Step into a magical winter wonderland or a mid summer night's dream...this cozy home has the feeling and charm of a story book cottage! Nestled amongst trees upon a hill, beside a sparkling fresh water lake, you will leave enchanted and renewed.
Snuggle up by a warm fire this holiday season. Ski, snow shoe, sled, ice skate in your backyard or choose from one of 4 popular ski destinations all within a 20-30 mile radius of the cottage: Windham, Hunter, Plattekill, and/or Belleayre ski resorts. Nestled on a hill beside a pristine 25 acre non-motor boat mountain lake, our cottage is the perfect destination any season of the year. While summer offers great swimming, fishing and canoeing, Autumn offers brilliant foliage, apple picking and harvest festivals, and winter blesses us with white fluffy mountain snow and cozy wood burning fires to chat with old time friends. Spring is a time of renewal and observing the first blossoms is always a treat! The cottage interior is knotty pine with cathedral ceilings and wooden beams and hosts 2 bedrooms with an additional upstairs sleeping loft. Each bedroom has a double bed and fresh linens and towels are provided. There is one bathroom with a shower and tub. The downstairs is an open lay out with kitchen/living/and dining room all connected. Glass sliding doors open up to a nice size deck with outdoor seating and a grill for barbecuing. A large fire pit is situated 50 ft from the cottage beside the lake, perfect for roasting marshmallows, singing or telling stories or just watching the clear night starry skies. Amenities include a 15 ft trampoline, wooden swing set with play loft, tree house, hammocks, swings, slides, sand boxes, sleds, use of canoe and paddle boat, kids' toys, movies, books, musical instruments (including an organ). Each room has a t.v. with dvd/vhs player and wifi. Located 3 hours from NYC in the village of South Kortright. Nearby towns include Hobart, aka, "book village of the Catskills," Stamford, Bloomville, Bovina, Roxbury, Delhi, Andes, Oneonta, Windham, Hunter and Cooperstown.

Upon arrival we greet our guests and make sure to be available in case they need anything during their stay!
It's beautiful, quiet and peaceful! We not only have the lake but we also have rolling hills and valleys and fresh air and there is an increasing appreciation for the arts, literature and home grown food and sustainable living! In winter we have the luxury of being situated between four ski resorts all within a 30 mile radius of the house.
Adirondack Trailways is a bus service that leaves from NYC to Stamford, New York 2x per day. Stamford is only a six mile drive from the cottage. Pick up is available upon request.

Kirsten was very accommodating, and more than willing to work with my group to ensure we had an outstanding endeavor. The shower gave us a little trouble, but was easily worked around and certainly not anything to warrant a bad review….Great accommodation, and would recommend to anyone looking for a cozy stay
We rented Kristen's place for a 3 day ski trip. If you are looking for a cabin adventure coupled with a cozy fireplace, this is the place for you. The cabin style accommodations have a shabby chic vibe that was an immediate hit for our group of six. While there, we received more than 12 inches of snow in one day so the roads did get icy, however snow removal was good and because we are experienced in driving in these conditions, we managed without any problems. We commuted 40 mins. to Hunter Mountain and the drive was very scenic. You will have to stoke the fire to keep the front room warm but the glass-in-closed fire place is efficient and does the job. Also keep in mind there is no smoky smell from this furnace-type fireplace. We roasted marshmallows for s'mores and the open concept living room, kitchen space accommodated two queen sized air mattresses if need be. We cooked breakfast and dinner here and the kitchen layout is large with ample counter space for food preparation. I would recommend this place to those who want a unique cabin adventure.
Everything was wonderful! Kristen and Sasha were excellent hosts and the house is everything you would want in a rural retreat. We came in the winter and the surroundings were exactly as pictured. We could cross-country ski and snowshoe in the woods and on the frozen lake next to the house, as well as the road around the lake when it's covered. You'll need to head to a park to find longer trails, but it was great to be able to ski around right from the front door.
There is an excellent record and CD collection in the house that you should definitely check out during your stay. Even a seasoned music snob will find some delightfully unexpected selections.
The house is a couple of miles up an unpaved hill off the main road, so 4 wheel drive is helpful but I wouldn't say it's required unless you're in the middle of a snowstorm. This fact also means that you will rarely see any other people while you're there (at least in winter). It's very private.
Heat is provided via a wood burning stove. It is very warm and cozy, but you will go through a decent amount of wood. We ended up burning 5 bundles (6-7 logs per bundle) over the course of the weekend.
If you are looking for something fancy with a lot of amenities then this probably isn't the place. But if you appreciate isolation, music, simplicity, wilderness and charm, this house has plenty!!

From the moment we got there, Sasha, Kristen and their kids were are warm and welcoming as anyone could ask for. They showed us around the house and property, answered any question we had and made us feel like we were all old friends. The house is everything we could have asked for. It was warm, clean and inviting. The kids had the time of their life. We played out in the snow all day snowboarding (they had snowboards for us to use), sledding (they also had them for us to use), making snowmen and snow angels. It was absolutely perfect. The kids said they had more fun at the house than any resort or hotel we've been at before. This place and these people are everything you could ask for in a vacation getaway. We highly recommend staying by them. We will certainly be back!
Beautiful child friendly home. Kirsten and her husband were great hosts. They were extremely helpful, friendly and accommodating. We definitely plan on visiting again during the summer.
We enjoyed our weekend stay at Kirsten's cozy cottage. When we arrived on Friday night, we were welcomed by a toasty fireplace, Christmas lights & music! The house has plenty of entertainment indoors and out! The bedrooms are a little small and the house is a bit cluttered, you will find movies and books everywhere. The girls bedroom was very cold & took a while to heat up even with the space heater. But for the most part we kept the place warm with the fireplace and hung out in that area. We took advantage of the kitchen which had all your basic necessities & more.
Our purpose for this trip was to go to hunter mountain to snowboard. The drive there was 45minutes, a little out of the way but we didn't mind it since we only planned on going to the mountain 1 day anyway. The house is very secluded and has a lot of land, not difficult to get to although there is a big hill you have to drive up to get to the house. We enjoyed being away from it all! All in all, we would recommend this house to everyone.
P.s. The cellphone reception isn't that great in the house. The first night we had no service at all being that the wifi wasn't available until the following day, but we survived.
