Nice fully furnished room with a double bed, desk, wardrobe and built in cupboard.
The house is clean, modern and close to Leeds city centre and with excellent public transport links. Bus stop and Burley train station very nearby. There are shops nearby too. WIFI is available throughout the house. Shared large and modern kitchen with lots of storage space. There are two cookers, a dining table, microwave, washing machine, fridge and freezer to use at your pleasure. The lounge has two comfortable sofas a table and a large widescreen TV with lots of channels. There is central heating throughout the house. Plenty or parking and a quiet and safe neighbourhood. There are shops very nearby and a cinema and bowling alley within walking distance if you need some evening entertainment! You will receive your own set of keys to come and go as you please.
This will be an enjoyable and great value place to stay in the wonderful city of Leeds.

Rather disappointed that our room wasn't on any of the picture attached, although we kind of guessed that with the price we paid.
We said this to Matt when checking in and all he said was that he can't have pictures of all rooms up. But could at least mention this so people don't get disappointed when they are shown their room with 1/3 of the size of the rooms in the pictures.
It should also be mentioned that this was a flat with about 6-7 rooms where regular people like yourself stayed so you'd have no idea whatsoever who the other people are but during our stay most of them was nice and friendly.
Otherwise things were quite like expected for the price, the things that disappointed us was the small things that are so easily fixed but yet wasn't. Like we told 2 weeks in advance that we would show up at around 13-16 and this was fine but still there was nobody to let us in when we showed up since Matt had "no idea that we'd show up at this time"
In the messages before we booked Matt said that everything was included, even small things like washing powder. But when I said I couldn't find any Matt just said there might be some under the sink (there wasn't) or else I have to buy some myself
Also there wasn't any toilet paper most of our stay and when there was there was just one paper roll that ran out fast.
Overall I wouldn't really recommend this place unless you are on a very tight budget, don't mind sharing kitchen and bathroooms with 7 others, can bring your own toiletpaper and dont have any valuable things in your room since the doors have no locks.
Hi! I stayed in a double room in the flat in Warrender Pk Road with my girlfriend and it was fine. There were 3 beds in the room, all of them not so comfortable (too soft). The toilet was good, with toilet paper, clean and free most of the time. The kitchen was also ok even if we didn't really use it. The living room is really cool but dusty. The location of the place (Warrender Pk Road that maybe it's not the same place of the room in this review) is great and the price also is ok.
The room has not keys to close it.
I found Matt very kind and helpful, even if at first, he was not replying so fast but I can understand.
I recommend this place if you are looking for something cheap, and if you are not demanding.
When we came to the bedroom, we could not find the bedsheet. We used our own bedsheet instead. A roommate helped us find several bath towls, which he took out from a black plastic bag. As a matter of fact, we never used those bath towls. There were more than seven people in the flat at the time when we lived. However, Matt thought that we were responsible for cleaning the kitchen and the bathroom. He ordered us to do the cleaning. The truth is that we would do everything possible to make everyone in the flat happy even though we hate to be ordered to do things. His gas cookers could not be opened without a lighter. We seldom found the lighter when we cooked. We could not even cook a meal that would help my son recover from his illness-he was under the weather at the time. Over the dinner table in the kitchen there were bedsheets and bath towls hanging, which gave out some sort of detergent odor. What greatly surprised us is that while we were worried about my son's health, Matt complained that my son's coughing was too noisy and asked me to make him quiet. If only he could have stopped coughing, which was our dream.
The flat is in a good location. You can get to the main points of the city in no more than 20 minutes walk.
My room was really big. In terms of dimensions and infrastructure it's a good choice for the buck. The apartment has a good shower with nice hot water; having in mind temperatures in Edinburgh it's a plus.
The things that dissapointed me were cleanliness and not having a key for my room. At first I didn't felt safe enough to leave my laptop, etc there.
Also, pictures in the listing don't reflect reality. When I got into the place it was shocking, I have to assume.
I think that the place got huge potential, but only if some changes are done and with some daily cleaning.
Never met Matt, but the pals living there were really friendly.
Relaxing place, everything well kept. Great place to use as base for wandering around in Edinburgh...very nice location.
Overall, the location of Matt's flat is really great. The 24 bus stops right outside the flat and runs roughly every half-hour, which is pretty convenient for getting into the core of Edinburgh. Alternatively, walking to the Royal Mile and other attractions is easy, only taking 20-25 minutes.
The room was a bit smaller than we expected, but it was clean and had enough space for all our stuff. The mattress was a bit on the thin side, but no worse than several of the hostels we had stayed in previously.
The downside to our stay was with the level of cleanliness of the upstairs bathroom and the kitchen. The bathroom had a layer of hair covering the floor, and the sink was covered in lime. My girlfriend and I took to wearing our flip flops when using the bathroom in order to keep our feet clean. We also had to go a day or so without toilet paper, as it had run out and we couldn't find any replacements.
Our biggest disappointment was the kitchen. We had been excited to stay at Matt's in order to cook dinner and save some money while traveling, but after one night of attempting to cook we gave up. The plates, cutlery and pots all seemed dirty, and the counter space wasn't clean either. The gas stove had to be lit by hand with a butane lighter, which gave me serious reservations. As well, one night I turned on the kitchen light to see a small mouse scurry from behind the microwave and out the kitchen window. Needless to say, we stuck to eating out or purchasing frozen meals for the rest of our stay, which did hurt our budget.
The hosts - Matt and two other gentlemen - were friendly and did offer advice and help when asked, however Matt does not live in the flat and only visited twice during our stay. Many people have mentioned here that the flat is under renovations, but we didn't see any work going on.
The flat is in an excellent location and is a good price, which is why the level of hygiene is so disappointing. Until drastic changes are made to the kitchen and bathrooms, I would not be able to recommend this place to any one traveling to Edinburgh.
