to use), so I came down to show her how to put them on graciously. She had on a slip and a blouse and the bedroom door was wide open, so I assumed she was okay with me coming in briefly to assist her. I, too, was in my pajamas, since it was nighttime.

I do not allow guests to use the washer/dryer (nor do I advertise that I allow that) because one guest overloaded it and caused a huge flood by accident, but I directed her to a laundry mat around the corner that would have done her laundry for her at a nominal price.

The house manual is not a Toni Morrisson novel, but it is thorough and clear which guests find helpful.

Last, and certainly not least, I am a very successful property owner and musician who doens't do this for the "money"--I do it, and have done it for the last five years as one of the top hosts in NYC, for the love of hospitality. As a matter of fact, my prices of my rooms are far below Airbnb's suggested prices for similar listings in my neighborhood.

Rachel should have rented a full apartment, which would have cost her more, since and a shared space is not for guests who like to break or bend the rules. I wish her luck find spaces that are a better fit for her. But fear not to book this room if you want a stylish place to lay your head on vacation or business trip in a brownstone-lined, cafe society neighborhood with scenic streets, delicious hosts and a seasoned host. The proof is in the number of bookings, and the quality of the reviews above and below.
